Steve is a wonderful property manager to work with. He found good tenants quickly and is always very responsive to any issues or questions. I think the best way to show how great he is is that before we signed with him, we asked for references of previous/current clients. All 16 references had nothing but glowing reviews for Steve; some of them that I left voicemails for even took the time and effort to call me back and explain I had to go with him. I obviously have no regrets and would enthusiastically recommend him to any property owner.

I am compelled to share my experience with Morley Frederick Property Management Company and Steve Crane the owner who was the agent and acting landlord for the owner and was the agent who handled my lease through his company Morely Fredericks. The lease that I signed was between myself and Steve Crane who was the agent for my property management company. The lease was signed by Steve crane and myself and know one else and Steve Crane drafted the these Hanover saw it contractual obligation remained on me and know one else and the lease was between myself and Steve Crane who represented the owner of the property I leased and n of my lease and his property management company Morely Frederick's property Management.

Due to serious concerns regarding their treatment of residents and ethical practices. My involvement in a specific situation has revealed alarming behaviors that go beyond questionable management; they are exploitative and warrant immediate attention.

1. Rent Manipulation Based on Subsidy:
During my involvement, I observed a troubling pattern where the rent for a tenant—who was receiving a subsidy was increased to match the subsidy amount. Initially advertised at $2,195, the rent was raised to $2,650 directly benefiting the landlord by pocketing an additional $455 each month. This practice not only takes advantage of vulnerable tenants but also undermines the very purpose of charitable assistance.

2. Exploitation of Utility Bills:
Additionally, the tenant’s utility meter appeared to be linked to the common areas of the building, leading to the tenant potentially paying for electricity used by other residents. This is not merely an oversight; it is a gross exploitation of a vulnerable individual who was unaware of such arrangements. The landlord profited from this rent increase while shifting the costs of shared utilities onto the tenant.

3. Mismanagement of Security Deposit:
I discovered that Steve Crane the landlord improperly used the tenant's security deposit to cover excessive utility bills without informing the tenant. This behavior is a serious breach of trust and reflects poorly on Morley Frederick’s management practices. Security deposits should be held in an interest-bearing account and not misappropriated to cover inflated costs resulting from the landlord's failure to manage the property responsibly.

4. Coercive Behavior:
I have direct evidence of Steve Cranes threatening emails and messages which were used to intimidate the tenant into compliance. Such coercive tactics are not only unethical for Morely Fredericks but also create an environment of fear for those who are already financially vulnerable. And a poor way and only ensues nothing but negativity his approach is confrontational misguided and only warrants those things that are overbearing consuming and mentally draining.

**5. Abuse of tenant Finacial
Assistance:**
It is crucial to know and understand that the subsidy meant to help this tenant was manipulated by Steve Crane for his and the landlord's financial gain. Raising the rent to match the subsidy while burdening the tenant with inflated utility costs demonstrates a cynical exploitation of a system designed to support those in need.

Conclusion:
The overall lack of ethical oversight and the exploitation of tenants by Steve Crane the owner of Morley Frederick Property Management Company is alarming. I urge anyone considering renting from Steve Crane and Morely Frederick's
to proceed with caution. It is essential for the property owner to be made aware of these practices, as they may be oblivious to the unethical activities taking place under their name.

I strongly recommend that this matter be escalated to the appropriate authorities, as the actions observed here demand immediate legal scrutiny. It is imperative that such exploitation is addressed to prevent further harm to vulnerable tenants.

We had an extremely positive experience working with Steve Crane and Morley Fredericks for over two years. Steve was our Property Manager then represented us when it came time to sell our property.

Steve was helpful in coaching us as first time owners renting our home to tenants. There were never any surprises, he answered all our questions, made logical recommendations, and found us great tenants. We felt supported having someone like Steve with a great deal of experience and background in property management. Looking back, there was no way we were going to be successful managing the property on our own.

Steve has a great network of resources for any repairs or maintenance that was needed and got amazing value for any work required. It was a tremendous relief knowing Steve had that covered. Steve would often provide multiple options for related work, repair vs replace and so on. We agreed that we wanted a high level of response to any tenant related concerns and Steve did a great job.

When it came time to sell our home, Steve was the logical choice to represent us. He had worked with the property for 2 years, understood everything about the house, knew the market and neighborhood, and knew us as individuals. Even though we already had a working relationship, Steve still took the time to do the background, explain the entire selling process, and get us over the line. We made a plan, set some realistic expectations, and worked through the process. Our house sold in the expected time frame and we got above the asking price.

Folks will be successful with Steve and Morley Fredericks if they can make quick decisive decisions, agree on a basic plan and remain business minded.

When we were going through some transitions, Steve helped us from the beginning to the end…. When we decided to rent our home, Steve helped convert it to a rental property and efficiently maintained it with occupants for about four years.
