I think everyone recognizes what a crazy year it’s been with a pandemic and competitive real estate market. That is how my kitchen looked like after multiyear mold due to the leaks was removed from the house sold me by Ms. Holmes. The kitchen had to be gutted to the studs. Yet Ms. Holmes sold me this house as pristine, above average house. The house had slab leak, 140 broken roof tiles (Ms. Holmes told me that all broken tiles were replaced), illegal wiring, non functional 41 year old appliances. Certificate of completion on termite repair was fraudulent since no repair took place and I had to file complaint with the California Pest Control Board to have repairs completed by England Extermination. Ms Holmes represented buyer and seller as a dual agent and she provided me with phony CMA's for the newer houses in area of Madrid Del Lago, 7 miles from the Madrid Central where house I was buying was located. The valuation of the house prepared by Mr. Mike Mills of Mission Viejo and used as a base of appraisal was higher by $130,000 than the appraisal prepared by Orange County Tax Assessor. In a summary - beware of Holmes Realty Group and their services.
