If I could give negative reviews I would do so.

June 1 2023: Began our lease and enjoyed our time in the house. The property itself is a little dated so we overlooked the cracks in the concrete and missing outlet faces, but beautiful bones nonetheless. Everything was as fine as it could be until we began to have some peeping tom issues with the landscapers. Communication with MPM was minimal as it was difficult to get emails and phone calls returned in a timely manner but we continued to give MPM the benefit of the doubt as we took into consideration everyones time and responsibilities. As for the landscapers who were put on hiatus, we were told the peeping tom was fired so they could be reinstated with no issue. We later found out he was not fired and someone was lying to us.

May 13 2024: An unknown woman showed up to the property we are renting and parked her car in the driveway, constantly revving her engine, blaring her music, and eventually walked to the backyard of the property where she took videos of the inside of my rental through the floor to ceiling windows. The rental does not have any working locks on the side gates of the property making it quite unsafe for tenants. The harassment continued for 2 hours. I called Sue to no avail while waiting for the police to arrive. When the police showed up and Sue finally got back to us, we were informed that the unknown woman was in fact the ex-wife of the current homeowner and is allegedly schizophrenic. Sue told us later that day the homeowner will file a restraining order. I was wondering how this would happen since they would need to know the whereabouts of the ex-wife, but this was not my place to deal with as it was the homeowner's / MPM issue and not mine as a tenant. After this day, I did not hear a follow up from anyone from MPM / Sue so I emailed them documentation of the actual footage from the incident and followed up once more asking if they received said documents, to which Sue replied with a "we understand and can sympathize," although I feel they did nothing of the sort. Basically we were SOL and they could not / would not do anything else other than "understand" and "sympathize."

May 28 2024: My maintenance ticket was fulfilled and the gates on either side of the property had padlocks installed to prevent further trespassing.

May 29 2024: The unknown woman showed up again this time parked in the middle of the street. She walked up to the front door and rang the doorbell twice. I called MPM's office twice and of course no one picked up. After calling Sue's cellphone, we texted her informing her the homeowner's ex wife is back and that we will be calling the police again. She agreed that we should call the police and that the homeowner has filed a "restraining order against the property [...] it's going to be a process." After speaking with the police, we were told that is BS as there is nothing filed and definitely nothing filed between a property and individual as that is not how it works because 1) the homeowner would need to be here on the property and 2) they would need to know the whereabouts of the ex-wife in order to serve her. At this time, we also knew that the ex wife has been living in her vehicle as a transient and driving around the neighborhood, so finding her in order to serve a restraining order would be rather challenging but I digress.

The conclusion of this review is to collect my experience as a tenant with MPM. For the last couple months of my tenancy, I do not feel safe for myself and most importantly my two young kids. As a parent, the safety and wellbeing of my family comes first and MPM has done little to nothing in regards to this situation. For $5000 a month, you would think the property management and homeowner would have this issue settled between themselves and the ex-wife and not have the current tenants be caught in the middle. Truly unprofessional in every regard.

Beware of renting in a building managed by this company! Notice all of the positive reviews are by landlords.

Their business model seems to be to keep your landlord happy by collecting rent and ignoring maintenance. I haven't had working heat, a legal requirement in California, in over a week. One of two dryers in the building has been broken for a year, and tenants have been completely ignored.

Best property management company I've ever dealt with! Professional, exceptional customer service, timely responses, and extremely knowledgeable. Thank you for taking care of me and my family. Their staff so helpful and smart. As soon as I handed them the keys to my rental it felt like a big weight was taken off my shoulders. I really recommend them to anyone considering using a management company to assist them with rental property.

Modern property management is a great property management company. The property I rented was beautiful, in a great location and at a great price. I didn't have any issues with the property at all - nothing was damaged, broken or anything like that. They are real people that understand that real life things happen. I've found that they're great with communication and really cater to both the tenant. THanks

Whoever handles this company is 0 professional and does not know how to handle a business. I wouldn't even be able to even name 1 person because no one responds to calls or texts. I went to tour a home last week. The young guy giving us the tour literally gave us 5 minutes and then he said "he had to run" somewhere else. He was nice though. The next day I reached out via text (the same communication method they used to schedule the tour) and I got a response with misspells. I asked for a different communication method as I had questions I wished I would have been able to ask over the phone or email. Anyways... I gave them a very reasonable offer for the house and got ghosted not once but twice. Too bad I was never able to hear back and I wonder if the property owner even got asked what their thoughts were on the offer since the house has been sitting for months without getting rented. Unclear if the person on the other line does not care a bit about customers or getting properties rented, or if they really don't like their jobs and are ok ignoring people. Even if the price was firm (which I know it was not..), I was never told "Unfortunately the asking price is firm, here is the application link/form in case you are ready to apply, let me know if you have any questions". I followed up a whole week later, and nothing, nada, radio silent... We also tried calling their number on their website several times on different days. Too bad we were willing to the asking price but now, knowing the type of management and people that handle this house, unfortunately, the property owner lost a tenant and another month of rent because of the bad professionalism of this company. If this is how hard they work to get units rented, imagine how hard they would work for you if you have an issue (AC broken or leak, for example). TERRIBLE COMPANY. DO NOT DO BUSINESS WITH THEM.

I rented a 3 bedroom home in Modern property management for 2 years and all I can say is they provided EXCEPTIONAL SERVICE AND SUPPORT each and every time there was a problem I would put in a maintenance request and get a call back right way and the next day or same day problem solved Julie is the most professional and prompt person. I never had any complaints with anyone and would love to find another property to rent through their management company as soon as my lease is up I will be returning back to here.
