I would like to thank the management at PMT for selecting Samantha Warden as our account manager almost a year ago.

She has been a breath of fresh air for our associations board of directors. She is knowledable and helpfull in her role and when she needs guidiance she obtains it in a timely manor from the senior manaement at PMT. Her prompt attention to all forms of communications is rare in todays email driven world. She replies to phone calls, text messages and emails most of the time within 30 minutes, even if only to inform you she's currently occupied and will get back to you ASAP.

She's also been just as reliable in communicating with the residents in our community, sub contractors, and our on site maintenance staff.

Is dedicated to performing reguler management duities like the monthly onsite inspections of the site and buildings, sends out resident violation notices and fines at with the approval of the board president.

Our community has a long list of capital improvements that we want to accomplish in the coming years and we look forward to parterning with Brian Preiglor (President PMT) and Samantha for a long time to come.

Please don’t trust to do business with Property Management Techniques, Brian Pregler. He is unprofessional, rude, refuses to give straight answers treating his clients as $$ in his income statement. He swaps property managers as he pleases, without the Board input and when notified of performance issues Brian gets defensive, sarcastic and condescending. Brian has not kept up with the promises in his contract with our association and he has breached the contract on at least three promises. When I asked him for Written copies of work orders as per contract, he said:
“Go to the onsite office and ask to view them. Your 10-day request does not require me to send anything to you,”

Biweekly property inspections to be performed by the on-site manager and a report of issues to be sent to the Board. By skipping this obligation, Brian saved over 10% of management time and money as the property manager used the HOA staff to do the inspections. Since the HOA pays for both management oversight, the manager and 3 other staff salaries, (a sum exceeding $350,000 or nearly $1,000/owner/year), when confronted with the inspection issues Brian had no answer other than to have the property manager admit that she hasn’t been doing them. Well, since our HOA paid them to do this, the right thing to do would be for Brian to acknowledge the breach of contract and to reimburse our HOA for the money PMT saved by not performing the biweekly property inspections. That amount comes closer to $10,000/year and since they started managing our Association at River Trails on August 1, 2023 , they only performed less than 5 property inspections out of 37 property inspections due to this day! That is over $15,000 our owners had to pay extra because the inspections weren’t done by our property manager but were done using the HOA staff on our payroll.
Another issue was that property management techniques recently allowed an election meeting to take place while being aware that it did not meet the owner quorum and the election meeting criteria. They announced the winners, they reminded me from the board and they allowed the illegitimate board to operate until I questioned them on the results of the election meeting (which took place while I was out of state)
During a board meeting, I asked Caitlin Jones, the on-site manager, if she had the draft of the 1/23/25 election meeting minutes ( I was on zoom due to an illness). She paused and finally said yes. I asked why didn’t she share them with the board but there was silence. The legal secretary confirmed she turned in the meeting minutes draft on February 4, 2025. I’ve asked management three times to share the draft of the meeting minutes with me and so far I’ve received no response.
Towards the end of the board meeting Caitlin Jones asked if the owners had any more questions. I wanted to ask a question but I didn’t want to speak until the owners had an opportunity to speak. When that didn’t happen, Caitlin made a motion to adjourn the meeting and asked the board members to vote. She was moving really fast to end the meeting and As 2 of the board members said “I “ And the Board president said there wasn’t much to be discussed I told Caitlin not to adjourn the meeting because I had one question. She said three board members already voted to adjourn the meeting and that the meeting has adjourned. I reminded Caitlin that I was recording the zoom meeting and that before the board members voted, I asked to speak and told her not to adjourn the meeting until my question was answered.
I asked her if she shared the draft of the meeting minutes with the other board members but she ignored my question and allowed the meeting to proceed. Then Bob Levin asked which draft was I looking for. Santiago said to let’s move on because it didn’t matter, that when they discovered the mistake on January 24, 2025, PMT went to fix it. When I asked why wasn’t I notified of the election results while other board members seemed to have known about it, there was a pause and Caitlin disconnected me from the Zoom without responding.

We hired PMT over a year ago to manage our condominium complex. Brian is the rudest vendor I’ve ever dealt with. I’ve been a board member for the last 4 years and have worked very hard to turn our association around, from nearly becoming bankrupt from years of poor leadership, to being financially stable and having reserves that are equivalent to 1 year of assessments income. In one year we went through 3 on-site managers. Brian Pregler is ok to deal with until you dare to hold him accountable. He becomes aggressive, rude, insulting and likes to order you around. So much for owing us, the duty of fiduciary and being obedient to the board!
Please take a look at how he responded to me when I questioned him about providing the Board with copies of all written orders as per contract:” do not have access to this from my St Charles office, but you do. Go to the onsite office and ask to view them.” Thanks for lack of any courtesy , Brian ordering me around as if I was de vendor and he was the client! He cannot tolerate being held accountable! I definitely would not hire this company again!

Brian, Chris and their entire team are absolutely phenomenal.

After reading the bad reviews left on this site it is clear they were written by those (all part of the same building) where english is not their first language and do not understand governing laws that IL and the USA have in place; especially since the bad reviews give no context of the issues that occurred and only use filler words to complete a full sentence.

Highly highly recommend Brian and their team for all property management services. We transitioned from a BAD property management service and can promise you PMT goes above and beyond in every aspect.

Brian is a great person who cares about the people he works with. He does an amazing job at communicating with people and attempts to follow all condominium laws. Even when put in situations with very difficult people to work with who do not listen and break numerous condo and civil act laws he still remains professional.

Our condominium board members have attempted to take our rights away as homeowners and have broken SEVERAL condominiums property act laws and have attempted to also take away our 2nd amendment rights as American citizens. Brian and his company attempted to be peaceful and explain that the things the board was asking for were illegal and break many Illinois laws. He is professional, kind and only wants the best for those around him. Thank you for doing such a good job communicating with us homeowners while our board of directors choose to be unlawful.
