This is a great little community of 55 plus homes well-managed well-maintained with us very nice Clubhouse and L-shaped pool that is open to families on weekend mornings. There is a picnic area and a patio area complete with BBQ grills picnic tables shade and awnings. There are also shuffleboard courts and tennis courts and parking lot accessible from the main room. If you're looking for a place to live for someone that is 55 plus in your family that would struggling you recommend you look into one of the Holiday City properties in Berkeley or Manchester or Toms River New Jersey. They shovel and cut your grass and provide many other Services for Seniors. And are very close to most of the major highways in shopping in the area.

I like the community but there are some very real issues here. I agree with two other reviews regarding snow removal, I couldn't get to work twice due to being snowed in by our driveway. So I lost $$$$ because of this, and I paid my assessments fully for the year early. Second all the contractors we have encountered are really taking advantage of the seniors down here. One large contractor in particular that does landscaping and driveways flat out told my spouse and I that we didn't need permission to get a driveway with pavers. I told him our by laws clearly state that we did, and he needed to register with the clubhouse as a contactor. This guy does tons of work in our community. We told the clubhouse about the contractor. Other than that, we love home and neighbors. I do wish that the clubhouse would make the pool open until seven pm in the summer because alot of boomers are coming here to retire and we are still working. In 2017 I couldn't even use the pool due to getting home late from work, that extra hour really helps. I wish the clubhouse had a gym, and better food at gatherings there. We had a Hawaiian kind of event that we paid twenty some odd dollars for each and I got a chicken thigh that looked like it was from a Cornish hen. Big rip off, was horrible, for that kind of money we could have a pretty decent meal plus appitizer at Applebee's for two for twenty.

Holiday City West is not unlike any other senior community. Itโ€™s very cost effective. You must admit, $110 per quarter is pretty cheap. You cannot have high expectations at that price. Yes, the grass issue is a problem, I believe that everyone involved with this issue (homeowners, Good Mowโ€™in, Board of Directors) over-reacted, tempers flared, and now we have a more serious problem because mistakes were made.
In trying to find out information today regarding the grass, I was unable to.
I did stop the robocalls because they become almost as unbearable as telemarketers.
I tried logging on to their website.... oops, unless I have a facebook account, Iโ€™m locked out of information.
And I will not call the office because Iโ€™m sure they are inundated with calls. And I will not open a Facebook account!
I donโ€™t understand why we donโ€™t have a plain old website? Perhaps you can give some thought to this.

Right now my property is so poorly maintained, by property I mean grass.
I am actually embarrassed to invite anyone to my home. The grass is almost knee high by my back door.
I have spoken to other people in the community that have said they were told it was due to the weather. I work in Leisure Village West and have friends in Leisure Knoll, their grass is just fine!
I wish I could post pictures.

If I could give a negative review, I would. Not only because of the egregious disregard for the homeowners association's responsibilities re: snow removal and general development maintenance, but the disrespectful and downright ugly disregard the "president" of the association has for the residents. She is a callous, hateful shrew who has little empathy for anyone who has the misfortune of coming in contact with her. I nearly had to call the police because of the verbal attack and harassment she was screaming over a simple misunderstanding that was quickly remedied. My mother, a resident, recently passed away and one of the neighbors said there was a dumpster where we might be able to drop of 4...FOUR framed pictures so I would be able to drive back to Indianapolis. I buried her this morning and did not ever expect this kind of behavior from a grown adult, let alone the "president" of her association. I hope she feels deep shame and regret and learns compassion. She is a disgrace to this community and should immediately removed from her position. I will be alerting the authorities to her behavior.

I love my community. A great place to live in Central/South New Jersey.

Feb 2020. Typical politics in regard to association. Rules are enforced selectively. Still give it 5 stars. Great neighbors and location.

What a joke. I keep recieving notices for lawyers fees for no reason. The latest is for an address from over 5 years ago. I lived here for 4. 4 obviously too long. Don't bother to go the front desk. The culprit who sends them passes you off to someone else. The lawn cutting is a whole another issue.

They really don't stand behind their seniors. Everything you basically are doing on your own. Lawn contractors the worst!! 25 days since a cut, ask them to act on my behave and was told to be patient.
