Students, stay away from 20 Hemenway. I didn’t have a problem with this management company because they just wrote up the lease, but the people who are actually on the lease are slumlords, Sabet Management. Sabet hides behind this company because they’re awful. You’ll never meet them until you’re moving out when they enter your apartment without notice early in the morning, and without knocking and harass you to move out well before 5pm. That’s illegal by the way.

They left me a filthy apartment when I moved into a formally agreed upon sublease in which the previous tenant moved out and left everything. I’ll post my move-in photos.

There were always two laundry machines that were broken all summer. They raised the rent for new tenants by $300 at least and, improved nothing, and no longer give you free gas. Those living there now should just leave before the winter, find a better value farther from campus.

would rate 0/5 if i could. ive only lived here for 2 months now and i was called by a woman named Marjan about mail for the old tenant and she harassed me over the phone. she did not let me speak, kept interuppting me and telling me im wrong, and was completely disrespectful and unprofessional. i hope this doesn't happen again. this rent is too expensive for the fact that my walls and floors cave in, none of the locks on my windows work, and i can tell the oven and fridge have not been fixed or replaced in like 15 years. absolutely disappointed

This company is a nightmare to deal with. Any problem you come to them with they take months to respond and when the response finally comes they refuse to acknowledge it. If that’s not bad enough they are guaranteed to make up reasons as to why they will not give you your security deposit back. For us we clearly stated when we moved in that there were small holes in the walls. Not only did they refuse to fix them while we lived there but they had the nerve to justify not giving us our security deposit back because of it. Honestly wish there was a zero star option

Hands down the Worst. I implore you do not rent from this company. They are scam artists. Held onto our deposit until I threatened treble damages. Never ever rent from them. Check with your realtor and if this is the management company run away

Jumping on the one star bandwagon here.

Hands down the worst real estate agency I have ever dealt with. There is absolutely no transparency with these people, and they will make obvious lies to cover up for their mistakes and laziness. When asked about what happened, they will reply with something like "you are understanding a lot of things incorrectly", but will never bother to go into detail what the misunderstanding was. After moving out, they won't bother to make sure the security check was received by the renting party and will take no action unless pestered by relentless e-mails. Avoid if you don't want to risk a migraine.

THE WORSE MANAGEMENT COMPANY IN BOSTON
DON’T RENT THEIR UNITS
MY KIDS RENTED 13 Haviland apartment 1W “ THE RAT HOUSE”
They gave us a filthy unit. We sent several statements with complaints that where never fixed . Lili Murphy and her staff are worthless. They kept 2300 dollars from our deposit for painting and holes on the walls that were there when the kids moved in . They probably did the same to the previous tenant
My inicial report after moving in was endless
The apartment poses a health and safety hazard to the tenants .
The heating equipment is unsafe.
We need a pest examination that includes sealing off entry points and nesting sources
Landlord must provide either a window for natural lighting in the rooms and ventilation system, which is a real issue in one of the bedrooms
There are many other issues like paint, window seals, screens, garbage around the premises ,etc
We are also sending a complete list with the form that was included in the lease

There is a lot of GREED on part of the landlord willing to skiip on repairs and ignore city rules and regulations in their quest for profits

I am also a landlord and I would be ashamed of myself to turn in the keys to a tenant under those conditions.
