‘Mom and Pop’ property management groups are a hit or miss. Ladies in the office were kind and typically quick to respond to any issues that came up over my lease - reason for the extra star.

As someone who has worked in residential property management for quite sometime, their operation seems predatory to tenants (myself included). Sadly, they are at the mercy of multiple owners who hire Partlow to manage various sites in the valley; this type of management makes it difficult to make sure quality is set across the board. My apartment was recently remodeled and had someone living there once before me. When I moved in, many of their belongings were left behind and construction dust was caked in all the cabinets. The building itself was historic and the owners were ‘waiting for a permit’ from the city for the entirely of my lease to replace the windows. The original windows were falling off leaving an inch gap for outside air to seep in. No joke, with a little wind, you could feel the hot breeze standing 2 feet away. I had the owner’s maintenance tech fill the gaps with spray foam because it was so bad. The remodel of the apartment in general was terrible; my closet didn’t have basic insulation or drywall. I wish I had paid a little more for something nice once I realized what I was getting myself into.

My biggest issue with Partlow were the move out charges. I left the apartment in much better condition than it was provided. After spending hours deep cleaning, I was charged $450 for cleaning alone. If their vendor seriously needed 9 hours to clean a spotless studio apartment, I would suggest they find a new vendor because they are creating a worse reputation for Partlow.

Response to PM: I realize in these types of situations the tenant is responsible for returning a condition form after move-in to provide proof of the apartment’s condition, however, I did not return this form (which I should know better) and I also forgot to take photos to back up these claims (best advice to others in this situation is to do both of those things). If you are genuine about re-reviewing the move out charges, please send me an email to discuss. It’s less about the money and more about the principal. Out of respect for what you and your team do, I did my part to make sure it was an easy transition for the next tenant while overlooking the condition it was provided.

Rented from these guys asking for an 18 month lease, initially accepted our request and on signing the lease they renegotiated saying they don't do 18 month leases but we could renew for 6 months at the end of it. When we moved in there was a laundry list of stuff we listed (with pictures) that needed to be done including the faucet not being hooked up properly, causing it to gush out under the sink in front of the maintenance manager. When they fixed it, we requested a check for mold to prevent damage and illness, they never followed through. They pledged to honor no less than 5 separate service requests and only 2 of them got fulfilled, one of which was a water like leaking and flooding another area that we insisted be checked for mold again to no avail. When we went to renew, we were fed up with them and wanted to do the previously agreed upon 6 month lease to find a different location, lo and behold they claimed they don't do 6 month leases and essentially forced us to sign another year. Come the end of the lease period, they went through and found all of the things we listed on the move-in sign off list and charged us for every item including the 2 separate mold check requests that we demanded unsuccessfully they check for. Out of the $1600 deposit we gave them, we received barely $100 back. Partlow is the single most incompetent property management group I've ever dealt with, they made every effort to avoid holding up their end of any agreements we made with them, kept the majority of our security deposit, and likely did not even use it to fix any part of the home before renting it out a month later. I pity anyone who attempts to rent from this company. Do yourself a favor and keep looking.

Rented from them for over two years and never missed a payment. When we moved out they claimed the carpet was urine stained and needed to be replaced for $400 and the house needed $1k worth of cleaning.

They also tried to evict us with a three day notice for not maintaining the yard on the week we had our first child. Please don't rent from these guys. Check out the pictures we took on move out, and you tell me if this place needed 40 hours of cleaning or not.

I rented from Partlow for just over two years. Their online portal is user friendly and makes it easy to pay rent and request maintenance. Maintenance requests are handled promptly and their staff is super friendly. I felt like their pricing was fair for the market, they didn't jack up rent when I renewed my lease, and were flexible with me moving to a month-to-month at the end of my lease.

I will note their lease is very long, like 3-4x the size of any other lease that I've signed. They will hold you to high standards for cleanliness and property condition when you move out. I recommend being thorough in filling out their property inspection list and taking pictures when you move in to reduce friction when moving out. They also require a 60-day move out notice vs. a 30-day notice which is easy to forget about.

My boyfriend and I recently moved in to a property managed by Partlow. Aimee, Savannah, and the rest of the staff that we worked with or spoke to were so helpful during the entire process. Their professionalism, honesty, kindness, and responsiveness made the application and moving process as low stress as it could be, especially in comparison with large companies that we have dealt with in the past. I was even out of town and cell service often due to work, and they did their best to keep me up to date which was very appreciated. We are very grateful for the experience we have had and truly trust the staff. Highly recommend.

DO NOT rent from Partlow unless you are okay with dishonest employees and outrageous charges upon moving out. In my six years of renting in Salt Lake City no other company/landlord has taken my deposit. Upon moving out they charged me $667 to clean my 600 SF apartment. The carpets needed to be washed but that was a $58 fee separate from the $667. The rest of the apartment was left just as clean as when I moved in. I scrubbed the bathroom moped and wiped down all surfaces. If I had known that they would charge $35/hr for 18 hours to clean an already clean apartment I would have hired a professional cleaning service so there was no way for them to greatly exaggerate cleaning costs.

Extremely dissatisfied with the greedy people at Partlow. Don't expect to get your deposit back, expect a bill.

I was also told by staff when resigning my lease that they PREFER 60 days notice to vacate but only REQUIRE 30 days notice. I gave 31 days written notice and was then told that if potential landlords contact them in the future Partlow will tell them that I did not give adequate notice to vacate. Admittedly the contract says 60 days notice but I trusted that staff would not outright lie to my face. Bottom line is if you do decide to rent from Partlow don't trust anything they say that isn't explicitly stated in writing.

We have used Partlow Property Management for three of our units in downtown Salt Lake since 2005. They have always been responsive and professional in every respect. I feel they are looking out for our best interests as well as fair and honest with both us as owners and the tenants. Being out of state we never need to worry. I wish they had other locations to help with some of our other properties as the management companies we’ve used for those don’t measure up. We especially appreciate Savannah at Partlow for all her hard work!

I was a tenant for 2 and a half years, I delivered the apartment in perfect condition, I hired a specialist cleaning company for the carpets, and they did not refund my deposit in full. They are bureaucratic and do absolutely nothing with regard to improvements and maintenance on properties. Pure abandonment.
