Extremely Unprofessional and Unresponsive

I have been renting through Home River Group for 2 years now, and my experience with their property management has been nothing short of frustrating. For 8 months, they failed to add property taxes to my rent without informing me. Then, out of nowhere, I receive an email saying I am 7 days delinquent on payments I had no idea about. The email stated I could call and work something out, but no one answers emails, and when I call, I'm told someone will call me back within 24 to 48 hours—which has never happened.

To make matters worse, they are now charging me admin fees (almost $200) to coordinate the tax payments, which they completely failed to do for 8 months. So, how am I being charged for something they didn't even do? Now they are starting to add late fees on top of this and are even threatening eviction if I don’t pay.

I’m not trying to avoid paying what I owe, but I have legitimate questions and am trying to work out a reasonable payment plan. However, they are completely unresponsive and seem to be mishandling the situation at every turn. This is unfair and shows a lack of professionalism.

Honestly, has been the most painful leasing experience I have had to deal with. The property sells itself, but my applications process took more than 3 weeks to go through and get approved even though I am more than qualified to rent the specific property. The underwriting team adds a bunch of fees into the lease that they will not be willing to remove even if you dont want them and the service are almost 0. During the application process, I would get one reply every 24 hours and then would have no support or insight in regards to amending the lease. Almost no communication from the underwriting team , which is the only team that is able to help you with you application and lease. Overall has been very stressful situation and I do not suggest any homeowners/leasers to go through this group as their broker. Horribly inefficient

Extremely frustrated. I've been asking for a call since 9/10/2024 from the Sr. Resident Coordinator without any response. I'm without any water, sewer, trash services and the property is trying to charge me for services I do not have, I've been living in fear since 9/13/2024.

I called that number before posting. You transferred me to the Florida number where no one is helping. Don't post on my review only to appear like you're helping, instead ACTUALLY help.

Buffi and team have been excellent at managing rental property. All my questions are answered promptly and it’s great to know that they have all the vendors possible that a tenant will need. HomeRiver has made owning a rental extremely convenient and easy.

Very happy with HomeRiver Property our manager is on top of things with our rental. If we have questions she answers them and if things have to be fixed she gets it done. We live 1700 miles from our rental so it is very important to have someone we trust and who gets the job done for us.

My front door has been broken because of how it was replaced before I moved in, as the property was managed by a different company. Even though it broken because of the install I still offered to foot half the bill, I have no got one straight answer in over a year. I can't lock my door properly , I live in the hood thank God I have a security door. Plus how the door was "replaced" is so janky there's no weather striping or sealed properly around the door am pretty much paying to AC Arizona. They literally have yet to even call me per my request to get some answers. Slum lords to the max, renters beware because they do not care about you.

I have been a renter since I was 18. I have gone through many property management companies, private owners and so on. I have NEVER dealt with such negligence, and no regard and inaccuracy of posting rental charges. I have been renting with this company for over a year. They missed getting me my lease renewal and I had to jump through hoops for over a month to get it. They over charge and sneak in charges on your rental ledger, and then they took my rent this month, then said it wasn't paid but never returned my money. They would rather rack up fees and take their time investigating their errors then just admitting when they have made a mistake. PLEASE DO NOT RENT FROM HERE, THEY WILL TAKE YOUR MONEY!!!!

EDIT: THEY IN FACT DID MESS UP AND SUPPOSEDLY MY PAYMENT WAS "STUCK IN THEIR SYSTEM" For almost 2 weeks. I had repeatedly explained that I did in fact make my payment, they still continued to argue, blame me, and now that its all been taken care of. I am unable to pay my rent online because they disabled that feature for me. I have read many of the reviews from other renters and I urge you to RUN FOR THE HILLS FROM THIS Property management company unless you are comfortable with talking to robots, and having your money conveniently "get lost" all the time. DO NOT RENT FROM THESE CROOKS!

This management group is ridiculous. This is our renewal time and for the 2nd year now we have to argue over the filter they insist we cannot opt out of and continue to send us the wrong size. We throw out the ones they send and buy the correct size ourselves. The property manager actually told us she is too busy to deal with our questions. Unfortunately we are not in a position to move right now so. Here goes nothing.
