Of course people are quick to put bad reviews. We have lived in our rental for 3 plus years and are will move out when we buy a house. Our maintenance repairs have been fixed quickly and promptly same day or the next. When it comes to AC and heat they are same day. They do not report to the credit bureau unless you are in fact being evicted. (They do not even report late pays). I am writing this review before I terminate my lease. The only thing I wish they would allow is the family living in the home to paint whatever color they wanted. This cream color is boring. Other than that our 3+ years has been great! We have referred others to this property management company and they are happy as well.

They basically gave a property away that I already had my paperwork done and information on. How do you forget that you already had the property set for me and all they had to say was “sorry I forgot” knowing you had all of my information and everything needed. Maybe this was a clear sign it was not meant to rent with this company. Pathetic and a waste of time and doesn’t care. It’s a complete slap to the face knowing how this housing market is. Do not do business with them.

The property that I was renting was being sold quickly so I had to move. . My son and I completed the application paid the application fee($50)&deposit($1000). I went and visited the first property and on bell st (duplex)and I could see the roaches through the window and it had not been cleaned. They denied me for this property because I'm not working due to health issues and my son who is 21 took 3 months off of his job to assist family members with cancer issues and death. They referred me to another property and I I told them that that because of the closing date I had to move and would take it before I viewed the next property on Cross court but she insisted that I look so I did. Someone is living in the shed in the back, inside and outside the property was not clean. There are rotten downed trees and old toys in the backyard and gnats, roaches and spider webs inside. The floor is caving in the kitchen and bathroom. The ceiling crawl space is exposed and the laundry room is not insulated ( high electric).Even though I have 2 positive referrals from this this state over 6 years and a guarantor, they ran my credit(lowered my score ) and took a negative interaction from 7 years ago when I was fleeing domestic violence from another state. They took my fee for properties(plural) that had not been cleaned and were not ready to be rented. Please do not consider this company to give away your $50 to. And I pray that this doesn't happen to another family especially with minor children.

Two years ago when moving to the area we found it hard to find a property management company that would take us on. Reason being our credit history was limited and my score was virtually nonexistent at the time, even tho we meet all debt to income ratios.

P.U.T. worked with us, taking the time to understand our situation and not turning us away on the first chance they could. Now, we own our first house and have moved on from P.U.T.. When I called to inform them of our exodus, they were very happy for us and congratulated us on our purchase, even tho this meant the end of our business together.

We successfully ended our contract (according to the contract) of almost two years. And I can honestly say P.U.T. helped us when we needed it, and were helpful at the end.

I told PUT that the shower was leaking when I moved in more than 4 years ago.
I recently found out that they actually knew about the leak before I moved in.
Even with having previous knowledge of this leak, they still tried to blame me for there being so much water on the floor after I shower, saying that I was using the shower curtain wrong....
They put trash bags on the ceiling of the room below the bathroom for well over a year to catch the water when i shower.

They barely cut the grass at all during the spring & summer months, they wait entirely too long between cuts because they are inexcusably selfish & cheap.

They should be shut down!

I highly suggest no one rent from them, ever.

Don't rent from these people. if you apply for a house through them don't give them any money except the $50 application fee or they will take it even if you don't sign the lease. I found a bigger nicer cheaper house right down the road and when I told them I was going to go with that one they said that that would void the application policy that I signed and they would have to keep my security deposit. So basically the application fee is the security deposit. I paid $1, 395 to find out that I was eligible to rent it basically. I never signed the lease. I asked them super nicely to help me out just got divorced single working dad with four kids but they didn't care. It was really a bunch of BS cuz with the market around here you know they are just going to turn around and rent it right away. Disappointing.
