Railyard at RimRock is a great place to live! We were sad to leave as we were relocating to the front range. Berenice is very attentive and they truly care about you as residents. Only complaint is parking at times. Otherwise, this is a great place to live!! We will miss this property.

This is our 3rd year leasing with The Railyard and we have nothing but great things to say about the property and management.
Finding affordable, clean, and convenient rentals is challenging in GJ. We were very lucky to snag a 2 bedroom + attached garage.
Gretchen and Bernice have been nothing but accommodating. Great centrally located spot for college, retired, and in between.

We enjoy the Railyard.
Came at the most
perfect time When a place was needed Immediately.
Beautiful 2 bedroom, 2 bathrooms, comfortable and we like that it is gated.
There is a area to get your mail and packages a
Gym, tanning beds, swimming pool, convenient areas to throw your trash!
You can have your pets too.
A garage if needed, with handicap ♿️ parking.
Beautiful views of the
Grand Mesa!
Staff is amazing , easy to talk too when we have a concern.
Highly recommend.

DO NOT lease from Railyard at Rimrock! They’re nice enough in the office, but their company are profiteering scum. Here’s what happened to us:
We had to move for a new job, so had to provide 60 days notice. No problem. We did, and we paid the 2 months rent in full to fulfill our obligation. THEN, they double dipped and rented out our apartment while we were still paying. Illegal! When we called them out on it, they agreed to credit us a prorated amount for the time they double dipped. Perfect and fair, EXCEPT, THEN they informed us that we owed them a “lease buyout fee” of almost the same amount as the credit. WHAT? EXCUSE ME, but we paid 60 days of rent, we didn’t break our lease. When confronted once again, they literally said yeah it sucks for you but our lawyers have told us time and again that we can do this, so go ahead and try to take us to court, it’ll cost you more than we just soaked you for. Then they added a couple new fees and all of a sudden we owed them a little more money or they would send us to collections. Are you effing kidding me. But they’re right, they got you by the balls.
The question for you is: do you wanna take the risk that no issues come up while you lease here…because if they do, these folks have no problem screwing you to keep their bosses happy and profitable!

I have loved living at railyard! I have actually lived in both a two bedroom as well as a one bedroom I recently switched into and again I just love it! The office is the best and so helpful with everything! Every small issue i’ve had maintenance has fixed within a few hours! The amenities are so nice and having a pool to go during the summer is the best! I also feel safe due to it being gated!

Was interested in getting a unit at Railyard and I joined a waitlist that’s went much faster than I anticipated! When my name came up they reached out to let me know it was almost my turn and then when it was my turn called again. Bernice and Gretchen have been nothing but AMAZING! Very kind and patient, answered all my questions, and are very quick to respond if I need anything. The apartment is beautiful with a ton of space! Well insulated - I have never heard my neighbors around me and I feel like I have plenty of privacy. Highly recommended.

We had a different experience with the Railyard at Rimrock than most. We were hired to clean carpets. People’s true colors come out when you are providing a service for them. Starting at the office. Berenice and Gretchen are amazing. Nice, friendly, and willing to help if possible. The hospitality didn’t end there. We ran into many tenants that were all just as nice and friendly. The units are exceptional. Just what Grand Junction needed. Clean, modern, and beautiful. A big thank you goes out to Berenice and Gretchen for making our visit to the Railyard at Rimrock amazing!

I’ve been living here for a few months now and so far it’s been a pleasant experience! Bernice and Gretchen are very sweet and professional and were very helpful with the application process. Neighbors are great too! Never have issues with noise from neighbors or the trains next door. In fact I don’t think i’ve ever heard a train come in. Construction is still being done but I can’t wait to see what it looks like when it’s finished! Highly recommend
