It was a distinct pleasure visiting this property, from the phenomenally beautiful scenery to the professional, delightful staff. The property has a gorgeous view of the nearby greenery, with a serene lake running alongside the buildings that gives such a warm, cozy feeling to the location.
Mica, the property manager, has thorough knowledge of the property and gave me the most hospitable introduction. She's one of the most professional PM's I have had the joy in meeting and working with, and I hope to work with her again in the future. Their maintenance worker Spencer was also incredible at his job, and is genuinely one of the most competent, skilled maintenance workers I have met at a property. Equally as hospitable, and paired with Mica's excellent ability, the two of them alone made the place feel like a home after only two days. The units themselves are incredibly cozy and homey, with easy access to view of the amazing surrounding scenery. The land around the property is very clean and well kept. Combined with the pure air from the local flora, even stepping out into the balcony or opening a window gives a fresh breath of nature without any of the downsides.

I have honestly never loved living anywhere as much as River Run. I enjoy my nights by a cozy fire and fall asleep to the sounds of the river. It is a true community here. They have an area where everyone can meet up to grill overlooking the picturesque mountains, a private gym, and a hot tub with a view. The staff are also amazing and create a warm and inviting atmosphere. Mica and Spencer made my move in process a breeze and have been extremely helpful with any questions I have. Joe in maintenance is wonderful as well. If you decide to rent here you will not be disappointed!!

Total scam. River Run charged us for "damages" that were there before we even moved in. On top of that, they took $896,96 for electricity without ever telling us we had to set up an account. Shady practices, unprofessional staff. Would never recommend.

RIVER RUN WILL STEAL YOUR DEPOSIT.

They charged us $3,000+ in utilities and "fees" after we left, saying we never opened an account — when they never told us to. They even charged us pest control and cleaning for a place that was disgusting when we moved in. DON'T RENT HERE

River Run and Alliance Residential are fraudulent and will convince you to sign a lease based on a classic bait and switch approach. They will show you a nice model apartment (the ones you see in their photos) and tell you it’s the “exact” model of the apartment you will be getting. When you ask to see the available apartments, you’ll get the runaround and won’t be able to see your actual apartment until the day you move in. On move in day, you’ll get slapped with reality.

River Run has a horrible reputation in the valley for being slumlords. They claim to be “luxury” living but everyone knows this is the ghetto of Vail. The apartments are extremely outdated and overall, disgusting. I was welcomed with mold in the bathrooms, missing window panels, urine stained carpets... the list goes on and on. In addition to my own apartment, the entire complex is significantly mismanaged. The whole place is dirty, falling apart, and in the winter, it turns into workforce housing for seasonal J1 workers who are constantly partying in the middle of the night and trashing the entire complex. The police are here often, it’s honestly embarrassing living here.

If you don’t believe me, go to Facebook and join “Eagle County Classifieds” then search River Run. You’ll see how everyone in the valley feels about this place.

I reached out to River Run when I moved in to have them fix the issues in my apartment. Of all the issues, they only fixed the mold that was bulging out of the walls because I threatened to have a mold test done. Everything else was ignored including the missing window panels which makes this place impossible to stay warm during the winter. But on their bad reviews, they will say “I’m sorry we didn’t meet your expectations, please reach out.” The responses are fake, they’re very apathetic. I’ve reached out so much and they don’t take a proactive approach. As a tenant, you just give up and hope they don’t keep your deposit hostage when you move out.

I recently reached out to Alliance Residential’s Corporate office recently due to the recent events of COVID-19. When tourism came to a halt, many of us either lost our jobs or had a significant reduction in hours, which led the tenants to connect and discuss our options. Many apartment complexes in Vail and Avon have provided some type of relief for their tenants and Alliance Residential has informed us that they cannot help because they are also struggling financially. Since they are currently advertising their apartments for almost half the amount current tenants are paying, I’d advise everyone to be cautious about renting here. With the lack of up keep of these apartments while charging outrageously high rent, I’m confused as to why they are already struggling.

Anyways, I could go on and on, but I think the pictures say enough. This is not Vail living and is no where near luxury. One star for the location. You’ve been warned.
