I have rented from them for over a year and they have always responded quickly to any maintenance requests that I needed. The last family that lived in my townhouse really did a number on the property but the company fixed it up and took care of anything else I noticed after moving in. The first plumber that came to fix something was obviously burnt out and had arthritis, but they have since replaced him and the new guy is knowledgeable and respectful. The application process was typical for Fayetteville, I think people forget how quickly our town has turned into a city. You should plan a few months ahead instead of waiting until the last month to move. I wasn’t able to get the first property that I applied for while my application was being approved because there’s so many people applying for each rental, but after I was approved they recommended another place that I was easily able to get with a deposit. I had an issue with roaches when I first moved in, mostly baby roaches, but again, the family that lived there before me did not take care of the place and that’s not the company’s fault. The fact that they were babies means they did exterminate and just thought they got rid of them. Also, I’ve had to deal with roaches in every rental I’ve lived in Fayetteville and I’ve lived here my whole life. They’re everywhere. The company came out and sprayed, as they do every few months, and after leaving out some colony killers the roaches were gone in two weeks and I haven’t seen one since. I also like how they aren’t constantly bothering me or just showing up unannounced. I take good care of rentals and when you’re good to the property they don’t need to hover. I’m really glad I found this place because my back porch is steps away from a trail that goes up Mt. Sequoyah and it’s beautiful in the warmer months. I’ll probably want to upgrade to a bigger place in the future and they have lots of options available throughout the year so I’m glad I’m already with them and can use them again when that time comes.

This company is absolutely horrible! DO NOT RENT with them. We moved in two weeks ago to a place that is a literal hell hole. In the two weeks we’ve been there we’ve encountered so many problems and no one is coming out to fix them. Not to mention the pests. I have put in 12 maintenance requests and they keep blaming on them not coming out because of my dogs although they haven’t reached out to discuss a time to come for me to be able to put them up. They won’t give me the maintenances phone number so I can reach them directly and are not working to get us in a better living situation. They only say we can turn in keys and still pay until someone else rents or we can advertise to get someone else to rent it. The fact they will still rent it knowing all the issues it has is absurd. Just save yourself some trouble and don’t rent!!!

I have rented from them for over 2 yrs. I still have open maintenance requests from when I moved in 2 yrs ago 1) broken front window from previous tenant 2) broken garage door. again from previous tenant (pushed in, barely locks, missing handle) - you can see the electrical tape on google it's been that way so long. I had a snake in my duplex this last summer, it came in through the garage since the door doesn't fit snug anymore. This is also fun in the winter as the door isn't insulated so having air/leaves blow in is a challenge to keeping the house warm.

I have an open WO from 10/17/2024 for roaches coming from next door. As of 4/3/2025 they have yet to exterminate.

They left tree limbs piled up outside before I moved in and I was told I had to place them on the curb and use my limited pickup allotment to have the city pick up. Two years later this was only taken care of when the insurance company required trees to be trimmed, and the trimmers took the pre-existing limbs with them.

It is stated in the lease that tenants are given 24hrs notice of a maintenance person coming, this never happens. I have had lights left on, appliances unplugged, pet stressed out(he's high anxiety and is leery of strangers). I received notice that someone was coming on a specific day to do pest control and change filters, they never showed. Do you know how creepy it is to come home and find things moved, unplugged, cabinets open?

My neighbor and I had to walk through raw sewage for three weeks before they unclogged the outside drain. I WFH on Fridays and came home to the plumber at my house. He had stated that this was his fourth trip there. He had been in my home multiple times, used my water, etc. without my knowledge. He was upset that the plumbing, raw sewage incident had been escalated to the city. I verified my information with him so that I would know when he came back, he didn’t let me know, he just showed back up a few days later.
They replaced a pipe under the driveway, didn't pack the dirt, didn't pour concrete. It washed out and our drive way was useless for weeks. They finally filled it, but with more gravel so it will wash out again.
When you call the office to ask when a maintenance person is expected you get ā€œit was sent to the technicianā€. It’s not the office ladies fault, they only know what they are told. But it is concerning that the maintenance department doesn’t know where their personnel are at any given moment or when they are scheduled to be in someone’s home.
As a parent, I find it disturbing that they won’t let you know when they are coming. When I was raising my daughter we reached the age where she was too old for after school but I didn’t want her answering the door. So what happens when one of the maintenance personnel decides to just walk in on your under age child. Hasn’t happened but it very likely could.
Oh- and if you know/see a rental that is coming open, don’t bother calling about it. They will lie and tell you it’s already been rented. This happened to me and a couple of other people I know that were looking to move. They won’t tell you ā€œit’s not available yetā€, they will straight up lie to you.

UPDATE - instead of addressing any of the issues they have decided to cancel my lease. I found out yesterday when a random person showed up at my place that they have posted my duplex for rent without giving me notice they were listing it. I have been actively trying to find a place to move to but the market is rough right now.
