It is always a pleasure to work with this property management firm, which is unquestionably excellent and well-respected. The WORST property management company I've ever had the displeasure of working with. I'm both a landlord who owns multiple properties out-of-state and a tenant who rents by the beach in California. I've never worked with a company who is so non-responsive and unwilling to improve/fix basic issues in a luxury property we pay $6,0000 a month to rent, such as:
- AC that didn't work and they wouldn't properly fix, leading to a full leak through the ceiling with water dripping onto our bed that took several months to correct
- RATS
- trees falling over that they're unwilling to pay to trim, and are starting to pose a MAJOR liability issue
- windows that were completely fogged from the exterior from the day we moved in that they are unwilling to clean
- electrical outlets that don't work and it's been 10 days since I reported the issue and trying to follow up multiple times.

I highly recommend you do NOT work with Sunset.

This is the same as I have posted on yelp. I think Andrew and his team have done a great job. I had him fix up the house to get it ready for rental and what he couldn't do, which included some foundation work and landscaping, he put me in touch with some quality guys that did a great job. All this was done via email and phone, which I admit had me stressed at times as I live up in the bay area and couldn't always be there, but it all worked out and I have some good tenants. There have been a few things with the new tenant, but nothing that Andrew and his team were not forthright about. What really stuck me was that he was the only one who agreed to meet me on my time as again I am up in the bay area and couldn't make the normal 8-5 Monday thru Friday that others seemed to work off of. I plan on keeping him as my property manager as long as I keep the house rented.

4 months lease ! 10 % increase after 3 month for a place that have black mold, all the appliances don’t work! The place when I moved in was not painted ! The previous tenant stayed there for a long time! Gave me the hardest time to move! Lost money in moving in and out! I hired a company to clean the house cost me $400 ! They still charged me $315 for cleaning fees ! Dealt with Nate ! I think I never saw someone who doesn’t not value customer service more than him! I hope this review will help someone else avoid doing business with these amateurs!

I had an extremely negative experience dealing with this company, specifically Andrew and Nate. My wife and I moved into a rental in December 2020, extended the lease a few times until we broke the final lease 3 months early due to having another kid, this was after more than 3 years at the house. Here's a list of issues and disputes that we've had.

1. Nursery room would regularly exceed 90 degrees F during summer, this is because there is no central A/C, that bedroom doesn't have a window to vent a portable A/C unit, and that room has terrible insulation. I raised this issue with them 3-4 times over a 7 month period, they did not offer any solution and ignored me at the end. We cut a 5 inch hole in the ceiling of the nursery to vent our portable A/C unit. I sent an email to Andrew Grinnell explaining the situation and basically saying if they want to fix this, they shouldn't charge us for the repair, any new tenants would need a way to vent that room, and that this is absolutely a health hazard for a newborn. Andrew replied by saying we should have bought a portable A/C and vented through the window, clearly he didn't even read my email. After I repeated that there is no window, he said something about talking to the homeowner... 5 weeks later, no follow up and there's a $100 charge to our deposit to patch the hole. I could have patched the hole myself if they had just confirmed that there would still be a charge, even though there shouldn't be a charge at all.
2. They double charged us prorated rent for May. This is an interesting mistake to make, they never "accidentally" forgot to charge a months' rent. I wouldn't have noticed had I not actively logged into their portal to see the list of charges, this is the one thing they fixed when I emailed them.
3. Before we agreed to sign the lease break, Nate called me and told me that if we break the lease, they will relist the property for a ~3 month lease at the same rate. They ended up increasing the rent 11% and required a 15-month lease, this probably increased the time it took to find new tenants, and we are still paying rent for that time. Why would they lie to convince us that breaking the lease is worth it? Well, they charged us $1575 as a flat lease break fee (to do literally no extra work compared to if we moved out 3 months later) as well as tacking on marketing and rekeying charges.
4. Nate quoted $50 per carpeted room for carpet cleaning, we were charged $80 per room. The carpets absolutely did not require extra cleaning.
5. It took almost 2 month for us to receive our security deposit back, they waited until the new tenants moved in before returning it. There's no legitimate reason for them to hold onto that money after we pay all required rents, move out, and new tenants sign a lease.
6. We were charged $26 for Zillow marketing of the house to find replacement tenants, after explicitly declining this option in writing. Despite describing the conversation where Nate said Zillow was an optional fee and showing the email where we said we don't want to use Zillow, they refuse to even refund this $26.
7. We were charged $195 to rekey the house, despite returning both keys when we moved out. There is no mention of rekeying charges in the original lease, the lease break agreement, or the SunsetPM House Rules. It turns out they edited their house rules in 2023 to include this charge for lease breaks, even though we lived there for 3 years, and they would have to rekey the place whether we broke the lease or not.
