I own a 4-plex in Grand Junction that Maxim has managed for many years. I have always been satisfied with them. I recently had significant water damage to two of the units due to a faulty water heater. Dax Marutzky, Maxim's manager of the building, took charge and coordinated the remediation, repairs, tenant issues and dealt with the insurance adjuster, all in a professional, efficient and effective manner. He kept me informed at each stage of the process and worked hard to protect my interests. His efforts and expertise were invaluable. If you are looking for a property manager, I highly recommend Maxim 4000 and especially, Dax.

STAY AWAY !!!! My family and I were looking to move to Grand Junction as our youngest daughter will be starting at CMU in the fall this year 2023. Went and checked out a property and the young lady we met with was nice and friendly. We went through the application process and a few days later a gentleman called my wife and stated we were turned down for too low of a credit score. Ok, not a problem as we knew we didn't have the best credit score. He then told her, very rudely, he would send out a check the next day for the security deposit and other fee we had given. Tried to call many times with only 1 return phone call. I was finally told the check was issued on the March 9th. Today is March 17 and still no check. Called, left messages, sent emails, and still no reply. It seems we are being given the run around and avoided. as I said at the beginning STAY AWAY.

This realtor is the one that I rent from. The staff and manager are polite and friendly. They are very helpful about getting you an apartment that is available to rent. They are a very good landlord, always being respectful of your privacy as well as taking care of maintenance requests immediately. My maintenance requests are usually addressed within minutes.

I was told by email to call and schedule a showing before i could apply. Three days of calls and messages later I finally got a person on the phone. They told me, with WAY too much attitude, that they were no longer showing the place and were reviewing applications already. I asked why no one had called me back earlier and she said "well you know how the housing market is". The housing market is not an excuse to treat people like trash. She told me to call back next week to see if it is still available. Why would I ever do that? One star because I couldn't give zero.

My wife and I rented at the Peppermill Lofts for almost 3 years. Throughout our time renting, I don't believe Maxim 4000 ever answered the phone once, and on the occasions that they did return a voicemail or initiate a call to us, they were almost always extremely rude and unprofessional.
Upon moving out, $100 was deducted from our deposit for carpet cleaning and another $63 for re-keying (both of which are noted in the lease that they will be deducted from your deposit, although re-keying should absolutely not be on the tenant to pay). They also took an additional $45 for "cleaning" a spotless apartment that we spent the better part of 4 days cleaning, and a criminal $110 for repairs of things that included replacing a BRAND NEW air filter (installed 2 days before we moved out) citing it as dirty, replacing perfectly functional and completely present light bulbs, adjusting the front door for "rubbing on top of jamb" which is just how the door has always opened since we moved in and noted to the property manager on multiple occasions, and for scuffs and a very minor chip in the wall corner that again, were all present when we moved in.
The appliances and fixtures used in the apartment are cheap and don't function very well, some of the apartments (including our unit) are right next to a daycare that is quite noisy throughout much of the day, Maxim 4000 was typically slow to arrive for repairs (when they actually completed them), and the rent is generally over-priced for what you get, especially with the outrageous application and deposit fees that almost no other property management company charges. Would not recommend renting through Maxim 4000 unless you enjoy poor customer service and having your money stolen from you when you apply and when you vacate.

*May 23 Edit* Property management reached out and said it was their mistake applying an additional rent increase. Note that this was brought up when discussing the new lease over a month ago.
I started renting here (Rya suites) end of 2018. When I started renting my rate was $1075 / month with utilities included. Since the property was bought by a new investment company, my rent has gone up 50%. I'm now expected to pay around $1500 / month on top of utilities (ranges around $100-$200 depending on the month.)
In addition to raising the rates, the value of renting a property is going down. The property management staff appears to have been gutted (average response time has gone from 24hrs to 1 week+) so good luck getting timely service if something is wrong. As previously mentioned, you have to pay all your utilities. Units used to be supplied complimentary internet but that has been removed as of May 2022. Despite taking so much away, the owners are convinced that "the market value" of these units deserves a 50% increase in rent.
During the height of the Pandemic there was no rent moratorium or reduction. Turn-over in my building is pretty high. People seem to stay for about 1 year at most and then leave. This may be due to common noise issues (it's apartments, what did you expect?)
As a brief aside, the units themselves are ok quality. However the kitchen is directly next to the smoke detector and there is no ventilation to speak of. If you like searing/grilling food, you will have a smoky apartments for quite some time. I live in one of the 1 bedroom units and I have a single window that I can open. It takes a very long time to ventilate.
The only reason that I am not giving a 1 star review is the fact that they do allow pets in the apartments. This is a rarity in the area. However it's not worth paying 50% more rent as a long time renter. I will be looking for other places to rent and I would suggest that you do as well.

I don't know why there are so many negative reviews. We have had a great experience with Maxim4000, from viewing the property, to them communicating with us on the status of our application, the lease signing, walk-through, everything and everyone were AMAZING!!! Anjelica, in the front office is professional, personable and eager to help. Dax, the leasing agent was also great! The gentleman that showed us the property had no issue with us taking too long looking around and asking a thousand questions. Overall, a great company and easy to work with!

This company has not only been unhelpful, but also straight up rude.
While I was trying to apply and schedule a showing for an apartment. ANGELICA wouldn't answer any of my questions, phone calls, or emails. After she finally picked up, I realized that this company is not who I want to give money, she was unnecessarily mean.
All of my other interactions with grand junction realty groups went well and we found a place days after under a different company.
Dont waste money here.
