When the original unit we wanted fell through she worked with us to make sure we were able to find something just as good at a price and timeframe that worked for us. Super responsive to all my questions (and there were many.)

I like my building but I doubt that has anything to do with ICM. The design and finishes were done well before ICM bought the property.

All of the ICM staff have been professional, helpful and friendly.

But expect the lowest possible level of maintenance though. This is no fault of the maintenance team but rather ownership. When I’ve requested simple routine cleaning or service I was told that ownership opts not to do it.

I’ve lived in my building for 4 years and they have never had the exterior windows cleaned. They are so dirty you can’t see out. There is no safe way for tenants do it and need to be done professionally. Other owners usually see this as a yearly service.

They do not have the back porches/fire escape cleaned. So it’s filthy dusty with rotting leaves and just gross. It’s a common walkway and should be done by maintenance.

So just expect bare minimum while they charge you for a “bundle fee” in addition to your monthly rent. The bundle fee is meant for maintenance of grounds and shared hall way utilities.

The building is falling apart and it’s due to ownership not willing to pay for upkeep beyond quarterly vacuum of interior hallway stairs.

I currently live in one of the buildings managed by ICM and the heating in one of the rooms of our apartment has not been working for almost 3 weeks now. It took multiple maintenance requests and phone calls to get someone out to address the problem. One of the technicians who was a contractor explained there was nothing that could be done and then maintenance installed “weather proof” windows which have yet to prove their effectiveness. It took two weeks for someone to come out and address the problem and it’s still not fully resolved. I reached out to property management regarding the issue and they were very standoffish through email correspondence.

I've been renting with ICM for the past year and have had a great experience with them. I'd like to give a special shoutout to Madison Hebner and Seth Kramer. They went above and beyond to help me find an apartment that I love – Madison was very helpful with taking me on tours and being responsive, which is especially important during the busy moving season in Chicago (IYKYK!). Their maintenance team also does a great job handling any issues promptly and they do everything they can to fix things. All the maintenance techs have been very kind and respectful as well. Apartments and location are the best around. Everyone we've worked with directly from ICM has been amazing and incredibly helpful! Be warned: their after hours maintenance line is basically non existent. If an emergency happens after hours you're basically on your own.

This is by far one of the worst rental companies in Chicago. They outsource nearly every aspect of management—maintenance, cleaning, you name it—resulting in complete dysfunction. Since they took over the building I live in last December (previously owned by SRE, which was an excellent company to rent from), the quality of living has declined dramatically.

Reported an issue with the oven last December through their portal. Despite multiple phone conversations with maintenance, informing them that the oven still isn’t working properly, nothing has been resolved. The oven fails any time it goes over 350 degrees. They claimed a third-party came to inspect it, but here we are in September, and it’s still broken. What happened to actually fixing the issue?

On a separate occasion, when maintenance entered the apartment, they left all the lights on and the back door unlocked. As two women, we no longer feel comfortable allowing them in our home when no one is present due to their disregard of safety and lack of professionalism.

My roommate requested a copy of a mail key in June. Only this week—at the end of September—did they finally reach out to address it. They requested access to our apartment for some inexplicable reason, have changed the entire lock, but didn’t even leave us the new keys.

The laundry room is appalling. There are three washers and three dryers, but they are filthy. Mold is building up because the machines aren’t cleaned properly or routinely, and the floor is consistently disgusting. Under the previous management, this area was cleaned weekly. Now, we have to follow up every month just to get it cleaned at all. The same goes for the common areas—the staircases, entryways, bike rack, and hallways. I’ve spoken with several other tenants who have raised the same concerns with management, but nothing has been done.

While the location is great and the apartment itself is decent, the company’s management is simply unacceptable. If I could give zero stars, I absolutely would.
