KJK Properties took over management of one of our rentals that had been mismanaged by another PM company. When KJK came onboard, the house, both inside and out, was being destroyed by the tenants and their high energy dogs in a multitude of ways.

Before hiring KJK we interviewed a number of property management companies. By the end, there was no question that KJK’s owner and staff stood out from the rest as exceptionally professional and highly informed about the very complex City of Portland landlord tenant laws. A win-win for everyone as long as everyone involved is acting in a responsible manner.

Unfortunately the tenancy that KJK took over left the house a complete and total disaster. I've attached a few pictures below. These tenants, ELISHA M. and MEGAN W., unfairly left scathing reviews of KJK on both Google and Yelp when they got the ‘Move Out Inspection’ report that documented the filthy state they left the house in.

The house (that had been fully painted with all new appliances and updates after the 10 year tenancy prior to this tenancy) was left a complete mess - trash /junk everywhere, pet excrement all over the basement are just a couple of the many examples I could give. Just to remove the junk and trash they left all over the property cost us $1200; $1600 to clean the filth and gunk they lived in and left for us to clean; Thousands of $ to restore the yard and irrigation system the dogs destroyed and tenants left in piles. Unfortunately for us, I could go on and on.

Sadly, as in this case, the Review system is flawed - there’s no way to stop people from weaponizing or writing fraudulent reviews. For example, these tenants allege that KJK ‘unfairly’ mailed them a bill for the cost of damages. However, KJK did what we hired them to do - manage the end of the tenancy. The law very clearly dictates the guidelines property managers must follow.

To do the 'Move- Out Accounting,' KJK simply followed the legal steps: Compare the 'Move-In Accounting' and the dozens of associated pictures required as documentation, with the condition the tenants left the house in, also with the dozens of required pictures for documentation.

If these tenants had simply picked up/ cleaned up after themselves and taken care of the property as any self responsible adult would, there would have been no bill to send.

These tenants also allege that I the owner 'peek over the fence' and 'make unannounced visits.' First of all, it's illegal for anyone, including an owner, to come unannounced to a property under tenancy. That most certainly never happened. And why they think I the owner with 3 young school aged kids and a small business to run have nothing better to do in my day than spy on one of my rentals is beyond me. Perhaps there is an addiction problem in the mix with these former tenants? If so, that would actually explain some of the things that happened under their tenancy.

When I take them to court for their damages to our property, this group will soon find out that allegations must be supported with proof. Otherwise, in the end, it all comes across as what it truly is…. A group of irresponsible, immature tenants and their lies about being done to. When what really happened, is that these people didn’t care one bit about how they treated our property or about their mess that they left for us to clean up.

Sherry with KJK properties management was superb to work with. She managed my rental with expertise, navigating a difficult situation with a tenant with skill. She was excellent with communicating any issues that did arise and provided me with options to consider which allowed me to make informed decisions. I feel very fortunate to have had Sherry in my corner, and would highly recommend her. She is a thoughtful, knowledgeable, and highly competent property manager.

I have been renting from KJK for a while and their team is always on top of any issues that have happened. They were able to help us with getting into a better rental property due to some issues with the neighborhood we were previously in, the new rental did not come with a washer and dryer and they were able to get the approval to get a brand new set installed for us. This saved my family over an additional $1k and avoiding having to use a laundromat while we were working on getting a new set. They are the easiest people to work with and we love their attention to us as their tenants as we are working on making sure the property stays in great condition. I would recommend them to anyone who is needing a new home to rent!

Horrific company... they took over our contract the last couple months we lived on the property... they and the predator landlords that own the house lied on a bunch of "damages" they claimed we're on the property... It is very obvious that the company/landlords look to take advantage of renters to upgrade the property on the renters dime and not their own... maybe they are better with other properties and maybe our situation is Landlord driven... But do NOT rent the property on 5035 N. Minnesota Ave. in Portland... not unless you like invasive Landlord's driving around the property peeking over the fence... Making unannounced visits... Because that happened too. Their Maintenance Guy, who would stop by on occasion... Even told us that they make cheap repairs that don't last to save money despite multiple attempts at suggesting they do better repair work.... Nightmare property.

More than just a property management, they have become family to me and my family. Sherry is awesome always professional yet down to earth and so understanding. I’m forever grateful. They never forget a birthday or holiday small gestures mean so much. I highly recommend and the property is impeccable shape!

Unprofessional & uncommunicative - had to repeatedly follow up for basic updates and was given the run around instead of accurate information/the truth. Plan on people showing up at your house expecting entrance without 24hr notification or even any sort of texted heads up at all. And they will probably be rude about it even though it's KJK's fault for not keeping up with required paperwork.

Do not rent from KJK, run far away from this company! I have spent the past two years living here, and the only good employee they have there is Sherry Kop. Katherine King is a liar and has the wonderful self-righteous attitude to go along with it to boot. Her and most of her staff loved to blame things on me, rather than own their mistakes until i call them out! They charged me a full months rent for my last month which should be pro-rated, then proceeded to lie that it's the bank's fault and then blame me for not canceling automatic payment. They breached their contract with me. I have everything in writing and can prove it to the courts. Find a better place to rent. They never are here to clean, tenants have to call them to tell them to come and clean the place all the time. They are so unprofessional and have no idea how to run a business. If you're looking for a place to own, might want to find a realtor that doesn't lie! Did I mention in the past 15 days that 5 people have moved out? Most of the otger tenants in have talked to won't resign a lease with them. Good riddance to this pathetic excuse of a company.
