I rented a house managed by Real Property Management First Choice - Northwest Arkansas. At move out I removed all of my personal property, cleaned the house (including professional carpet cleaning) per the terms of the lease, patched and painted any nail holes, and completed a photographic move out inspection. I emailed the property manager and confirmed all of the above. I did not hear back from the company until two months later when they emailed me a deposit disposition that included $287.94 of deductions. These included a "light clean" of the house for $130, 3 hours of labor for $150 for "touch furniture spots" and "change air filter", and $7.94 for a new air filter. According to my understanding of Arkansas Security Deposit laws, a deposit may not be deducted for “normal wear and tear” which a scuff from furniture on the wall seems to meet the definition of. Regarding cleaning, the photos I took at move-out clearly show a clean house and I left a check marked list of the cleaning requirements from the lease. I had also noted on the move-out inspection that the filter was replaced 2 days prior to move-out. When I reached out to the company representative, Deidre Johnson, I was told that "touch up spots" (direct wording from their inspection) were not normal wear and tear and were excessive damage. Their inspection noted that the baseboards needed to be cleaned, however this was done at move-out and they completed their inspection over a month after move-out - plenty of time for baseboards to get dusty again.
Overall, they're a shady company that makes every effort to save a few bucks. You will not be able to get in contact with their office when you need them and maintenance requests will be cancelled without any response. Beware.
