Rockie is awesome! There are many appraisal companies out there, so why use this one? COMMUNICATION. I am a private lender and time is the biggest killer of deals. Rockie doesn't miss a beat and keeps things moving along the entire time. I really enjoy working with her and if communication and timeliness is important, you are in the right place.

I had a very disappointing experience with this appraisal company. While the AMC was responsive, the appraiser assigned to our order, Alexander Marcopul, was both incompetent and unethical.

First, he falsely claimed to have contacted the point of contact when, in reality, he did not schedule the appointment for several days. Then, after finally scheduling, he failed to show up at the agreed-upon time and arrived a full day later—without informing anyone. To make matters worse, he brought four children to the appraisal and disarmed the house alarm without consent.

The appraisal report itself was equally problematic. Instead of using comparable properties within the same community that closed in the same period, he included properties from other areas. Fortunately, the AMC coordinated a Reconsideration of Value (ROV), but this caused further delays. After underwriting review, additional errors were found—the room sketch in the report didn’t even match the photos—requiring yet another revision.

While the AMC mentioned escalating these concerns to the account manager, no further communication was received. Thankfully, we managed to close the loan just in time, but had the appraiser or AMC handled this situation properly, we could have avoided unnecessary delays. I would not recommend this appraiser and would urge the AMC to improve their quality control to prevent similar issues in the future.

Ordered an appraisal I’m on June 18th for an August 20th closing and still don’t have a completed appraisal and today is August 19th. If your goal is to default on the property you are trying to buy, this is 100% the appraisal company for you. Otherwise, steer far far away. They will also nickel and dime you for any change you request, even if they or their appraiser made the mistake. Get your act together, it’s not rocket science!

I have never written a bad review in my life but the treatment we have received from this company has had me reach this point. We paid for an expedited appraisal that they promised they could get to us in 2-3 days at the latest. It has been over a week and we have had to push our closing day back multiple times. We have called and emailed the appraiser and gotten nothing. We have called the company and have gotten no answer as well. They won't even answer our lender. It is absolutely uncalled for that we may lose a property and our earnest money because an appraiser cannot do their job correctly. It takes all of 15-20 minutes to write up an appraisal on a single family home with 20 plus recent comps to go off of in the neighborhood. I can assure you nationwide is not on your side....
