I've lived in my house for 6ish years. Anytime I've needed maintenance they have been quick to come over, they have never raised my rent by an insane amount, even when so many landlords were, which is very appreciated. If you pay your rent on time and are a good tenant they are good to you.

Worst property management ever have had black mold in ceiling and walls and they refuse to do anything about it in fact Marsha decided to laugh at people when they were told they would do nothing about it they are super unprofessional and refuse to clean up health conditions that could cause anyone to get sick

I have left a review when we first moved into our apartment and it was 1 star. I have been dealing with a leak in my ceiling ever since I moved here in 2021, only 3 months into our lease we had the leak and it took a month for someone to come look at it and a year for someone to come fix it. I have kids and they didn't care, there was so much black mold from the water damage and it was like that for a year while my family had to live there. I am not satisfied with the customer services, I'm told someone will come fix something or look at something on a certain day and they show up weeks after or never. One of the guys who works in the office asked me what they can do to turn my first review into a 5 star and that won't be happening. First impressions are everything and the first time we call for maintenance was due to the leaking and nobody fixed it for a year. I have the same leak right now, I have called on the 18th of Aug. and still no one has came to even look at it.

Instead of having us stay somewhere else (another rental, hotel, etc) they’re just having us live here while they’re REPLACING THE ROOF. They started yesterday and the first man sized hole through my ceiling occurred. I tried to give them the chance to fix it up. The men working on the roof come back today, and after leaving for the day, my bedroom ceiling caves in as well. Covering my bed in pieces of roof, mold, rat feces, and rusty nails. I call the “emergency maintenance” since it’s the weekend. He asks me “So what’s your question for me?”, tells me this is ABOVE HIS PAY GRADE, hesitates to take my number down, and tells me he’ll be getting ahold of somebody else. I have been telling them about all of these issues starting in April, which just 1-2 months ago Marsha (MANAGER) tried to tell me that she shows no documentation of this and they supposedly never knew the roof was an issue. Which was very unlikely, considering the fact that one of her maintenance men came prior to this and poked a hole about 3 inches wide into our ceiling and placed a Lowe’s bucket underneath it. Every time I called Marsha to see when he was going to come at least do the next step, I was told that they were currently taking bids on replacing the roof and unfortunately it would be a waiting game. This specific incident where he came and poked a hole in my ceiling happened on June 17 2023. Two men from Monument Ridge Property Management showed up on January 19 2024 to start replacing my roof. Not sure what bids were needed if they were going to use their own people. All of this began in August/September 2022 because I had been reporting to them that every time it rained/snowed my house would flood and soak my carpets about 4 feet deep into the whole front side of my house. Leaving the entire front room carpet and half my bedroom carpet wet for days and this repeated/got worse with every rain. They didn’t put gutters up to fix this until April of 2023. Then, after the gutters were put up, this caused water to start dripping through the ceiling. This is when the maintenance man from MRPM came in June and did the above said incident. Another incident that doesn’t have to do with the issue at hand, but further represents the character of people who are in charge at MRPM is that on January 2 2023, our toilet needed completely replaced and they couldn’t do it until the following afternoon. I asked them how that’s supposed to work when I have three small children who don’t know how to go outside (which was their first resolution) and they suggested that there’s a gas station right down the street and to take my kids out in the middle of the night to the gas station if they needed to use the bathroom. Needless to say, I ended up spending my last $40 that night on a hotel room. It has literally been a nightmare.

Be careful when dealing with this company. Make sure when you move in (if you decide not to heed these warnings) to write down every single thing that is wrong....every scratch or discoloration on the walls, every smell, even take pictures of everything. The customer service will not value anything you say - you do not matter. There were hidden things wrong that they tried to fix before I moved in- but didn't and I didn't see until much later. Also, you have to stay on top of them because they don't follow through on what they are supposed to do and what they have promised they will do. I had to call the owner to fix things many times. The kitchen drawers kept falling out and were unusable, the refrigerator drawer had been glued back together, but didn't work, the paint on the walls had been patched, but didn't match correctly, the smell of dog and cat was prominent all the time, my swamp cooler wasn't turned on and off when they said it would be, they expect you to do things that clearly are maintenance issues they should be doing. I thought by dealing with these things and not being a complainer, that I was doing the right thing....no, they found a way to blame me for things I didn't do. In the end, they will take whatever security deposit they want to. You do not matter to them.

Potential renter here, although I was second in line for a property and did not get it, this company was upfront & honest with me. They took the required info & deposits, they communicated with me along the way, they were transparent in their practices which is hard to come by these days. Even though I did not become a client, they returned all of my fees. I would not hesitate to rent from this company.

Can't say I'm surprised by the other reviews about this company. Very unorganized and no one ever knows what is going on, you talk to one person one time they say say abcd and then the next says xyz. I had my dog with me for 3 whole days before my neighbors threatened to call the landlords on him and made me taken him back to my parents, I asked for my pet DEPOSIT back and they told me I couldn't have it back. Make sure to read the contract very carefully. Now that I have moved out I am expected to cover rent for another 30 days? The cleaning checklist for moving out was ridiculous I know for a fact that the stuff that I cleaned was never cleaned before I moved in. The tile by the front door was cracked and breaking, the vents were full of dirt and hair (ew). I vacuumed while I lived there and when I borrowed my dad's shop vacuum it picked up so much extra things that know wasn't from me (a needle) the drywall didn't come all the way to the floor in the closets and many other things were so wrong. I know it was an older complex but remodel?

Worst rental experience I have ever had. When my roommates and I moved in, the house was disgustingly dirty and almost in unlivable condition. We spent a lot of our own money to repair the house to what we felt were livable standards. The property management company also called us on occasions and asked us to spend our own time and money to repair areas of the house that were damaged or unkempt before we moved in. They were also slow to respond to maintenance requests, particularly when our house was infested with cockroaches and it took them days before they were able to bring in an exterminator. Every interaction we had with this property management company was unpleasant, and my roommates and I were counting down the days until our lease ended. Worst of all, even though we left the house in better condition than we found it, they kept our security deposit due to an unusual clause in the lease. They never initiated communicated with us about the security deposit issue, and we had to call them multiple times to find out what was going on. In summary, I would rather live in a box on the street than rent from this property management company again.
