JH Berry is the property manager for the condos in which I am an owner. April H. is our main contact and I have been appalled by her tone and lack of professionalism every time I and other residents have spoken with her. Over the phone she is aggressive, combative and completely disrespectful. I have spoken with many other residents who have received the same responses and negative attitude from her that I constantly have.

Today I was attempting to help a neighbor who is a renter (who doesn’t have all the contact information needed) and called April to discuss a work truck that was towed from our property around 3:30pm on a Friday. Instead of being understanding she practically yelled at me, spoke to me with such disdain for even calling her. (Let me just say that the towing is somewhat reasonable on nights and weekends but during the weekdays we have so many deliveries that have to be made through the back entrance... where there is AMPLE parking.) April rudely told me that if contractors or workers will be parking in that lot the owner is required to call her so she can alert the towing company.... as if this were common knowledge. She said this is in our contract, but the towing/parking stickers were only started within the last year and I have no mention of this rule in the contract I received. Also, I am curious to know if April and her colleagues/maintenance reported to the towing company to refrain from towing last week when they were visiting our property.

The towing is a separate issue. What I am writing about is how April doesn’t understand how to have a civil conversation and prefers to treat others seeking her professional help like they are petulant children. It’s not appreciated and will no longer be tolerated.

I've lived in a JH Berry property for about three years now. I have had 0 issues with them. Maintenance has always been been courteous and prompt. We have had our flooring replaced, our hot water heater replaced, and our dishwasher serviced. The maintenance crew is very personable and professional. The office staff is always nice and if you leave a message with the answering service, they are always quick to return your call. In the past few months, we lost track of time and were a day late paying rent (first time in over 2 years). They were understanding and checked our account and saw that this was a first time thing and waived the late fee. I don't know why they have such bad reviews, we've loved living in a JH Berry complex. Please don't let the other reviews deter you.

The worst apartment complex I have ever lived in. Leasing office never picks up any calls, unless you call 25 times or more. Maintenance doesn't take care of anything. They claim to be 24/7, but it usually takes them over a week to fix an issue because according to them, nothing is ever an "emergency situation", not even when water is constantly leaking. Whoever works to pick up phone calls are extremely rude and hang up before you finish talking. Don't ever live here unless this is the last place on earth. Would give them 0 stars if I could.

If you are thinking about living in an apartment complex in Birmingham managed by J.H. Berry, don't. Trying to get in touch with your property manager is such a hassle and going to take you about two weeks. After trying to get in touch with mine for a week and a half or so, she emailed me back telling me that she had seen all the times i called, to stop calling the office and don't email her again, that she will respond when she can. She then proceeded in a later email to tell me to stop worrying about something. Something that was very important. The staff that dealt with me was very rude and VERY slow. They also recently changed their pet policy to no "dangerous breeds." So you can have a Chihuahua that bites and barks at people but you can't have a sweet, behaving pit bull rescue, because that makes sense......Needles to say, I do not recommend this company AT ALL.

Seriously awful. They are their landlord's bulldogs, they do not serve the interest of tenants. They represent everything that is screwed up about tenancy in Birmingham. Its no coincidence that the most notorious slumlords of the city use JH Berry and Gilbert for property management. They have no online rental payment option. They neglect maintenance requests, or "lose" them. They do not negotiate with tenants. They did not even provide my landords phone number when I needed it. Further proving they serve them, not you. Literally only managed to get our maintenance requests filled after they were neglected for months and we were on the brink of filing a lawsuit.

I've lived in one of their properties in Five Points for almost a year now and am renewing my lease for at least one more. Only issue I've had was with the property here, and that was my dishwasher clogging and overflowing. Maintenance was out first thing the next morning and fixed/replaced what was needed. Once the lease for next year is up, I may consider moving again, but will more than likely stick with a JH Berry property.

As a “Pet Friendly” rental community, I believe JH Berry should redefine their “pet friendly” standards. Got run out of our apartment complex after 6 months because our 4 pound dog was too loud and could be heard “walking” in the apartment below. I’ve heard multiple stories from JH Berry renters in which they were forced to move out of the building due to outrageous complaints surrounding their pets. If you have a pet, DO NOT rent a JH Berry property!!!

I sent two emails to Jamie; who is the property manager for my building, after receiving a warning letter. I had a very simple question, but received no response. I brushed this off. I then had an emergency a month or so later. I tried calling 7 times to 7 different extensions with no success. On the 8th time I was able to finally reach someone approximately 20 minutes after my first call.

I am a small business owner (lake manager) and I know for a fact that if I treated my clients like this I would not have any. I am not a member of our hoa but if I were I would advise strongly to no use this management company.
