Truly the worst of the worst. A stereotype of landlords that neglect their property, and bully tenants. They have manufactured claims to evict a dear friend from his rent-controlled apartment of 20 years. They have falsified complaints from neighbors, lied about misuse of the unit, and deliberately mishandled the delivery and timing of notices to the tenant in order to scuttle a timely response to fight it in court. Slumlords.

This is the worst property management company I have ever encountered in my whole life. The owner Paul makes threats to the tenants he gets frustrated and yells. He doesn't know how to control his temper. He doesn't know how to control any aspect of a gentleman. He's a joke and he's threatening to evict me. Because I'm complaining that he won't do repairs. And he had a whole month and he keeps lying and ducking and dodging me. And this company is going to get sand I'm filing a complaint with the Better Business Bureau with the state and the city please landlords do not choose Paul in this company for any reason at all they will get your property and an entanglement. Legally, this is a bad company. Bad management, poor judgment.

Paul, Steven and Brian are all nasty when you call them. All they care about is money and not fixing actual issues. They do not follow protocol on many areas of property management as I work in real estate and am well aware. They have taken amenities away from us without the appropriate 30 day written notice. When theft happens, they were not concerned with taking care of those issues. I was told it was a police issue.

Noise is never an issue at my complex, yet it is always being discussed as an issue by management. We will be yelled at during a weekend at 5pm for noise, when 1. it is way before the lease and Los Angeles noise ordinance law is in effect and 2. No one hears anything unless you are right next to someones door listening in. It is like they do not want us to socialize with our neighbors.

Other issues that have never been addressed but complained about is water color coming out of the sink which is slightly yellow unless you run the water for a little bit, carpets never being replaced after 10 yrs or more and taking privileges away like the roof top where neighbors would gather to enjoy the nice weather and get to know each other.

I use to love my building, but things have majorly changed since Lenny was replaced and K&B decided they wanted all tenants that are under low rent control to be kicked out. I was told by them they would kick us all out if they could so they could get more for the apartments but it wasn't legal.

All the negative reviews are accurate.
●Old run down infested apartments.
●Exorbitant overpriced rent.
●Rude bullying landlords especially Steve.
●Landlords ignore to fix major issues.
●Steve bullies tenants to pay for issues.

AVOID RENTING FROM HERE AT ALL COSTS.

False management practices! Illegal lockouts on tenants ,Evictions Impersonating dead management personnel !Being sued by many many tenants! False documentation! Right hand man and lier in courts of law age 73 apt 106 Dougles Neil Jefferson of 12500 Culver boulevard! Don't accept the their terms! do not go to Santa Monica court house it's a kangaroo court ,go to LA appeal your case!

I've lived here for a year. I am moving out. Truly God awful human beings that run this organization. They will not maintain your living space. Beware!!! The only time never received any communication back from them was when I finally had my attorney contact them to reimburse me for my windows to be fixed so that they would open and close.

the person listed as renting this place is the manager of the 12500 culver property, and he blatantly denied me housing and refused to listen about my service dog. he violated the law and i will be suing them. the owners are ignoring me and the manager was not on site. they are crooked, dishonest, terrible people.

I stayed over at the sycamore resident the last 4 years and pleasant overall experience living there. The management was very reasonable and patient with me always. It was little cozy apartment in hollywood that was close to everything . -Peter
