My ceiling started leaking a week and a half ago. At that time I called emergency maintenance. I called five times the first day and got no answers I continued to called Sunday and still got no answer, no response. I had to use buckets to stop the water from spreading throughout the unit. I asked them the first day to come out because I knew the problem would get worse and of course it did.
I called the office on Monday and spoke with Monica. To which I was told someone would reach out to me about relocating my unit or having a roofer come out to investigate the damage. No one ever called me back in reference to either issue. I called again Tuesday and spoke with the same young lady who informed me I would not have to provide rent until the problem was completely fixed she never stated anything about proof of an escrow account. By this time no one ever responded about getting me a new unit. I called emergency maintenance again wednesday because my ceiling was leaking worse. I spoke with a Robert who was less than understanding of the issue he actually answered the phone as if he had received my previous messages and I was bothering him . However no one ever returned my previous phone calls or acknowledged they received my messages. I was told they would come and fix the roof when the rain stopped but the damage to my unit was never acknowledged nor did they give me a time frame in which it will be fixed.
A Hispanic gentleman called me Wednesday and claimed he was there to take a look at my ceiling. When I came home nothing was done. I reached out to him on Friday on the cell he called me from evening and he informed he was there to clean. I was never informed they were sending a stranger into my unit I never requested clean up. He used my $75 mop and bucket and left it stiff and filthy in the middle of my living room floor I had to buy a new mop head. More money and inconvenience caused by this company. I never requested anyone come into my place and ācleanā or whatever he called himself doing with my supplies and cleaning accessories.
I spoke with Arvil on Friday and I stated that I was for certain where he was located it was not leaking to which he responded āitās not raining where I amā. I was also sent a late letter which stated l had to pay a late fee even though I was told I wouldnāt have to pay until the damages were fixed. The only person in this matter who suffered, had to be displaced and lived in a less than livable unit was the tenant. There were no provisions made, I was never alerted when I moved in that the roof was damaged. There has been no compromise for the tenant in the matter. When I asked if I could terminate my lease because the condition in the building are trifling I was told I would have to forfeit my last monthās rent and security deposit. Iāve been living in an undesirable unit and my mental health has been extremely affected. They have been careless and unempathetic. I had to find somewhere to lay my head for five days because the problem spread in to my bedroom. And still nothing was done ! My home stayed like this for a month and a half. I have photo proof of all of the damage and have reported this company to L&I. I will be moving forward with legal aid!

I recently moved out of an apartment managed by Imperial Management Group, and I feel itās important to share my experience to warn others. During my time there, I faced multiple serious issues that were never properly addressed, despite my best efforts to get things resolved.
First and foremost, the roof and ceiling leaked for months, causing significant water damage and leaving my apartment damp and uncomfortable. I even had mold growing in certain areas, which posed a serious health risk. I made numerous repair requests, but nothing was ever done. When I followed up, I was met with silence or vague promises that never materialized.
Beyond that, the building itself was in poor condition. The hallways constantly smelled like trash and cat urine, creating an unpleasant living environment. Trash was often left at the back door, and the overall cleanliness of the building was clearly not a priority for management.
The situation got even worse when I began pushing harder for repairs. I contacted the city's License and Inspections department multiple times, hoping they would help get the necessary repairs done. In response, Imperial Management Group became hostile and even *threatened me with eviction* for ānon-paymentā after ignoring the request for repairs. Whatās worse is that I had been submitting maintenance requests through their resident portal, but many of those requests were either deleted or completed. This was not only frustrating but also deeply unprofessional.
Instead of addressing the issues, they filed for eviction against me. Thankfully, I won, but itās telling that they were willing to go to such lengths just to avoid making the necessary repairs. By the time I moved out on Saturday, they had already started renovating my apartment by Monday. Itās clear they were more interested in preparing the unit for the next tenant than in addressing the long-standing issues that had been affecting me and other tenants for months.
I cannot recommend living in any of Imperial Management Groupās properties. They refuse to address maintenance issues in a timely manner, and their management is unprofessional and dismissive. Many tenants in my building had lived there for 10+ years and had similar complaints, but nothing ever changed. The previous management group was no better, and it seems this family-run operation simply continues to run the buildings poorly. Also, calling the office is just going to do nothing but piss you off. They just say, we are going to inform management.
If youāre considering living in one of their properties, PLEASE BE CAUTIOUS !! Any apartments on the third floor, especially. If it rains or snows, please believe you will have water coming through your ceiling. The lack of maintenance, unresponsiveness to repair requests, and the overall hostile treatment make it clear that they do not prioritize the well-being of their tenants. I just want to make sure others don't go through what I did for 2 years with this management group. I lived there for a total of 4 years.

Thank you for your response, but I have to say, your apology and promises of improvement feel hollow given the ongoing issues I've faced during my time at the property. While I appreciate that you are committed to learning from it, this isnāt the first time these problems have been raised, and from what Iāve seen, no meaningful changes have been made.
It's not just meāthere are current tenants who are still dealing with the same unresolved maintenance requests, poor building conditions, and lack of communication. Many of us are writing the same reviews because we are all experiencing the same frustrations. The promises made to us were never kept, and the situation only seems to be getting worse.
Iām glad to hear that you're "reviewing" these issues, but actions speak louder than words. If this is truly a priority for Imperial Management Group, it needs to show in the way tenants are treated, not just in empty reassurances.
I wish you the best in addressing these concerns, but my experience has made it clear that significant change is needed for current and future tenants to feel heard and respected.

Heating up the water in a pot again this morning because it's too cold out to take a cold shower. I have sent several emails and work requests to my landlord but this keeps happening, every other week, we do not have hot water. We are avidly looking for a new place. I have never experienced such poor service from a landlord before, maybe they are trying to get rid of their current tenants. one star is too much at this point BTW, I called the number and put in an urgent request and still no hot water. None over the weekend and none today as well. These people do not care at all. they are the worst!

I went online to showmojo to schedule a tour to see a two bedroom apartment. My tour was at 11am on a Sunday, at the Oliver Hall 6100 Mccallum street apartment. One of the staff members text me to confirm if I was still coming. Of course I confirmed. Get there no one showed up. Then I called to speak to someone he hang up on me, when I told him this is unprofessional. Then I called again and got a female that was nice. She was trying to figure out away to help me. Of course I didnāt get no oneās name because they so unprofessional. They answer the phone HELLO, no name. Itās sad that this the way they conduct business. Iām happy this happened. This is definitely a sign.

am writing to express my serious concerns regarding my current living situation at Pastorious Court. Unfortunately, I cannot recommend this place to anyone due to the ongoing issues I have experienced as a tenant.
The state of the halls is unsatisfactory, and attempts to communicate any maintenance issues through messages have gone unanswered. We have dealt with multiple leaks that have taken weeks to repair, and the mailbox doors remain broken. Currently, I am facing issues with my stove, which is not functioning, and we have not yet received any response regarding this matter. Additionally, I have noticed that the water temperature sometimes fluctuates unexpectedly.
Given that the rent for our two-bedroom, one-bath unit is $1,750.00, I find it disheartening that the quality of living does not meet the expectations set during the initial showing. It is unfortunate that while the apartments appear clean and well-maintained at first glance, the reality upon moving in has been quite disappointing. This is in response to your response. We never received a text concerning the water. I have 2 Urgent emails in the portal, that no one has responded 2 in over a week. Hot water is a part of the lease agreement and we do not have it. Instead of responding to reviews, how about treating your tenant with respect and work on the hot water problem

Awful. This company deserves 0 stars. To start, my building alone had 34 L&I violations through the city (42 now after L&I came to inspect our unit). I lived at 7057 Cresheim Rd, Unit #17, with my fiancƩe and two cats for a little over two years. On 2/12/25, an exterminator entered our unit due to concerns from other tenants about seeing mice in the building. During the inspection, the exterminator found significant amounts of black and white mold on the ceiling, walls, and ducts in our HVAC closet (photos attached). We also found mold in the vent in our bathroom, which had no window or fan for ventilation.
On the same day that we discovered the mold, I left a VM for management and submitted a maintenance request through the tenant portal. I vacated the unit on 2/14 as I refused to stay in a moldy apartment. We continued calling the management office multiple times and sent emails to both the office and the landlord, Joel Ortner.
Despite this, nobody from maintenance came out to inspect the mold until 2/24, almost TWO WEEKS after we first reported it. On 2/24, we returned to the unit to retrieve more of our belongings and found a maintenance worker in the unit wiping down the mold and covering it up with a paint primer (quick-dry stain-blocking primer). They didnāt even use a primer targeted for killing mild. They also closed out our maintenance request without actually fixing anything. Their attempt to conceal the mold instead of properly remediating it speaks volumes about them. Instead of identifying the cause of the mold growth, they tried to hide it so the next tenant wouldnāt know, allowing them to raise the rent. Itās sad that they wouldnāt remediate a mold infestation for the safety of their tenants.
On 2/24, we had a mold professional take a sample, which came back as condition 3 (the worst level), indicating active fungal growth. The sample also showed high levels of spores and three different types of mold in just that one sample. In response, management offered us the option to move into one of their other units. Our lawyer replied, asking them to provide a mold inspection report for the potential unit that we could move into. However, Imperial Management never provided the report and instead told us āWe can inspect the unit ourselvesā. Of course, we would inspect it ourselvesā¦but no tenant should have to inspect the HVAC system and ducts for mold before moving in. After reading their Google reviews, itās clear that mold and water damage are recurring issues in the other buildings they manage. We refused to stay at any of their other locations after the horrendous experience we had with them.
Upon moving out, we had to wipe down all our belongings with bleach. This process took hours of our time. Also had to throw out our mattress and couch (that I just purchased a year ago) because of the amount of spores in the unit.
After about a year of living in the apartment, I started experiencing weird symptoms that came on out of nowhere and I couldnāt figure out why ā extreme fatigue, constant runny nose and congestion, headaches, joint pain, back pain, nausea, and terrible insomnia. I also kept getting recurring eye infections, which is a symptom of Cladosporium mold exposure. I visited Urgent Care and my primary doctor multiple times while living in this unit. Itās clear that mold exposure was the likely culprit of my symptoms, as most of my symptoms have improved since leaving the apartment.
Please do not give these people your money. They do not care about the safety and health of their tenants. They make so much money off of their tenants but canāt ensure that the units they rent out are habitable. If you live in one of their buildings, I urge you to check around your unit for mold, especially if you have children and/or pets.
Edit: They listed our unit on their site just a week and a half after we fully vacated. Iām pretty sure mold remediation takes longer than that. Disgusting that they are trying to rent it out - with a rent increase - knowing thereās a mold infestation.

THIS PLACE IS A RENOVATED SLUM!!!!! I have been living in their Cliveden property for two months. The hallways are filthy and they do not have a cleaning company so the trash just piles. Food sitting in the halls and the laundry units barely ever work. The mailbox where peoples personal mail is located is always left open. They have been doing work on the roof for the last two weeks and now my ceiling has five holes and leaks in it. They never notified residence there was a roof leak or that they would be over our heads banging for hours on end. And now my ceiling is leaking out of no where. I have been reaching out to emergency maintenance for ten days with no response. The leasing office has not updated me on anything that is going on and everyday there is a new hole. They answer the phones as though you are bothering them and that's if they even answer. I was not told there was anything wrong with the roof when I moved in and now Im expected to live in a flooded unit until they figure it out. BUYER BEWARE DO NOT MOVE HERE !!!!!!!!!!!!!!!!! SLUM LORD AT LARGE! They have done nothing to help the issue or give me a solution. The are actually refusing to fix anything because of this review.
I talked to my neighbors they said there was a shooting at the property months ago and the front entrance doors were never locked. Security is at an all time low.
Update: I finally talked to the building manager today Joel and he lied and said they came to fix the roof in the first place only because I called. As I previously stated I didnt have a clue they even had a roofing issue when I moved in June 1 nor up until the point my ceiling started leaking. I only called once the leaking started after they were working on the roof. This was at least a week or two after they originally started working on the roof. They had been working on the roof well before I called and that's what started the leak. He then proceeded to say " oh you wrote on google correct" I said that has nothing to do with the issue at hand. His response was " your beautiful review, GO WRITE ANOTHER ONE" and hung up. This is the quality of the landlord you will get if you move here! Please take time to read all the reviews they are not false!!!!!! Find somewhere else to spend your hard earned money.
