I lived in one of the South Pas locations for a little over three years. I personally had a wonderful experience with them. Anytime I had an issue with my unit, I would text Armando and it would be getting fixed within the hour. The building was older and modest but very cozy. Rent went up once in the 3 years I was there but by very little. I hope whoever gets the unit after me has just as great as an experience!

My experience with Lilly Property's is very unprofessional to say the least. ROSA HERNANDEZ (Gardena office) is single handedly dragging Lilly Property in the mud. At one point i was really begining to think she didnt know how to read. She never responded or replied to any of my messages over atleast 3 weeks as i wanted to vacate my unit. I dont believe this lady still has a job. Her way of dealing with serious issues is to ignore them for as long as she can. ROSA is a mess that makes Lilly Property look like a mess.

I do not usually write negative reviews, but I do not recommend living in an apartment manager by this company. When initially moving in to our 2 bedroom apartment, we explained that our roommate would not be moving in for several months. We asked if there would be any issues with the lease or price, and we were guaranteed there would not be an issue. When it came time to add our roommate, they removed our first year discount ($200 a month), and told us they could not honor verbal agreements made during original discussions (even though the lease was never amended, and still has the discount listed today). When we were locked out of our apartment because the lock broke suddenly late at night, and our key was stuck in the lock, we were told they could not let us in until the next day at the earliest, or possibly not even two days later. We had a locksmith let us in, and we were not refunded the fee from the landlord because I briefly mentioned the lock had previously been sticking slightly. This ended up making it our responsibility, even though we did not mention this in the original call explaining we were locked out, so either way, they had no intention of letting us in. Further, it’s a very old apartment - I try to be understanding that things are old and don’t always work as expected, so I’m not one to constantly file maintenance requests. If you do move in, document everything that is even slightly malfunctioning (everything), and get everything in writing with signatures. Expect to pay much more than the listing price, and don’t expect reliable access to your apartment. Also, we were told that recycling collection here is a “privilege” granted to us and is not guaranteed. There isn’t a large enough bin for all the residents, thus, it is always overflowing. We were told they would discontinue collecting our recycling if it continued to overflow, so be sure to keep all the recycling in your apartment and rush out as soon as it’s collected.

They are pretty awful in uploading what should be basic Tennant rights...such as having a secure mailbox that isn't able to be opened by anyone so your mail can be stolen (which ours is regularly). Our building has had 3 "supervisors" - the first was a deadbeat that asked us personally money regularly (would knock on our door on a Saturday evening and ask to borrow money). The current just doesn't get anything taken care of so literally for months our mail has been stolen right out of the mailbox (YES we put work orders in), also a flooding issue in our apt was ignored until the water was seeping up under the floor and the whole thing needed to be replaced. Stay away, just isn't worth it.

Cockroaches. Bedbugs. Mold. More bedbugs. Termites. Not fixed no matter how many complaints. On-site manager plays favorites, sublets to random people, facilitates other tenants subletting to random people, rents out parking spots meant for tenants, and refuses to request repairs (even with water filling up a light fixture). In-office manager makes threats when tenants complain. Owner does nothing even when they break the law.

The management sucks, try to avoid renting an apt from Lilly property.
They are still raising up the rent during the pandemic even my father lost the job. The management told me that because all the residents are wanted to have the same benefit.

Their tenant customer service is not good, and "Mando" gives meaning to the stereotype of a scummy landlord type. Totally shady, and frankly, dirty looking. Their staff emails are "@gmail.com" rather than their own domain. That itself is an example of a low-rent outfit.
