Rented a property through this property management for over 10 years and nothing was ever fixed. When I moved out they did cosmetic work to the house or whatever work they did and charged me for it. Of course and thankfully I still had all of my paperwork from when I first moved in and showed them proof the issue was there before I even moved in and lived there without it being fixed. Why do I need to show them proof? Shouldn’t they reference my account before sending me a bill Tenants, keep all your paperwork when renting from here. Their customer service isn’t great either. It’s hard to get in touch with someone if you call their office. My alternate contact for them was to email. Which is better because it’s proof that I notified them of any issues. Because I had the evidence and paperwork to support the dispute I did receive a little of my deposit back. This review is a FYI for others to keep all paperwork.

Very poor communication, and rude. Attempt to see one of the properties managed by this company. First, they don't schedule any showings they only have a showing calendar. Second, they never arrive when they have a showing scheduled on their calendar. I went to one showing and arrive 10 minutes prior to the showing and stayed 10 minutes past the scheduled time, no one from Peak ever arrived. When I called Monday to see how I could possibly see this apartment if they don't schedule showings and don't arrive to the open houses they schedule I was met by a rude and dismissive receptionist who clearly just wanted to be off the phone.

Save time and a headache, and skip any property managed by Peak Residential. Also, if you have property managed by this company they are losing you money.

As a City employee who routinely works with rentals; I can only wish all property managers be as diligent and responsive as she is. I am deeply disappointed with the service provided by this property management company. Initially attracted by the advertised rental price, I soon discovered multiple layers of undisclosed monthly fees. Despite making several offers to lease the property, all were ignored. When contacted, their team explicitly stated they do not negotiate terms, showing a lack of flexibility and openness to constructive dialogue. This approach is perplexing given that the property has attracted over 60 interested parties yet has received no applications. This suggests a failure to capitalize on potential revenue opportunities, likely costing their clients money each month. Moreover, the property's proximity to undesirable elements and the presence of a junkyard directly in front detracts significantly from its appeal. Having been on the market for over 60 days, it is clear that either attention to detail is lacking, or worse, being ignored. If I were the asset owner, I would be dissatisfied with the representation of my property by this firm. It is a decent location with potential, but is poorly managed by this company.

We just spoke to a vendor who recommends that our dishwasher needs to be replaced because it is several years old but instead they are putting in a recommendation for repair because this home warranty company forces them to do that. Quote on Quote from the vendor who came to diagnose the dishwasher “We cannot provide any warranty that the dishwasher will work seamlessly if we repair the part, because the dishwasher is old and needs to be replaced but we have to put in our report a certain way to this Home warranty company. We have seen that they want us to build a case for repair, not a replacement for a 30 year old heating system so it doesn’t matter what our recommendation is - the insurance company is very sneaky”.

The above communication is quote on quote. Do not get home warranty from this company. They are resorting to unethical practices to save money. Even though a replacement is recommended, they are going to repair some part and take no guarantee for their work . You end up paying a deductible to the vendor and the vendor is not even providing an honest diagnosis to please the insurance company.
If the vendor or the warranty company cannot guarantee their repairs and are making such recommendations against the clients best interest to save their resources, it is nothing but an unethical business practice.
