I wanted a smooth transaction selling my home, so I decided to sell without listing it on the market. Because I was selling off-market, I decided to sell my house as-is without any remodeling. Paymon was perfect for this. He had a lot of experience and knew the local market well.

I’ve never sold a house before, so I didn’t know what to expect. I was worried that I wouldn’t have someone who would help me through the process or address my concerns. But Paymon was very responsive. Every time I called, he got back to me right away. He would keep me informed about what the next step was and assisted me with scheduling. He was there to guide me through the process and helped me find common ground with the seller to close the deal. My house sold in a month which is a good timeline since this was a loan buyer.

When it came time to take care of the paperwork, Paymon guided me through anything I didn’t understand. I didn’t know how to fill out the disclosure, so I called him, and we went through each question over the phone.

We were looking for something that was under a million dollars -- which in the Bay Area is difficult to find, but Paymon was able to guide us to little pockets that were still affordable. I think Paymon did a good job in terms of flexibility to pick and choose what sort of house we liked, giving us feedback about each house. When we sent him house listings we were interested in, he would give us insights about the neighborhood we would not have found out until we actually bought the house and lived there for a while. This helped us to determine if the house might hold or gain value in the future if we decide to sell. You always hear the important thing with house buying is location, location, location, but the reality is there are a lot of factors that go into that. If you’re a first-time home buyer, you don’t have the experience or familiarity with the area to know what to look for.

What I liked about Paymon was that he was straightforward and honest, he tells it like it is. I really appreciated that frankness about him. If we didn’t like a house 100% -- or there was something that bothered us about the house – he’d never rush us into a sale. He was very accommodating that way and really understood our needs.

Paymon knew people, too. If a house required some work, he knew someone who could do it. When we put an offer on a house that needed foundation repair, Paymon already had a contractor recommendation. Paymon also referred a loan agent which I was really thankful for because we would never have found him on our own. The agent got us into a first-time home buyer program that gave us a full percentage point down from the current market rate, a low down payment, and a pretty competitive offer.

Since it was our first time buying a home, we had a lot of questions about the process: what needs to be submitted, what are the time frames for certain things, what documents we were signing. Paymon was incredibly patient with us – even when we had a laundry list of things to ask or repeated questions. He always seemed happy to answer our inquiries. We appreciated that he knew how to navigate through it and could advise us on things we weren’t sure about. He made the process move quickly and smoothly.

We were both buying a home and selling our house, so we were constrained in terms of time: we wanted to first sell our house and then use that money to purchase another house immediately. But when we decided to sell the property, we found out there were a few problem areas. I was worried and nervous, but Paymon calmed me down. He has many years of experience and knows a lot of people, so he was able to get in touch with the contractors. He made some calls, handled all the arrangements, told the contractors what needed to be done, and then would explain it to me later.

Paymon is very frank. He didn’t just show us houses we liked and told us to buy them. That would have been the easy way for him to make money. But for Paymon, it wasn’t about the commission. Instead, he helped us choose a good house that fit our needs. We focused primarily on houses we could buy and easily sell later. While we looked at these houses, Paymon would give us important advice and alert us to potential problems that might make it hard to sell the house later. For example, we liked one house that was overlooking a cliff. Paymon warned us that because it was situated on a cliff, there might be an issue with water. There was another house we loved, but the entrance opened to a family room instead of a kitchen. Paymon explained that Americans did not like this type of layout, and it could be an obstacle when we wanted to sell. Still another house we liked, Paymon pointed out that the style of roof might make it harder to re-sell. He was pretty impressive: he knows what people like, and he can see exactly what faults a house might have that could affect its resale value

We would 100% use Paymon again if we needed to buy or sell a house -- and of course we would recommend him. He knows houses, he knows the areas, and he was always available when we called him. Review for Paymon

We listed our house back in 2018, but it fell through. When I saw two houses in our neighborhood sell in a short time -- one getting over their asking price -- I decided to call their realtor and see what he was about.

Our previous agent was very lax, and more inclined to sell you the shirt off your back than sell the house. Paymon was different. What I liked about Paymon was that he was very straightforward – no beating around the bush. He told us he was here to get our house sold, which was a way different attitude than the agent we had before. He will take your suggestions but if you work with him and take his advice, everything goes smoothly. Some of the things he suggested we wondered if it really mattered, like toning down the interior paint to something generic and lighter, but it did make a difference.

He really knew the market. When we listed our house, Paymon came back and said that he had taken another analysis of the area; he thought we could sell for $100,000 more. He was right and we sold our house for over asking price in 21 days.

We also wanted to buy a house in the same neighborhood, so we turned to Paymon. We had certain criteria of what we were looking for and collaborated with Paymon to find the house we wanted. Anytime we wanted to see a particular house, he would talk to the agent to set it up right away. A few times he even met us in the evenings around 7:30 or 8:00 without complaint. He was informative about both the agents and the houses. He could tell a good agent from a bad one, and what they were looking for. When we walked through a house, he knew certain things that would have to be repaired and what the costs would be. He also had a network of subcontractors he could recommend -- in fact we used one for some remodeling work on the house we sold.

Paymon is a really good guy, very down to earth. He is one of the few people that believes in customer service, which is out the door now. In fact, I consider Paymon a friend of the family. He knows our family very well. He went out of his way to make us feel like we were one of his most important clients -- even though he only met us a couple of months ago. If I had to use another agent to buy or sell a house, I would not hesitate to call Paymon again.

Paymon was very professional and has a good command of the housing market, the economy, and the area we were looking at. He knows when to buy, when to sell, and how to position the property.

Our situation was stressful because we were selling our townhome and trying to buy a new property – so our time to find and purchase a house was limited. But we were very happy with the house we purchased: it was larger, had a nice backyard and was located in the same school district as our old home (which was very important to us).

Paymon also really helped us with the decision-making process by giving us lots of useful information. He told us what kind of renovations we could make in the future if we bought a particular house and had a great network of people he could bring in for almost any repair needed like plumbers, electricians, carpenters, and contractors. He was very familiar with the area and knew the pros and cons of every deal. He was always aware of our needs and would help us to make a decision based on our needs. He would suggest houses that might work for us and suggested which houses weren’t worth our time. So, I think his knowledge was very helpful.

Based on his professionalism, knowledge about the areas, and quick response time, I would recommend Paymon. Some realtors will show you five properties and expect you to make a decision immediately about which house to buy. Paymon on the other hand is very patient. He understands that this is a big decision and it is a process. He doesn’t push you to make a decision and works with you to understand your needs in detail before he shows any properties to you. Even when we took a break and returned to him after many months, he was still very enthusiastic about working with us.

I actually referred Paymon to a friend before using him myself. She was looking for a house and not satisfied with the realtors she was using. I had met Paymon a few years before when I was thinking of buying a house in the area but didn’t go through with it. Within the first two minutes of talking to him, it was clear to me that he was very knowledgeable. So when my friend told me how unhappy she was with the realtor she was using, I suggested Paymon. Within a month, she bought a house she loved. So when I started looking again, I went straight to Paymon.

We must have seen about 30 houses together in Redwood City and Menlo Park. Paymon was very knowledgeable about the area. He knew which neighborhoods were growing -- which was important since I was also looking at this on the investment side and planned to sell in the future. If I found a house in a not-so-good neighborhood, he would tell me not to look in that location at all, which saved me lots of time. He’s lived in the area for many years, so he knows all the streets.

There were houses I saw and liked, but Paymon would let me know what the problems were and why I wouldn’t want to live there. He could have just made the easy sale and collected his money, but he wanted to make sure I was happy with the house I bought. Paymon is on top of the market, but more importantly, he has skin in the game. He is also buying and selling houses himself.

When I finally found a house that passed the threshold of what I wanted, I made an offer. At around 4 o’clock that day, I got a call back saying my offer was one of the top 3 and did I want to change it. Since I really liked the house, I decided to increase the offer. Paymon’s insight helped me decide how much to raise the offer, and I got the house. Paymon also recognizes how fast the market rates can change and encouraged me not to wait because he knew interest rates were going to go up soon – so I got in at a 3% rate instead of 4%.

Paymon is friendly, kind, and knows everyone – other realtors, loan agents, contractors – which is helpful. He looks at the long-term relationship, not the short-term gain. I will continue to recommend Paymon and will definitely use him again when I buy another house.

My boyfriend worked with Paymon to buy a property, and we were happy working with him during our last purchase. So when I decided to buy a property myself, Paymon was the only option I would consider. I wanted a property that would be an investment for me and grow over time. I trusted Paymon more than myself when it came to buying property as an investment. He has a good amount of knowledge about the market and understands what to look for.
One of the biggest factors, though, was that he gave me feedback about the properties; he educated me about why a property was good or not good. He’s very honest and straightforward. Sometimes, there was a property that wasn’t ideal, but it had the potential to be perfect. In those cases, Paymon would tell me what was needed to improve the property. It felt like when I was buying a property with Paymon, he was as invested as I was!
I never felt pressured to purchase a property ASAP. Paymon let me take my time with my decision. With most agents, once you make the purchase and sign the contract, that’s it. But with Paymon, I could ask him questions and he would guide me. I was new to being a landlord and renting the property out – so there were a lot of problems I had never experienced, but Paymon introduced me to resources I needed for the property, like an electrician or handyman.

Paymon was like a friend to me. Not only is he easy to talk to, but when we looked at houses he always was direct and honest with me. He would tell me if a house was a good buy or whether it the price was worth it. Sometimes he’d say that it was a good property, but not worth buying at this point in the market.

He never pressured me, and was always good about keeping my interests in mind. When I called, he would get back to me quickly. One time when I called about a property, and he happened to be traveling. Despite that, he got back to me later that night with all the details.

When I found the house I wanted, Paymon negotiated it for me at about $80,000 lower than their asking price. He even reduced his commission to lower the price of the house. This was not something I asked him to do, he did it all on his own. Such commitment really impressed me.

We were selling our house at the same time. Unfortunately, this was right at the time the market dipped. I was getting nervous because I had to pay double mortgages, and many were taking advantage of the tough market by underbidding homes. When we got an offer, it was really low. Paymon asked how I felt about it. I admitted it was too low and he agreed. Since the house wasn’t moving, we decided to put it up for rent. Paymon helped write the advertisement and get it ready – although we never made it that far because the house sold in the meantime.

This was the difference that sets Paymon apart. Most realtors would pressure me to take the lower price initially offered to move the house and get their commission quickly. But Paymon gave an honest opinion of what he sincerely believed was best for me, not one that would move the sale faster. On top of that, he was able to negotiate the price well above what even I expected in a good market.
