The absolute worse HOA to deal with. No sense of urgency. Good luck trying to get a reply from anyone unless it for them to issue a citation to you. I advise running the other way and finding another community that does not move at a turtles pace. I would rate 0 stars if possible.

Absolutely AWFUL HOA. There have been people working on/around the neighborhood for MONTHS. The workers equipment has been parked in the cul de sac on our street for just as long. They’re blocking fire lanes and the workers will take up resident parking spaces. We were given NO notices (no emails, no mail, no notes posted on our doors) that they would be doing work on our unit. First they replaced some sort of trimming on our patio (we don’t exactly know what they did because we were never told) then they came back and redid a few things (again, no notice). Lastly when we FINALLY get a notice, it wasn’t even 24 hours before they told us they would be power washing and painting our building the next morning. On the form it was noted that they would ONLY be painting our patio area and doors. We woke up this morning to them having power washed our balcony (which was not noted in the form we received), which still had furniture and personal items that were completely soaked. They also left the floor of the balcony muddy and dirty, which we had to clean ourselves. They removed the window sills running along the downstairs windows (also not noted) which was extremely inconvenient when trying to be present in a work meeting. And they removed some of the stucco on our patio (again, not noted). There is a very clear lack of communication from this HOA and it’s hired workers. Not receiving any type of notice of work for MONTHS and then finally receiving one that’s vague, very short notice, and doesn’t encompass the amount of work actually being done is absolutely unacceptable. There’s no reason the fees should be this high if we’re being inconvenienced on a daily basis by work that didn’t need to be done in the first place. (This is not a jab at the workers themselves, they are all very friendly and answers questions when they can. They try to communicate as effectively as they can but there also seems to be a disconnect with them and the HOA). Very disappointing

Our family has been here since 2017. We chose this community because it was the best bang for our money. The amenities of this community are good. We have access to 2 pools, 2 Jacuzzi's, 1 wader for the little ones to enjoy. A nice gas BBQ area. 2 Basketball courts, 3 tennis courts, a gym room, a clubhouse that you can rent for any activity, and a nice safe neighborhood you can walk with or without your dog.

We are so close to everything we need in a 5-mile radius, from shopping at the Irvine Spectrum, going to Whole Foods, 24hrs Fitness, Fast foods, restaurants, Bowling alley and so much more.

But the best asset my community has to offer is our friendly and caring neighbors. If you have a face-to-face conversation, you will gain so much knowledge about our community.

Do we have room for improvement? That's the only way we move forward. We have a management team that cares about this community and its members. Last but not least, our Board of Directors has the interest of our community before theirs. Take a moment to know your community more than you did before.

Incompetent security patrol team and complete lack of responsibility/blatant disregard for enforcing community wide rules. Certain residents are "above" the rules and regulations that the rest of us are expected to adhere to. George from the management has actually been very helpful. Apparently there is no longer a security patrol. It's not as safe as when we moved here a few years ago. They switched security companies to a cheaper one, obviously, that has a hotline number you have to call, but no patrolmen on duty. I've called numerous times only to get a recorded message half the time and the other half just the run around from the dispatcher. Nothing has been done after over a month of trying to contact them. After explaining to LV management the situation, the owner of the security company lied about me calling and said I only called once when they weren't on duty. I showed my phone log to management and caught him in a lie. I sure hope this issue is resolved immediately. Complete lack of integrity from the security company. Unfortunately they are not to be trusted.

Great location, close to the freeway and shops, house designs are good and prices are affordable, lots of greenery, parks, open space, tennis courts, pools, bbq's, basketball courts and mostly great neighbors (not all but that is expected). Unfortunately the above positives have nothing to do with the LVOA.
The HOA here is simply put, one of the worse I have ever experienced in the past 40 years living in South OC condo complexes. They have managed to become broke over the years, the funds are all gone thanks to mismanagement and kick backs and not hiring good and capable vendors and not holding the bad vendors accountable for their poor workmanship. Year after year the rates go up and the services provided go down. The community is now not only a disaster to look at but it is extremely unsafe. There are cars getting broken into on nightly basis now. Just last night again car windows were smashed and tools boxes were broken into from backs of trucks, people are now breaking into houses, carports and garages, not to mention the vandalism that took out over 150 mailboxes and left us without our mail delivery for 3 months. The security is non-existent unless a car needs to be towed in which case they drop out of the sky with a tow truck and in seconds your car is towed for parking in front of your space. Lighting is poor, main roads are pothole infested, repeated roof leaks, repeated termite damage, repeated cracks and holes, stucco falling off , sidings rotting out, paint chipping, fading and peeling off, ridiculous pool hours, pool closures during peak pool season, one of the pools still closed, basically horrible management. No wonder people are leaving here by drones. Wish it could be better because we love the neighborhood and been here for 14 years but it's getting unbearable and we are definitely selling this year and moving out of here.

This association needs a serious overhaul. It is so sad to see our pools close almost every summer. for renovation. Isn't there any other time of the year to renovate the pools, you have to wait until memorial day weekend then shut it down for a month? Ridiculous. Our roads are full of big pot holes and cracks, our roofs are leaking, out paint has fallen and the buildings have not been painted for the 11 years we have been here, lighting is a joke, and the people who work at the office are only after one thing. FAME...
O, and where is the security guard and the tow truck to tow illegally parked cars that are blocking the road dangerously? let me guess. still working on it? it's only been 3 years. I guess you can have another 10 and the parking issue still won't be resolved.

Mixed Reviews. I am giving it 3 star(s) because I haven't lived here long enough, to really form an opinion. However, I will say that the area could use a little pick me up. I think the location is great, and the town-homes are large and a great starter homes. However, the area needs some sprucing up. There are also some junker cars that shouldn't be just hanging around, it looks terrible. Lastly, I've noticed the small area outside of everyone's gate that the home owner is responsible for, needs to be more streamlined, there is no rhyme or reason, some are well maintained others not so much. As the management goes (HOA's), I have only had a friendly welcoming to the neighborhood. In closing. I can't wait to run for the board. I think there needs to be a younger set of eyes here, I missed the cut off this year, yet will tossing my name in the hat next year.

Been living here for over 20 years as a homeowner. Up until a year or so ago, I enjoyed living here because it's located in an isolated, peaceful area surrounded by lots of beautiful trees and backed up against the hills . But lately the HOA Board members and their chosen management staff, are not doing their jobs as they should. The HOA dues being collected are not being spent wisely or in the best interests of the people living here. Rather than concentrating their efforts on the betterment of the community, they're sending out violation notices with possible fines included to people who have hummingbird feeders displayed, have stepping stones by their patios, have hung up the U.S. flag without their permission, etc., etc. They're succeeding at totally preventing people from feeling at home here nowadays! If you're thinking about moving here, you better think twice before making a mistake. Sure wish things could get back to being how it used to be!!!
