I am a current resident in Sangamon. I'm am dying for my lease to be up. DO NOT I repeat DO NOT choose reside here. John personally blew me up when I applied. I was approved for a different location, but after talking to John, I decided to go with them. Worse decision ever! It's loud all night due to neighbors who appear to be college students. So many beer cans thrown in the back yard that they do not clean they just cut over the stuff and push it around the yard. My kids can't safely play back there. People smoking marijuana in the building. Management told about this several times. Nothing done about it. Oh, and don't fall on hard times and be late on rent they will charge you multiple late fees in one month. Yes, I'm talking about late as in it's the 15th, and you're already charged multiple fees, and the month has not even ended yet. They are liars they tell you one thing and do the complete opposite. I am an EMT who has been serving the community for years. John thanked me for my services and told me he would love to have me, but the minute I signed that lease, everything changed. The apartments are not worth the price, and they continue to go up on rent prices. They are not even updated. Also, the picture they post on indeed is more than likely not the apartment you will end up with. They only have one guy to fix things. Sweet older guy, but that's too much for just one person. Oh, and don't let you have an emergency because they won't answer the phones. Woke up to a leak with water everywhere and took forever to get someone to call me back. They currently have men replacing the siding so they can increase rent again probably. I don't know where they got the guys from, but they are sloppy. They leave their stuff everywhere. They plugged their tools up in my utility closet, knocking everything over and leaving it that way. They parked their work truck in our parking lot, taking up multiple spaces, and it's been there for weeks. I can go on and on. Just run. I have pictures, videos, and messages to back up everything I'm saying. RUN

I cannot speak for prior tenants experience but I can give you mine. Reside Here is a stellar company with caring and efficient management. They address any issues or concerns the tenant has. They are vigilant in the keeping property up. There are good & bad issues in all rental properties. But this company is conscious and aware of these issues and strive to keep area and environment beautiful and safe. They respond quickly to all concerns. They are currently working on outside landscape. My unit is great. RESIDE HERE is a company that has put the HUMAN EQUATION back into rental property.

Peaceful and quiet no problems. If you have any problem they will try to work it out as quickly as possible. It was a nice place to live I left only because I bought a home.

Best of shape? Aww, did you have to replace two sets of blinds (that cost $5/ea) and clean an oven and wipe down a refrigerator drawer? Yeah, nice try to discredit a review that you know is true. We rented for two years and all you had to do was slap some paint on the walls, fix 2 blinds, and clean an appliance. Consider yourself lucky—I’ve seen what renters can do.

Your apartment could be burning down and they wouldn’t answer. Numerous times over the two years we contacted and emailed and would finally receive a response 2-3 weeks later. It took me over a month to try and renew my lease, I finally got “lucky” and talked to somebody. I wasn’t lucky at all, I was just so surprised someone answered the phone. I bet you’re very responsive the first time someone misses a rent a payment.

Let me start by saying I don't rent for them, I'm just passing on a review a family member wants left for them, without the fear of eviction. Here's what they want:

Reside Here, you should be ashamed of yourselves. You're letting tenants have pets in places with supposedly no pets allowed, and are looking the other way when they have them. You've had tenants set their apartments on fire, with the fire department having to come to put it out, and continue looking the other way when they do. Do you want the whole building to burn down, before you finally care You're also jacking the rent up very high each year (around $100 per month, $1,200 per year). You're getting all these high ratings, because you send out emails and text messages saying that if you leave a 5 star review you'll get a reduction in the sky high rent. You need an honest low rating, and this is it!

I have rented from Reside Here for several years now and have had very positive experiences. The (few) times I have had minor maintenance issues were resolved very quickly and effectively. Also they have been very good about communicating any news to their tenants promptly and clearly. I have no issues recommending their service to anyone interested in renting.

I have been a resident at the court Royal apartments for over 2 years and have had such a positive experience here so far. The apartments are so spacious and perfect for singles, couples, or small families. I have not had many issues in my apartment, but whenever something has needed attention the management is quick to send maintenance to fix the problem (typically within 1 day). The neighbors are friendly and for the most part quiet(hard to say when you live in apartments)! The location is great, easy access to the highway and 161 for all things Belleville. Awesome place for apartment living!

I have been renting with Reside Here at Court Royal for a total of 5 years. The apartments are really nice and spacious. Property managers and maintenance stays on top of things. My first time renting from them I stayed my one year lease, left for about 5 months and actually returned back to my same apartment because of the space, quality, and response time. Great Apartments!!!!!!!!!!!!!
