I initially enjoyed working with Joe, and I do believe he is a seasoned agent. However, everything changed when it came time to sign our listing agreement. He brought in a co-agent—a very new and friendly agent—but that’s not what I had in mind when I first sought out a selling agent. I immediately emailed him about my concerns. On May 28th, he reassured me, stating, ‘…All correspondence, scheduling, negotiations, etc., will be done by me.’

However, when I received my one and only offer, $15k below market, it wasn’t handled by Joe as promised. The DocuSign transactions were not crisp, requiring me to sign multiple times. I ended up having to ask to speak to Joe directly when we got deeper into negotiations, only for him to make me feel like I was wasting his time. To be fair, my condo is listed at $497K—the lowest in the area—so perhaps he felt my listing wasn’t worth his attention. But if that was the case, he shouldn’t have taken it on. I agreed to the standard 6% commission.

There was also another instance where Joe responded curtly to my concerns, saying, “Everyone has to learn sometime.” While I understand that everyone needs experience, this isn’t the level of service I expected when I hired him as my primary agent. Ultimately, I believe the co-agent gave it 150% and it's unfortunate that he spent a lot of time on open houses and it didn't sell. 2024 has been a tough market.

My listing just expired last week, and I have not heard from Joe.

He was knowledgable, informative (about the local market) and patient. He pointed out the positive aspects of houses, but also the flaws and potential issues.
