Excellent property management staff. We rented our house out for 3 years with RPM and they found us great tenants who took care of the house. Adele and Jackie were always attentive and willing to go the extra mile with any questions we had. We eventually moved back in to the property and RPM cleaned up the place and left it as good as new. Would definitely use them again. Thank you Adele!

I am so happy that I chose Adel and his team to manage my property. He really knows what he is doing, he is very pleasant to deal with, and he takes care of things quickly. I am always able to get a hold of them, day or night, and 90% of the time it's actually Adel himself. I am a very busy person and just knowing that his team is on top of everything gives me much needed piece of mind. I already recommended two friends of mine to them and will continue to recommend them to anyone looking for a caring and hard working property management team.

We moved overseas for one year and RPM was our property manager. RPM found an ideal tenant on the very first open house, which was great. However, throughout our time away we found Adel to be a poor communicator – which is the characteristic we feel is the most important for a successful property manager. As first time landlords, we did not feel that RPM supported us. We often had to send repeated emails and texts, and sometimes we would be contacted by Adel, sometimes Patricia, sometimes both or neither, with no clear individual assigned to our property. During the rental period, the home had a serious, unexpected pipe breakage which required significant reparations and a full remodel of the affected bathroom. Apparently the roots of the trees in front of our property caused damage to one of the pipes to the downstairs bathroom. This was no one's fault nor did we have any control over such an event. We felt that we approved all necessary work in a timely manner, despite the time difference and the often delayed communication. It was necessary for us to also check with our Insurance agent throughout the process. Despite our best efforts, the tenants came away feeling we had deliberately delayed the process and also that we had purposely failed to initially disclose the sewage problem (which we hadn't since there was nothing to disclose). We offered to pay for the loss of the bathroom use but the tenants would not accept. We thought it should have been Adel’s responsibility to advise the tenant that we had been helpful and conscientious landlords during the process. Again, we did not feel supported by Adel throughout this process. Further, Adel told us several times prior to us hiring him and during the year that he would conduct random and scheduled house checks which did not occur. In addition, as landlords we were told that Adel would conduct an Exit Walk Through video with the tenant. Even after asking numerous times for evidence or footage of this video, Adel failed to produce or even respond to our requests.

When we returned and moved back into the home, the tenants had done a good  job of keeping the house in order. But of course there were a few items of concern, so we sent RPM a list of some 20 items we thought might be considered tenant responsibility (more than normal wear-and tear). This list was intended for RPM only…we asked RPM to contact us to discuss the items. As first time landlords we were not sure what should be considered normal or not. Instead of discussing the list with us, Adel and RPM sent the list directly to the tenant! Adel's advice was "to close this case because if she takes us to court, we will lose".  We are not even sure if any threats of a lawsuit by the tenant even occurred and for what reasons. However, by sending our list of damaged items to the tenants, and angering them further, this in turn ended any discussion possible about any of the items on the list and if the tenant should pay for some of them deemed not normal wear and tear. Again, we felt unsupported by RPM throughout the return move-in experience.

We do not recommend RPM to future landlords, specifically new landlords.

I hired Adel and his company Real Property Management of the West San Ferndo Valley to manage our 2 bedroom 2 bath condo. I was amazed at what he/they did for us. He actually lent us the money to get the condo rent ready and deducted it from the first few months rent. He did not charge me interest. They had their own list of people to do the necessary repairs and upgrades, but they don’t pressure you to use them, so you can arrange your own contractors if you want. They add a small management fee when the work was extensive. The monthly management fee is competitive and fair. They don’t nickle and dime you with other fees. Once the unit was fixed up, they rented it very quickly ( I think it was about a week ) The monthly rent I receive is about $200 more than I was expecting. Adel is very responsive to phone calls and very helpful and professional. I read reviews by his tenants and owners before I chose him. They were all very good reviews so he keeps both sides happy. My only suggestion for improvements would be to get less easier to read owner portal and to upgrade the owner portal. I have seen better ones with other property management companies. They should upload your invoices to the portal as soon as the work is done. It would also be nice to be able to read the status of pending repair requests. But on the really important stuff, they absolutely rock. It makes being an out of town owner so much easier. I have peace of mind with Adel managing my property

My husband and I just recently moved to the Bay Area and a friend recommended we use this company to rent out our home, in the valley. We met with Adel, he was very professional and informative. He promised us we'd have our house rented within 2 weeks and he delivered. He created the owner portal which is an amazing service that kept us informed with everything happening. It's user friendly and hassle free, even for someone like me! I would recommend this company to my friends/family.
