The worst apartments in Monticello, they are filthy, bugs are painted over, carpets are disgusting, mold and gaps in the bathroom where water will fall under the floors going god knows where, floors falling through on the second story. AVOID AT ALL COSTS!
Pursuing legal action as we speak especially after they billed me for things that were broken when I rented the room!

They fail in all aspects, do not give his company business. First they failed to ever mention that the Apartments in Monticello, Arkansas are unfurnished (of course this is all probably in the contract somewhere but a professional company would outright mention it at the least). They also forgot to mention that the Apartments do not include a washer or dryer and that if you'd like them installed it costs an extra $40 a month. Then with everything on top of that you must pay the electric bill separate and purchase wifi from a specific company that they allow. Whenever it is brought up that nobody even mentioned it they make you feel like you're crazy for not knowing that as if it was so obvious. Very unhelpful staff. And this apartment houses mostly college students and they are extremely money hungry.

I love Fallen Oaks Apt. Its very quite and safe. I would like for the two bedrooms to be 650 a month instead of 750 lol lol but I guess you can't get everything you want lol. The management/owner has been more than a blessing to us. He works with us when we are hurting financially but he is also stern about paying on time. The secretary is always nice and understanding. They also keep the maintenance up and it looks really good. I recommend everybody to live here.

Lovely apartments, location and the manager is very nice. Great southern hospitality, just don't expect to get all of your damage deposit regardless of if it's clean or not.

Office management is rude and unhelpful. I was looking into renting here. Explained my husband works out of town during the week they refused to give me any information or a brochure on apartments. Refused to provide information on someone who could help me. This place just has terrible service and I wouldn't recommend it to anyone.
