I lived in a property managed by ray Robert’s realty for five years and they are by far the worst management company I’ve ever dealt with. Their staff are hostile upon any request and almost never follow up when they say they are going to in regard to maintenance requests or even the most simple questions. If you’re a property owner looking for a management company I would absolutely not work with ray Robert’s if you want your tenants to be happy. I never leave reviews, but they have continuously been rude and unresponsive.

We’ve been with RRR for the past 5 years. Every time we submit a service request it’s completed quickly and the repair team are always friendly and considerate. Initially we were apprehensive as we had to pay a large security deposit given we had no credit score. If the rest is to go by, I feel optimistic about our departure. Reading the negative reviews they seem related to the application process which we had no issues with. Our rental relationship has been great.
Update: they returned most of our security deposit minus something minor that if I had the time to argue it I would. Peeling of plastic veneer on front of bathroom cupboard is clearly from humidity. They took $100. We had a $5k security deposit as we have no credit history. Was just happy to have it back!!! Departure process was easy. They said after 2 years they repaint the walls so we needn’t have cleaned them perfectly ha

Had a bad experience with this company. After submitting our application, they told us that we should hear back within a week. A week passes, no answer. We kept calling them to get any updates and to let them know about our situation (we had a deadline to move out because our lease was up). Following week, we called again and Ruby told us that the property owner was not replying back to them due to the holidays, which was understandable . The week after the holidays, we call and it was the same excuse, but yet the holidays passed and it has been 3 weeks already when we were told it would take a week. Our lease was up and we were staying at an hotel, currently homeless. All of a sudden while I was at work, I get a voicemail from them saying to call them back because they had updates on the apartment. I called them and Ruby said that we were approved at first, at this point I was happy and relieved. Then Ruby goes this is Melanie (different last name) right?. I said no, then she said oh let me check again I thought this was Melanie (different last name), I’m sorry you weren’t approved. After that, I asked are you sure because there has to be a reason why you called my number. She goes yeah, you didn’t get approved. I started breaking down at work because she had my hopes up, only to tell me you got approved never mind you didn’t get approved. A month passed, since submitting my application, I still see the post for the same apartment that we had applied to that still says available now. THIS COMPANY IS A SCAM!!!!

Called about a place and they canceled last minute because agent got sick, which I understand but then I called again and then they said they would call me back for a date available and haven’t heard from them since.

DO NOT RENT ANY PROPERTIES FROM THEM! This is the most unprofessional fraudulent leasing company I have ever been with. Monica and all the other women who work at Ray Roberts are emotional wrecks. They act based off of how they feel and dont take into consideration that there are people who need a place to lay their head at night and they only focus on the fact that they are living well. Selfish people and selfish company, they need to get better management already.

I was interested in getting more details about a property that I liked. Left a voice mail and received a call back which was fine. When I got on the phone with the representative there was no introduction, the woman on the phone was very short, I asked for more detsils and she said go online. I informed her I had been online and needed more details, she placed me on hold then the line disconnected. I called back and 2x after the line disconnected. On the 3rd phone call, I reached Monica who was going to transfer me but I asked to speak to a supervisor. She said she was the supervisor. I explained the lack of customer service and stated it seemed kind of lazy to not have detsils and tell prospective clients to just go online. She immediately got defensive and accused me of talking badly about her and her staff, I restated I was dissatisfied with the service I was receiving and seemed very unprofessional that a rental company could not provide detsils about a property to a prospective client. Needless to say there was no attempt for a resolution, just excuses on why they have their policy and after this, I will be sure to not give my business to Robert's royalty. Poor poor customer service and desire to listen to complaints and/or provide details. -5 stars.

Ruby in the office has been nothing but amazing to work with. My fiancé and I are expecting a baby and looking for a private house rental in our area. She has helped us every step of the way to see homes they offer and I highly recommend working with her. I will write a follow up review once we lock down a place and move in.

The negative reviews are true. And like others said, I do wish I could give them zero stars but this platform does not allow that.

I saw the reviews *after* we had applied and were approved for the unit. I wish I had seen them before.

This company employs crooked practices. The staff is incompetent, at best. They care neither about tenants' satisfaction, nor the long term livability/value of the properties they manage.

We are close to the end of our year-long lease and we will not be renewing. We are already bracing ourselves for the fraudulent practices they will attempt to employ upon move out. I find some comfort knowing we have an over-protective lawyer in the family that will not bat an eye to bring them to court should they attempt anything fishy.

If you are a tenant, stay far away.

If you are an owner, I would also advise to stay far away - as your tenants will be incredibly dissatisfied. There will be high turnover of your building, which seems to be the exact shady business practice they employ because Ray Roberts Realty collects money on every single application, not just the ones who have been approved, as is deemed typical and fair of more reputable property management companies. For Ray Roberts Realty, higher turnover = more applications = more fees for them to collect. This all comes at the cost of your building's long term value as the properties are not well maintained.

It's certainly one way to run a property management company but the only one who benefits in this scheme is not the building owners, and certainly not the tenant, but Ray Roberts Realty themselves.

I have spoken to my neighbors and they, too, are fed up with dealing with Ray Roberts Realty and will not be renewing their lease.

In the rare occurrence that something is actually repaired, they do a shoddy job and the property value decreases with time as they cut corners.

Trust Ray Roberts Realty obscenely low Google Reviews score (2.3 stars as of the time of writing this review).

Do not rent from them. It goes beyond lack of professionalism, they take a weirdly adversarial relationship with their tenants.
