Be wary that you will pay a $75 application fee which upon approval will allow you to look at their properties for 60 days. If you decide to go with one they likely won't mention the $600 fee for using them. You will have to pay the first month's rent, deposit, and this absurd fee. This is not made clear and was never mentioned once. On top of all of that be ready for last-minute changes due to nothing but acknowledged incompetence. After reviewing and signing a lease and being assured everything was all set I was told that they were going to have to change the terms of the length of the lease from one year to six months due to the agent "forgetting" the wishes of the landlord for the lease to end in the summer. I was denied any written guarantee of being able to renew after six months or that my rate wouldn't be raised. The cherry on top, to pay your rent each month through THEIR PORTAL you have to pay a $9.99 transaction fee. I would not have used their services if I had known all of this. Please learn from my mistakes.
I've been emailed several times asking for a review of their services so I hope they enjoy.

We have had a GREAT experience with CapRock! Our rental is very nice, and the team has been WONDERFUL to work with! Especially moving from another state, they have been very accommodating, accurate with their information and flexible when we hit a snow storm on the way in, causing us to be delayed picking up our keys! Top notch group!

[Slumlords] all cabinets falling apart, carpet is black, hasn't been painted since I've lived there,( going on 5 years) and I've paid my rent on time all 5 years. I've been threatened to have my rent raised significantly, if I wanted new carpet or any new upgrades. Their so called maintenance people don't fix things properly. I am a 57 year old man trying to raise my 2 children by myself, and I don't make all that much, I desperately would like to provide my 10 year old boy and 12 year old daughter with separate rooms, and to live in an apartment free of mice and cockroaches.

The service was good when they were responsive. It took nearly a month of back and forth to rent our space. Ultimately we spent a lot of money on airbnb while we waited, begged, and pryed to get a lease signed. After we finally were able to get our keys and pay rent, we had to dish out an absurd success fee to a third party that essentially was doing nothing for us. We knew the house, we knew our friends were moving out, we reached out to them, we did all of the work and this gentleman still demands 70% of a months rent !? We need to make a law for maximum rates for brokers. All in all we love the space and we jumped through the seemingly endless hoops.. we are happy, and i hope that the company and third parties are too. This just shouldnt be that hard or conveluted.

Hard to get maintenence here. They dont answer phones at the office. Or emails for that matter. Maintenance said Our AC was working all summer, IT WAS NOT!!!!! THEY NEVER CAME INSIDE TO LOOK. Step is broken outside by parking lot. Daughter reported it, it's still not fixed. I have needed a screen on one of my windows upstairs and been there almost 3 years and it still is not done. The window in the extra room does not stay open and is incredibly hard to open, safety hazard. I do like most of the neighbors. When it snows there I no one who shovels snow or puts ice melt on steps. Pest control needs to come regularly not just once. I have spent money myself to attempt to get rid of bugs. We don't even know where the office is now. Our vent for AC does not shut, would be nice to have atleast a cover.

As a property owner, I strongly advise against listing your rental with Century 21 Caprock. We inherited them when our former property manager retired and our experience with them has been terrible. Initially, their communication and customer service were adequate. However, it took them nearly 6 months to find a tenant for our property, and when they finally did, it was the worst tenant we've had. We were consistently charged for maintenance with not much explanation of what the repairs were for. On the other hand, our experiences with our previous and current property managers have been hassle-free, with no such issues other than the occasional maintenance fix/replacement and cleaning up the mess from the tenant that Caprock secured. One time, I went to pick up a key for one of our properties, and they handed it over without asking for identification. Save yourself the trouble and look elsewhere for property management services. It seems they are more focused on collecting money than caring about the property owner or the tenant.

HORRIBLE! We went the last 3 summer months without a working swamp cooler that we put MULTIPLE maintenance requests in to have fixed with no answer or follow up. Went 4 months without electricity to half the property with again, failure on their part to fix or compensate. I’m not sure how a business can get away with this without litigation hovering over their heads. Good luck getting your deposit back!!
