Highly satisfied with invitation homes. I have been with them for over 8 years now. I moved into my first home with them in 2017 all the way until 2024. I decided to move to a new town and decided to stick with invitation homes because they have always provided me quality service. Kathi Gaston has been extremely exceptional and is extremely helpful. I love my new home!

As a homeowner, I find the presence of this property management company in our neighborhood to be unacceptable. Their extreme negligence regarding tree maintenance in the property behind me has resulted in thousands of dollars in roof and fence damage, as well as countless hours spent on cleanup. A massive branch, weighing about 200 lbs, recently fell and remains unaddressed. This is the 6th or 7th LARGE branch falling from the unmaintained trees in their property’s yard since April 2024x The residents there are dealing with several feet of debris in their yard, which led us to pay out of pocket to repair the fence damaged by this company’s failure. Clearly this company does not care about their residents or their neighbors and that’s unacceptable. Today’s branch nearly fell on my animals, and this was the last straw. I will be pursuing legal action against this negligent company. They have been a significant nuisance to our community and need to do better.

So so grateful for Kassandra and Justin with RLS Pro. They came to take care of deep cleaning our bathrooms and windowsills that the previous tenant left disgusting. They were attentive and had us double check the areas they had worked on before moving on to make sure we were satisfied. They were on time and very professional.

Do not rent through this company. 0 stars seriously. I rarely make reviews but I have been so frustrated the past 3 weeks. My heating unit stopped working in the middle of winter. Of course I notified the company and although they did get someone out pretty quick it all went down hill from there. The technician told me the unit was pretty much done for, super old and a bunch of parts needed replacing. He said he’d worked on it multiple times before and had told them to replace it but they don’t listen. Of course they think it’s too expensive and send a new technician. The second technicians look at it for 2 minutes and don’t give us any information. They say they need to come back. After a week of not hearing from anyone i call back and I’m told that the parts are on back order because the unit is so old and he cannot give me estimated time. I ask if he thinks it’s going to be under a week or more than 2 - 3 weeks before he sees the part that’s back ordered and he confirms definitely more than 3 weeks. The house has been freezing cold and the only solution they gave me was to use portable heaters that I had to buy because they had none. Which from reading by law they should supply. Mind you the house is so cold and I can only have 3 running at a time or the power goes out. My electricity bill was so high because they’re running almost 24/7 just to make the house a little comfortable. At night it gets below 40 degrees Fahrenheit. Frustrated knowing I’ll probably get my heater fixed by spring I called to see if they could credit my rent since I’ve had extra expenses and all they told me was I’d have to take it up with my property manager Megan Habby who denied the unit replacement in the first place because of cost. I’ve never been late on rent, not once and the fact that they don’t want to install a replacement for me and their future residents because they’re trying to save every penny they can is frustrating. They’re super friendly during the approval process but horrible once you’re in the home. I don’t even want to get into the condition of the home and the mold I found in the bathroom because it’ll make this too long.

Whatever you can do, avoid using this company at all costs, nothing about their process is timely. You will never be able to speak to anyone of importance because you can only reach customer service. They will find any and every loop hole to keeps them from having to service and repair your home and if they do the people they send are not the most professional. They also will try to charge your security deposit for any basic maintenance, that is not required in lease or move out agreement, that was needed for the home after you move out. For example we were charged for a screen door we never had after being told “we do not put screens on any window that isn’t considered privacy”.As said, me and my roommates had the most unpleasant experience with this company, as I’m sure not all are like ours, for your best interest DO NOT use invitation homes.

This place has absolutely no regard or compassion for their tenants. My sister and her family of 6 have lived in their home for less than 2 years, and are dealing with extensive water and mold damage from leaky pipes in the crawl space. It’s to the point where the home is basically uninhabitable, and the water is obviously not potable with no possibility to bathe, brush their teeth or even wash their hands safely. All 3 bathrooms in the home have leaks, the water comes out discolored from every faucet, there is extensive wood rot and long term damage to the studs, and of course the crawl space/deck area is covered in mold. There was a major leak just a few days ago, causing the huge spongy bubble to form in the master bathroom flooring, which is obviously a safety hazard with the subfloor now being seriously compromised. The home also has asbestos and they are trying to make my sister, her husband and their 4 children stay in the home while the asbestos abatement is being performed, which is a major safety hazard. Is that even legal? She has tried reaching out to everyone possible at this point, even the health department. All “Invitation Homes” does is play phone games with her (doesn’t sound very inviting to me). My niece has been sick for weeks now, they’ve all had to get checked out at the doctors to make sure there is no serious health problems going on. The smell of the crawl space is absolutely horrendous, and they are expected to live in an uninhabitable home through this whole process with no offers to be put up in a hotel or temporary housing. They refuse to communicate with her, and you would think that a corporation would have the insurance and the means to make sure their home are livable for their tenants. They make honest, hardworking people like my family pay an exorbitant amount of rent for a rundown, unsafe home. Children are expected to live in the middle of a safety hazard, if my family had the means to move out they would have already. But it’s corporations like these that take advantage of our countries hardworking, tax paying citizens and have no qualms about endangering the lives of these people and this country’s future generations. I don’t understand how they have so many good reviews. And legal counsel is being sought, if anyone has any advice or help to offer it would be greatly appreciated.
