They make contacting management impossible so I'll talk here. I've attached photos to what is going on at The Falls in Baltimore. I pay $2300 per month. Last week I found over 20 dead mice in my apartment. Now they are refusing to pick up the trash piles and it's getting bigger by the day. Someone needs to contact me regarding this. I've already reached out to the news and my next step is the housing authority. Good luck getting my rent until it's cleaned.

DO NOT RENT HERE. I may seem like a deal with price but it’s honestly not worth it. With the amount of extreme issues that occur and the overall property neglect you’re better off renting something more expensive, worth that amount. My neighbors and I have been without heat for a day. A total of 45 degrees within my apartment. Impossible to speak with anyone who can help. They use a call center which takes a message in which you’ll never hear back from. Ladies in the office are pissed before you even walk in to ask for necessary help. Every 0-1 star review I’ve seen has it about 150% correct. Trust the renters and run in the opposite direction.
Rented here in attempts to save some money to buy a home. Thankfully, I closed on that home and will be leaving this property. Scared to even deal with the move out process as I’m sure there will be difficulty getting my security back from them. Had to get lawyers involved previously, I’m sure it won’t be the last.

I am 100% sure all of the good reviews come from the staff, or new residents that were desperate for the Amazon gift card, which is offered for a five star review. This management company is awful and is aware that is awful. There is no way to escalate issues—no email is provided, no phone number, no access to anyone from the actual management company. They have a line that “takes messages,” with no actual intent of anyone getting back to you. I’ve been using this line for a year now and not once has anyone returned my call. I pay $2440/month in rent and up to $2650 with the utilities at The Falls, and I am constantly waking up to no hot water in the building without any communication or reason. Heating and A/C is an absolute nightmare and the building is infested with roaches and mice. SLUM LORDS posing as luxury… do not trust in Olive Tree Management. They do not care about their residents or the conditions of their buildings… 1 star was honestly too much

I experienced a series of challenges during my nearly three years at this property. When I moved into apartment L1, I discovered that it needed to be adequately cleaned. Additionally, I encountered a significant infestation of drain flies and black flies, along with a water-damaged ceiling that led to moisture accumulation and subsequent mold issues.

The management company subsequently relocated my family to another building, the O building, which unfortunately proved to be an even greater source of difficulties. Although there were no immediate concerns, the situation worsened when the management transitioned to Olive Tree Management. They imposed an additional monthly fee of $1750 plus utilities fees totaling $2000 for a two-bedroom apartment on the third floor, which lacked amenities. This lack of basic amenities only added to my dissatisfaction and highlighted the need for better living conditions.

While there have been sporadic sightings of insects throughout my time here, we now face a pervasive roach infestation. This infestation has [specific impact on daily life], making it exceedingly challenging to elicit a timely response from the management company regarding extermination efforts. Furthermore, when treatments are scheduled, they utilize chemical agents that pose a risk to my two-year-old child and pet.

Olive Tree Management provides insufficient advance notice for necessary treatments, often allowing only one day's notice, which results in a $75 fine if occupants are unprepared. This expectation suggests an unrealistic assumption that tenants can magically prepare their belongings in time for a clean-out. On one occasion, I had to take a day off work to comply with the clean-out requirement, only to find that the exterminator did not arrive and no rescheduling notice was provided. This lack of communication only added to my frustration and highlighted the need for better communication.

Upon contacting the Olive Tree Management rental office to inform them of the no-show and to inquire about compensation for the workday I missed, I was met with rude and unprofessional behavior from the receptionist, who abruptly ended the call. This unprofessional behavior not only added to my frustration but also highlighted the need for better customer service. I subsequently attempted to reach out again, as she did not adequately address my inquiry, and I wish to emphasize that I do not require further treatment, as it has already been completed.

I ended my lease and moved out on July 13. I received an invoice stating that my full security deposit would be returned to me and as of August 29th, I have not received it. I have emailed with the property manager and supposedly two checks have been mailed out to me, and neither one has made its way to my mailbox. I see so many other comments and negative reviews that getting your security deposit back from this management company is an issue. You cannot contact them directly either because if you call the corporate number that is listed there is a recording that says it's been disconnected. All of their comments in reply to the bad reviews that say "call us" is ridiculous because no one will answer the call. It's a disgrace!

I was going to move in and didn’t after canceling. I was due money back. I have been reaching out to this company for more than 30 days to receive my check. It was processed on June 3 from what I was told by the manager at Water Edge townhomes. I have also sent messages on the management company website of Olive tree with no response this company owes me money and I have not received it yet. Not even a phone call.

If I could give ZERO STARS i would! I have been waiting on my direct deposit from this company for almost 5 months! Leasing office is giving me the run around ! They said they sent it weeks ago, but I NEVER received it. I properly signed out of my lease and was charged an extra month’s rent because nobody communicated that to the new management that they just hired and replaced everybody with. I haven’t gotten a receipt to tell me if I am even getting one back or notification on when the inspection was done on our apartment. This company doesn’t have a direct call number for the Flora Park Baltimore location and nobody is getting back to me ! Do not waste your money with any of this company’s location. They are just painting on top of the actual problem and making the place LOOK good to raise the rent! The flora park location was terribly infested and all they did was fix up the outside and added parking chargers. Nobody has communicated with the old management and they just fired everybody, so there is a huge lack of communication all over management. My next step is a lawsuit !

not having a good experience. 2 years at a rehab unit at the hills has been nothing but disappointment. I had a flood and now a fire ( no fault of mine), repairs takes weeks sometimes months. I call leave message with no follow up with the rental office. I been with out heat for 4 days. sad to say after reading the other reviews this is 2024 and I completely agree with the others.
