Please avoid this company. They charge a $47 application fee per tenant before even showing you the property. I asked several reps that I just wanted to see if we liked it first, but they refused to allow us to see it. The fee is nonrefundable, so if you view the property AFTER applying and don't like it, you lose $94 if you are moving in with your spouse. This is a scam. The lady on the phone said, 'If we didn't charge upfront, we'd just be showing properties all day.' That is literally their job: to show properties and rent them out.

I recently applied to one of their properties and paid a $47.00 application fee. I was confident my application would be approved because I have excellent credit and rental history for the last 16 years. My current credit score is 807 which is calculated based on debt/liability types, trade lines, rental payment history, and renter behavior. The higher the score the less risky the consumer. The score is used to calculate the likelihood of a person defaulting in loans or payments. I was called by someone from JAB who asked me questions over the phone about information that was on my credit report. For example, if there were other tenants who would be living with me, and how often I would expect siblings to come and visit. I found that strange because I indicated in my application that I would be the only tenant and listed a sibling as an emergency contact. He indicated it was unusual for an individual person to apply to a three bedroom place. While I can appreciate other people do things differently, I specifically wanted a place that had multiple rooms to accommodate an office and gym in addition to my bedroom which I told him. He stated I would receive an email after they ran my credit report and back round check indicating if my application was approved. I received an email yesterday stating "your application was denied due to insufficient credit history" even though the report they provided has 10 accounts on them indicating that I "pay account as agreed." Yes, most of my accounts are a zero balance... because I pay my bills and I pay off loans. Based on all of the evidence that I can see, I was denied not due to sufficient credit history, but because I am a single female. It is clear that they also did not contact my rental references as well because they would have informed them that I am an excellent tenant. I wanted to ensure other people were aware of my experience and save their money and apply elsewhere.

Former tenant here. They incorrectly replaced the unit's water heater and it leaked natural gas so bad the whole house stunk immediately after their in-house repair man finished the job. I called them about the obvious gas leak and they told me it "wasn't their problem" and to call PG&E. Well I did and PG&E came out to fix their bad work and sent them some legal warning about endangering the tenants. Another good example is that I got multiple eviction warnings for not keeping the lawn cut when THEY WERE CHARGING ME LANDSCAPE FEES and they were the ONES CUTTING THE LAWN. Avoid these horrible landlords anyway you can.

Dissatisfied: Last week my niece and I submitted an application also paid a $47 processing fee a piece to one of their properties and end up getting denied. Received an email that wasn't explainable and when I called to see what was the reason our application was denied the lady was very rude and didn't want to tell what the reason was just said we don't qualify for any of their properties. I know my credit is very good and all my accounts are in good standing I checked my credit every week. By us not being qualified they could have gave us our money back. So I would not recommend this agency to anyone 😡😡😡

Pretty terrible place to live in all honesty. Instead of repairing the hot tub they just filled it in with concrete. The pool is always closed. Lately, we have extremely limited access to our MAIL which I'm positive is actually illegal. The mailboxes kept getting broken into so they FINALLY put a secure steel door over the mailboxes but now it's always locked and maybe open an hour a day if we're lucky. Of course, the residents work so trying to get our mail is impossible. And they have the nerve to send out emails saying we need to check our mail more because the boxes are full and mail is being sent back. Ha

Crime is so high here our cars are broken into or vandalized. So yeah, do not recommend.

Tim, the office manager is ok-I think the main office is just impossible and don't give him the resources to do his job.

If I could give this review a zero star I would. This facility took my money for an application to rent a house through them back in June of 2022. I have not heard back from them to this day. Its October of 2022 now. This place is not trustworthy or reliable. I never received any email or call from them regarding my application status. No answer to whether my application was accepted or denied. Which they specified I would receive. The employees on the phone have the same answer every time I asked when I could hear back from them regarding the application I paid for. Basically to cut it short it was 'You find out when you find out. I don't know'. Please do not use this property management. You will be scammed of your money and never hear or see or word from them again.

Filled out the rental application for three adults, they did the background check. I gave them proof of income then they asked for a copy of our social security cards and identification. Then they said they wanted to verify our social security numbers keep in mind they had already completed the background check. This cost about one hundred and fifty dollars. Have not heard back from them it has been a month and a half. I have called them twice and was told the person handling our paperwork will call me back. In the meantime the only place they had for rent I was interested in was rented out. Good luck finding a rental if you own a dog even with ESA paperwork because that is a deal breaker for all their properties.
