If I can give this apartment homes a negative star review I most certainly would and here’s why.

Beware Fraudulent Practices and Terrible Customer Service

I would NOT recommend Lakewood Manor Apartment Homes to anyone. The most frustrating experience was their blatant refusal to return my security deposit. After moving out, I was shocked to receive a notice claiming there were ā€œfloor damages,ā€ which is completely false. The floors were in perfect condition when I left. It feels like a fraudulent scheme to keep deposits, and they don’t even try to back up their claims with evidence.

When I called the front desk to address this issue, the staff was extremely rude and dismissive. Instead of explaining the charges, they were condescending and unprofessional, cutting me off and acting as if my questions were an inconvenience.

This kind of behavior is unacceptable and unethical. They’re clearly taking advantage of tenants, and their lack of accountability is appalling. Save yourself the trouble and avoid this place at all costs. It’s not worth the headache or financial loss.

Whatever you do don’t move here. This is literally the worst place I’ve ever rented from. They’re way over priced and none of the so called amenities are ever properly functioning. None of the gates in the courtyards properly lock so you have random people coming in and out which poses a safety issue. The washers and dryers are always broke and often malfunction in the middle of a load. I live on a bottom unit and every time it rained water would get into the unit from the wall outside which led to mold on the walls and carpet. They replaced the carpet multiple times but never fixed the wall so every time it rained we had the same reoccurring problem. I threatened legal action and they transferred me out of a different unit but once it rained I was facing the same problem I had at my old unit. A contractor they hired to fix it came out and he told me ā€œthese buildings have all kinds of design issues that should’ve been taken care of……. These people just don’t wanna spend the moneyā€ā€¦.. to add injury to insult they won’t fix anything but they for sure will raise your rent two hundred dollars whenever it’s time to renew the lease. Do yourself a favor and don’t even think about moving here.

From Black Mold to the ceiling falling down and leaking. Absolutely šŸ’Æ useless. Their solution for the mold was to come and spay paint over the mold in the bathroom. The ceiling kept leaking and we asked for any of these 3 things to be done and they did nothing 1 to be moved to a different unit 2 to be allowed to be moved to a different unit with the same management property at a different apartment facility 3 we would move out because of uninhabitable living conditions. Can't sleep in the bedroom both are leaking. Slept in the living room. Can't cook in the kitchen the ceiling fell down. Nice solution to the ceiling in the kitchen had a blue tarp on the roof to prevent water from getting in. Now suing this place. Want to live here don't. You have been warned. I have it in writing from 2 different attorneys asking them for change and they ignored the safety of my family and 2 children in our home. Now I got asthma because of the mold 0 solutions by them 0 help. Dont be fooled by the nice smiles ask the people who live there how they like it they will give you the true answers to all of your questions or concerns.

Let’s get into this. I lived here for 1 1/2 years, just moved away, and my life has improved dramatically since then.
- I’m a Marine Corps Veteran and the barracks were better put together than Lakewood Manor Apartments.
- They continued to raise my rent every chance they got before addressing concerns of noisy neighbors/harassment/any maintenance requests I had placed.
- I reached out for over a year to resolve issues within the apartments and I was always met with push back, this company does not care for your mental well-being, they will make that known.
- The amenities are garbage, there’s a waitlist for parking spots, and the laundry rooms hardly have any appliances that actually work.
- Managers trash talk tenants and other leasers, even their working environment is toxic.
- Security is hardly responsive or competent.
- I left the place spotless and was still charged over $200 for ā€œpaintā€. Attached a photo below of the day I moved out.
- The only saving grace is the staff that cleans in the morning, they are the kindest and hardest working people I’ve met on site.
Overall, Lakewood Manor shouldn’t even be your last choice in searching for a place to call home. I’d like to add that if management comments under this review with backhanded reconciliation, no one cares.
Do yourself a favor— look literally anywhere else. Park Del Amo is a wonderful choice nearby if you’re adamant about Lakewood.

We decided not to rent with Lakewood Manor, because of what is advertise online is not the same in person. It is a big community, with split locations. They also remodel an old motel to apartments (like 500 sq ft apt) Parking is limited, however they took over the street cleaning with the city of Lakewood, you can see AMC employees going around with broom and dustpan. Extra parking is available for a fee. I did notice many gates stay open during the day. I left my ID to tour the apartment, and when I came back from tour, the agent couldn't find my ID. She had left it on the keyboard of her computer for anyone to grab, and someone put it away, with out a note. The apartments adjacent to the leasing office are the pictures shown online. Across the street is the other half. On the opposite back corner is the 3rd building and are the ones that offer a patio option only. And the 4th building on Olivia Ave is the remodel Motel. I could imagine attending to all tenant needs in a timely manner as an issue. Location: next to a mall, church/school and many restaurants. It was not the right fit for us, so I hope my notes can help narrow your decision.

Rented a 1B1B apartment with included parking spot in 2021 for 1700 a month, By the end of June 2024 the price was 2100 a month.

When we first moved it was a nightmare, basically one of the managers had lied to us promising that our apartment was clean and ready. Not only was it not clean the main blinds were broken and took over several months before getting new ones. The sunlight made it dificult to sleep. then they made a mistake about what the initial move in and deposit cost was and we ended paying an extra 50 dollars that they took from our initial deposit. The first few weeks were frustrating but after that I minded my own business. As long as you don't have a problem then there is no issue living here. However, whenever there's an issue or maintenance issue the management seems like they are disorganized or have no idea what they're doing. For example, when the gate remote broke I simply called and they said to come down and switch the remote with a new one. I came down and some other lady said to request maintenance and then wait. How the heck am I supposed to park my car when the remote doesn't work? I rightfully paid to use my parking spot and gate. So I let the lady know that someone else on the phone said one was available for me so after much deliberation I was able to get the remote right away, which was conveniently located in their office. I dont understand why they couldnt just hand me a new remote, i also dont get why they told me to request maintenance and go through loops when they said theyd have one ready at the office. This interaction shows you how disorganized management. Had I listened to this lady I woulda had to wait weeks for a new gate remote and forgo my right to parking in my own spot.

Also the laundry unit is constantly broken, one was broken for nearly 5 months without anyone doing anything. There's been multiple complaints about laundry yet it is almost always down or broken.

Since I paid for parking I am able to park no problem. However, anytime guests come over there is virtually no parking after 5pm on the streets. Do not move here if you work late nights, unless you get an apartment that comes with parking.

When we moved out they charged me 250 dollars for "cleaning fees" despite leaving the apartment spotless and hiring our own professional cleaners.

Overall i gave this place 2 stars because the management is disorganized, rude, and they constantly raise rent. They will also nickel and dime you when you move out. Expect to lose 50 percent of your deposit when moving out. The parking situation is abysmal unless you get an apartment that comes with it a dedicated spot.

Lakewood Manor was my and my partner's first apartment, and we lived there for two and a half years. For the most part? It was okay. We didn't have many things outright break during our time there, and maintenance actually responded pretty quickly to the two times we did have issues (leaking water heater and getting locked out of the bathroom.) Parking on the street is a nightmare, but it only took about five months for me to get through the wait list (which we weren't warned about.) The walls were thin, so we could often hear our neighbors shouting or watching TV, but that's kind of to be expected when living in an apartment so we didn't mind all that much. The location was pretty convenient, close to the mall and grocery stores and within reasonable distance of the schools we attended (CSULB and Cerritos College, respectively.) There was plenty of storage space, too, which is always a good thing.

However, the buildings are old and my god they have not been kept up to date. Terrible insulation meant ours got incredibly hot during the day. Mold would grow on things so quickly. A gap under the door let insects get in, so during our time living here we had near constant issues with ants, flies, silverfish, and earwigs. Especially the ants - the ants haunt my nightmares. The water fountain in our courtyard was in working order maybe two days out of the entire first year we were there. Door locks seemed to be streamlined, because someone was able to open our door with their key when they got the wrong apartment. Which was completely terrifying, by the way!

The laundry rooms were awful. One of the washing machines in our laundry room was broken for almost two years before it finally got fixed, and as soon as that issue got sorted out the outlets broke so that only one washer and only one dryer could be used at a time; and other residents were so inconsiderate, leaving their wet laundry in the machine for hours at a time. People would constantly lock themselves inside to smoke, so it smelled like cigarettes frequently. There was also just a constant issue of dog waste outside. Instead of actually trying to track down any of these problems, the leasing office would just send a mass email to all tenants about it.

Finally, the management company is very money hungry and unnecessarily hostile. My partner and I were once $7 short on pet rent, because we had been a little off with our estimation of how much utilities would be when we submitted our payments that month (we would typically pay on the 25th, when I got paid, before the utility bill was added on the portal.) Rather than just an email or a phone call, we received a threatening letter on our door declaring if we didn't pay the seven whole dollars we owed within a few days we would be evicted. That was completely unnecessary, we just needed a heads up that we were less than ten dollars short!

In all, I cannot say I would recommend Lakewood Manor when there are better nearby options.

DO NOT LIVE HERE. leasing office/company is ridiculous they don’t even compensate with current residents needs. They don’t have coordinated system they don’t even care. They dont fix bathroom, heater etc but still raise the rent cus all they care about is making more money.
One time my key was broken I couldn’t lock the key and I had to leave it like that leaving the apartment unlocked cus I didn’t feel safe. that didn’t get fixed till more than a day and half even tho it was supposed to be ā€œemergencyā€ 24h maintenance is a lie.
My bathtub was clogged too frequently requested maintenance countless times it didn’t get fixed properly till half a year later regardless of the many complainants of ours. Maintenance people are nice and kindly but they work in horrible environment I often feel bad.
I cannot wait to move out.
