Had a hard and not comforting time with Debbie, she showed signs of dislike towards me and my employee as well as took a few jabs to take my employees position over at our company due to the amount of money she makes. She also asked very personal questions that have not been brought forth by any other realtor during the relocation process for my employee. Ultimately denying my employee and not allowing her husband to take a shot at the process due to him “not making enough money” in her words without even checking his credentials. Not only did my employee follow every step taken and in a timely fashion. My office is another week without our Sales Manager and Field Supervisor. We also experience them thinking she was a fraud and making calls to my fiancé asking if she was even real. This is unacceptable and unreasonable. We will not be referring this company to any of our relocating employees or using them to get houses of our own.
Do better Debbie and do better Osborn Properties.

Everyone that works the front desk is extremely impolite especially Debbie. Every time I would call they would treat me like a bother. Maintenance guy did his best to help but he was extremely overworked and they would just rigg things instead of fixing them. So most times things would never get fixed and we would have to buy things to fix it on our own. Dishwasher had mold all inside of it they didn’t care. They don’t care about you or any issues you have. If you want to break lease it’s nearly impossible even if you offer to pay twice the rent and lose your deposit. This place sucks Do not rent from them unless you have to.

I was having trouble finding a suitable place here and my friend recommended this company. Debbie is really sweet and amazing! This is the first place I’ve ever rented where everyone’s friendly. Maintenance came out to fix issues I noted on my walkthrough, which I’ve never had done before (usually I have to place in a separate work order). My neighbors are quiet and my apartment was very clean at move in, I feel it’s worth the rent they are charging. I viewed places with other companies only to see dead roaches and other red flags (Hartmann Rentals who owns the majority of properties here). It seems like this company cared about their tenants and prospective tenants.

We LOVED our villa at Lake St Ellen. It was almost too big for 3 people.
Our 2 bed 2 bath villa had updates such as laminate flooring throughout (minus the basement which was still carpeted). The glass cooktop stove worked well and so did the refrigerator. The dishwasher was junk, and when replaced, it was replaced with new junk. Neither one dried dishes
The neighborhood was quiet and we had awesome neighbors for the 2 years we lived there.
Maintenance staff is OK. Management is rude, plain and simple. All the residents I spoke to agree--I thought it was just me. ?

HIGHLY DO NOT RECOMMEND!! THEY DO NOT BELIEVE IN GIVING YOU YOUR SECURITY DEPOSIT BACK! VERY MONEY HUNGRY!! I lived in a unit with them for 1 year, I hated how it was set up. Only one way entrance, the steps to go upstairs was in the back of the house and the parking was so limited. My room was the only comfortable room there so i stayed in it 24/7. I found a new house i fell in love with and the company called them for a review on me as a tenant. I paid rent on time for 9 months straight, i did not pay December on time because i was going through a program and they told them that which was a hater move. I still got the house. I moved out and even had a cleaning company to come clean up to get my deposit back. I get a letter back 30 days later saying i owe them $73 and my deposit of $895 will not be getting returned. They had to repaint 75% of the unit, pull up floors downstairs for pet urine, etc. Need to remind you i was in my room with my kids the whole time i lived there because i hated it. It's no way you had to pull up floors and repaint 75% of the unit. My pet lived with my parents and only came to my unit probably 3 weekends out the entire year. I've always read reviews that they do not like giving deposits back and unfortunately I'm one of the ex tenants to experience this. Great thing i took pictures of how the unit looked after it was cleaned by the company. I will be seeing them in court very soon!

Great experience with this apartment. Service response was great for repairs, and during covid, the subcontractors for heating/cooling were great when parts weren't readily available. They kept the issue at bay when the AC developed a leak in the heat of Summer. I would recommend these if you are looking for a place short or long term.

Lived in a place for about 2.5 years. Had an appliance go out once and they had it fixed within the next few days. Paid rent on time every month. Spent several hours cleaning before moving out. Dropped off my stuff and got my deposit back within the month.

No qualms here. Recommend.

From the friendly staff to helpful maintenance crew, living in an Osborn property was an absolute pleasure. I truly enjoyed my almost 7 years living in the property. I would absolutely recommend them to anyone in the area looking for a place to live. Once the move out was completed they inspected the property and provided me with a check for my full deposit much quicker than I had anticipated. Thanks again!
