First the up side-neighbors are great, outdoor parts of property are well maintained. Now the downside, bought a home here in May 2021 and it had a number of unexpected problems. Besides needing a new roof, plumbing leaks in bathrooms, air conditioning/furnace constantly needing repair - 88F and blazing hot indoor, termite problem was taken care of but still finding bodies etc. sheds have rotting wooden floors under vinyl ... just not sure what home inspector inspected but certainly doesn’t seem like this house. The new Samsung appliances malfunction or some like frig and freezer don’t function at all. Maybe it is just this unit that was neglected. Had to have new appliances repaired under warranty but it was a drag being without refrigeration a week while awaiting service guy. As a buyer I should have checked more carefully what I was as getting into.
Update Fall 2021- After settling in and getting most of the housing repairs taken care of ... it’s a great community to live in with an incredible location near a plethora of amenities...ie 25 minutes from really great beaches 🏖

Lived here 2 years now and very happy we chose this park. The park is well maintained, views are nice, and we now have a Maintenance captain who is very knowledgeable and very helpful.

It's a beautiful community with a lot of activities included at the clubhouse. But you have to utilize them. Happy residents and a great and safe place to live. Unfortunately I lived with a miserable person and chose to move on, but I would like to be there again. Very safe neighborhood.

Great Mobile home park. Always improving the park with upgrades & maintenance. Consider myself lucky to live here. Neighbors are very nice. Lots of social events. Doesn't get any better than this.

A wonderful place to live. It's well maintained and the staff is extremely professional. It's quiet and safe and the residents are friendly. San Marcos is the perfect city for senior retirement. I've enjoyed living here for the past 17 years.

We visited here as my brother in law lives here. We stayed with him for a couple of days and got to meet a few of the residents. Very nice place with great facilities. Rick and Jo's wife Cheryl have been there a year and love it. If we loved in Southern California would consider buying a place there.

Lived in PEE for almost two years. With recent staff changes, the management will only get better. Enjoyed my stay and many good residents. Highly recommend PEE.

This is a nice park for seniors on a fixed income. Perfect location with shopping nearby. Unfortunately the current owners are trying to make some decisions to change the property and could possibly put owners out looking for a new place to live. The mobile homes are puchased, but the land is rented. For the longest time San Marcos has protected these seniors and created a haven for them to enjoy a secure, well maintained, home owner environment, but lately the owners have jeopardized this with hopes of selling it or raising the site rent. With over 200 homes, can you imagine how many seniors could be in jeopardy of losing their homes if a dramatic rate increase occurs....or worse if the park is sold or repurposed. Please beware if you are looking to purchase in this park. Ask all the questions you need to before committing.
