In the early hours of January 21, 2025, the fire alarm in the entire building was triggered for an extended period, going off at least twice. I took this opportunity to use the emergency exit and walked down the stairs floor by floor. During this process, I discovered that every fire extinguisher on each floor had expired, and the quarterly and annual inspections of the fire system were overdue by at least one, if not two years.

Shockingly, there were items stored in the emergency exit: on the PH level, I saw materials previously used by the Sponsor (DMG) during property showings, such as small gifts, helium tanks for balloons, and stacks of price brochures. On the 14th floor, I noticed large amounts of wooden furniture, construction materials, and unidentified liquids. I am curious why the developer hires agents and construction teams who cannot properly dispose their materials, and I am also puzzled why the HOA and management company fail to perform basic safety inspections for emergency exits, fire extinguishers, and fire systems, allowing these issues to persist.

In this so-called luxury apartment building, there are numerous other examples of mismanagement and inferior functionality, such as residents who love smoking on their balconies, pool doors and floor-to-ceiling windows on the outdoor platform that are frequently left open by certain residents, expired CPR devices, a U-tron parking system that can no longer accommodate SUVs after 11pm, HOA meetings that are never scheduled consistently, and the parking garage filled with vehicles lacking resident identification stickers.

To be fair, the management team has done a few things, such as making the dog run noticeably cleaner recently. However, with monthly HOA fees costing us thousands of dollars, we expect at least a baseline level of competent management—such as eliminating fire hazards and conducting inspections of fire safety equipment.

As of now, the cause of today’s fire alarm has not been identified, and I hope it was a false alarm. I returned to my unit but have been unable to fall asleep since. For anyone who wants to rent or buy in this building, I would say this building is amazing on concept and design, but needs fine-tuning in terms of day to day operations. Hope the HOA and management company can get things corrected quickly.

A lot of the issues mentioned in reviews are due to the incompetent management that was hired before majority of the units were not occupied by the owners (aka building development company had control). The HOA is working hard and closely to address issues since the One Park units are now owned by the owners, not the development. These issues are getting addressed for sure as I see improvements. Also I think these issues arise and common during the transition.

My unit has no leakage or any major maintenance problems so I can testify it's not necessarily the entire building having such issues.

Also, there are pros and cons when you live at condo but I definitely enjoy all the amenities at One Park.

I’ve been living here for over a year, and the quality of living is excellent. The indoor swimming pool, gym, and indoor basketball court are fantastic amenities. The view is beautiful, and the service crew, including the doormen and cleaning team, is outstanding.

This is a fabulous property. Their facilities are world class. You will not feel like you are in New Jersey. They have a Yoga room, Indoor Golf room, Swimming pool with open are for the summer, outdoor barbecue on the roof, indoor car parking facilities with electric charging.
The staff is very courteous. The building has some great views. Kids room and Adult gym are great features.

I have been living at One Park Condos for almost a year now, and I am thrilled to have just renewed my lease. This building is truly exceptional in every aspect.

Communication is seamless, with prompt replies from the agent management team whenever I have questions or concerns. It may take some time to wait for the landlord's decision to get repaired, but it is completely understandable and manageable.

Incredible amenities! The common areas are always spotless and well-maintained, contributing to a pleasant and welcoming atmosphere.

Compared to other buildings in NY/NJ, I am very satisfied with the living area and comfort, price, facilities, and services here. So if you are looking for nice place to live in the future, this is a great choice!
