Lived in Beverly Hills but the apartment wasn’t clean when I moved in and had to have them clean it again. Holes in screens so bugs came inside and they never fixed anything. Still charged me $150 for cleaning fee even when I moved out even though I cleaned, vacuumed, and left no mess. Also raised the rent during Covid but probably got in trouble with the city so they had to return the difference.

I’ve lived in a unit managed by MZL for nearly five years, and have had nothing but positive experiences with them. Larry is super quick to respond to work order requests and always gets a technician out either the same day or next day to fix any issues. Property managers can be super hit or miss and can really make or break your living experience - I’d honestly say I’d be happy living anywhere that MZL manages.

First off, I want to say I enjoyed my time living in the bungalows on Hayworth. However, be aware that nothing in the units have really been updated in years. Also, their pet policy is a bit strange since I unfortunately was not allowed to have pets in my unit while everyone else in the bungalows seems to have one. When addressed this to the property management, their response was that all of them were “service animals” which I can’t really believe, but that’s besides the point since I did agree to those terms.

The reason for the one star is the fact before vacating the unit, I thoroughly cleaned the apartment besides doing minor plastering or painting minor holes on the walls from putting up curtains since I’ve lived in the unit over 18 months and legally the management is responsible for painting the unit after that length on time so I thought it would be ok. Having also done a proper walk through with the property manager before vacating I was told the unit looked like it was in good shape and my security deposit will be sent to my new address.

Once upon receiving my security deposit, I noticed that $150 was deducted from my deposit that went towards a “cleaning fee”. I decided to call the actual management company and when asked for photos and an itemized list of what the fee was used for, the person on the other line seemed very annoyed about the question since I’m sure I’m not the only previous tenant to have asked the same question.

They also claimed that “I got off easy” since there apparently was substantial damages to the wall which was a flat out lie since that would have been fully addressed in my walk through with the on grounds property manager. The “damages” they were speaking of were holes left from the nails and screws from the curtains I put up. They even threatened to send me a bill for the painting on the walls which a tenant is not legally liable for since I lived in the unit for over 18 months.

Anyways just be aware of when signing the lease since if you have any issues with the unit, note that it’ll take weeks to get anything fixed and plus to automatic deduction of $150 from your security deposit without any notification.

In September I will have been a tenant for 33 years. I have always been extremely pleased with their service. Whenever there has been a maintenance issue they "take care of it straightaway "
Over the 33 years they have kept up with upgrades in a timely manner. Everyone on the staff has acted promptly , professionally and in a friendly, courteous manner

Just at loss for words, I’m supposed to have mutual respect from my manager and she’s slammed the door in my face, talked to the property owner once and he kept cutting me off and never called me back about concerns I was having about their gate outside to the garden area not being locked which gave public access to people stealing from my patio, he ignored my calls after and never returned them. All I want is respect but the manager and property owner have no people skills just yell at people and don’t care to understand complaints or resolve them. I don’t care for money or anything just peace and respect for the place I pay to rent..

My parents moved into this apartment complex about a year ago and while the area is not the best, the managers are. Gloria and Lorenzo are so sweet. They have been very accommodating. Gloria makes herself available through text or her personal cellphone after hours and on weekends. Lorenzo is always cleaning the building making sure the grounds are clean and safe. Their maintenance worker even helped my folks move in their bulky couch. We wanted to tip him and he said no. All in all, I am very happy that my folks found this place. They are very strict with parking and respond to any maintenance issues right away.

Recently, my husband and me were walking along in the city of Encino on a residential street named Newcastle Avenue until we made a brief stop on the side walk so I could fix my shoe lace. Although we were on the sidewalk, this bulky man (appeared to be in his 50s) approached us and started questioning what we're doing in front of the building. We sorta were surprised what the big deal was because we were using the public sidewalk to walk and made a brief stop. We didn't know what to say because we were so caught off guard. Then before we could respond this man says he's the manager of the building (the one we were passing at the time). ....then he says we can't stand in front of the building because it's private property....does he not know the laws? my husband and me were on gne sidewalk......so then we ignore him and go on our marry way...then he shockingly follows us to Ventura Boulevard on foot. In the last month or so, A couple of other neighbors have shared this new manager has been mistreating tenants, pedestrians, visitor's, and passerbys alike in an irrational, disrespectful way. Before this incident that happened to me and my husband, we heard he was giving a hard time to some teenage girls that live in the area too....we didn't believe it but now we have changed our mind. It's kind of SHOCKING the guy and his wife are still at this Newcastle apartment building working a management position. Truly incompetent and poorest professional setting that I've ever encountered (in this case they flagrantly encountered me and my husband). Next time I'm nearby I will make certain to not bring my children nearby because after talking to others in the area we've verified this new manager has a thing for stirring up trouble in general but especially with children (or those he feels he can easily bully/target- elderly people and children).
Hopefully this problem gets resolved.

While my building is really nice and the building manager is the best, this company has been a nightmare. They are constantly looking to get every nickle and dime out of your pocket. If you call their office, they will constantly interupt you, yell at you. They were so bad that I started to cry, and then because I was crying, they threatened to hang up. When I emailed them to complain about the service, I was given one sentence as an appology and a paragraph reminding me to pay my rent.
