The Pines Apartments, El Cajon

I’ve had a very frustrating experience with the property manager Rachel. Communication has been a major issue, she rarely responds to emails or calls in a timely manner, if at all. When she does respond, she's often dismissive or fail to resolve the problem.

Maintenance requests take forever to be addressed, and even when they are, the repairs are often rushed or incomplete. For the amount of rent we’re paying, I expected better service and care. The property itself isn’t well-maintained, common areas are often dirty, and there’s little to no follow-up on tenant concerns.

Overall, it feels like the management is more interested in collecting rent than ensuring tenants have a safe and pleasant place to live. I wouldn’t recommend renting from them unless they make serious improvements.

SERVICE MEMBERS BEWARE: EXTREMELY UNPROFESSIONAL. I just moved November 2024 on military orders from one of the properties under the management of Hoban Property Management. They have decided to keep all my security deposit due to me moving with little notice. When I received my orders to move, I literally had two and a half weeks to move. I notified Hoban upon receiving the orders. I was told to send them an email along with a copy of my orders, so I did. They proceeded to tell me that I would not be receiving my security deposit due to all this random stuff like painting, cleaning which is from normal wear and tear. I have video proof of the way we left the house (good condition). Fast forward a few weeks. I received a letter in the mail stating that they are keeping my deposit due to short notice even though I had given them a copy of my military orders. I had mentioned that they were violating the Servicemembers Civil Relief Act and they didn’t care. They mentioned the CA Tenant Landlord Handbook which states the whole 30 day notice but they are disregarding that I’m a service member on military orders. Long short short, now I’m having to turn to an attorney out of spite now. It may run me more then my deposit but oh well.

I was denied moving into one of their properties. The reason behind was credit history, not rental history. I currently live where I’m paying almost 3300 a month and applied for a property for 2300 a month. I spoke with a representative that said it can go into review for a higher deposit, but the person was on vacation for the holidays. I called the next week and the person who answer the phone was very rude and wouldn’t let me finish a sentence then told me if you’re denied your denied there’s nothing you can do even though I show that I have a great rental history and I put my current bills above Past due bills due to the fact that I fell behind from Covid and having cancer . I was willing to move from a luxury apartment to one of their home to save money monthly and be able to pay off my debts. The way I was treated as if I was a criminal asking for forgiveness. It was very degrading and hurtful. I definitely didn’t ask to get sick and lose my ability to have kids during Covid but one thing I have done is pay my rent every single month for almost 3300 and just needed a break with a lower rent, but they refused to help or even treat me like a human.

I am writing this review to express my utter disappointment with the management at Hoban Management Group, specifically regarding Rachel. My experience with her has been nothing short of appalling.

From the beginning, Rachel displayed a complete lack of professionalism. She was consistently rude, dismissive, and shockingly unprofessional in her interactions with me. Not only did she fail to address my concerns in a respectful manner, but her attitude was condescending and downright hostile. This is not the kind of treatment anyone should have to endure, especially not from someone in a managerial position.

Her behavior reflects poorly on the company as a whole and raises serious concerns about the kind of environment Hoban Management Group fosters. It's clear that customer service and basic human decency are not priorities here, which is incredibly disappointing. Rachel took $175 from my deposit for ā€œcleaningā€ after we moved out even though the cleaning was thoroughly done not once, not twice, but three times.

I strongly advise others to think twice before engaging with this company, as dealing with such unprofessional and rude management can turn what should be a straightforward process into a deeply unpleasant experience.

Hoban Management Group should seriously reconsider who they place in leadership positions if they want to maintain any semblance of a positive reputation.

I was in Taft Ave for 3 years and had no issues. Linda the property manager was amazing and always available, maintenance request were sometimes done on the same day and all in all had no issues with my rent, move out or the management.

I DO NOT RECOMMEND Hoban Management. Upon moving out of Woodlawn Apts, I was charged $290 for cleaning, despite having photos with timestamps from the move-in inspection that showed the unit was already dirty when I arrived. The charges included $150 for complete cleaning, $75 for extra cleaning, $50 for steam cleaning, and a $15 fuel surcharge. The last nine photos were from my move-out inspection, and the unit was returned in the same condition, if not better, than it was at move-in.
I even used a carpet steam cleaner to deep clean the carpets before I moved out, which further demonstrates my commitment to leaving the place in good condition. At the time of the final inspection, which was conducted with the manager, Norma, I was notified immediately afterwards via text that 'everything looks good,' confirming that the property was left in satisfactory condition.

Additionally, my experience at the apartment was unpleasant. The tenant downstairs had three dogs, which violated the apt’s pet policy. She also frequently smoked on her balcony, and her dogs barked constantly, both day and night. One night, there was a fire at a neighboring unit, and thankfully the police arrived in time to prevent serious damage. Overall, I did not feel safe and had a negative experience living at Woodlawn Apartments.

6 years of my life wasted. I moved to Paseo del Prado managed by Hoban Property Management in July of 2018. I met with Michelle (the manager at the time) things seemed promising as my husband and I were going from a 2 bed 1 bath to a 3 bed 2.5 bath for roughly the same price. I was happy-ish with Hoban for a short while, until I learned more about the company and the people involved.
For starters, they shut the water off constantly which has resulted in damage to my appliances (dishwasher that I owned) and Hoban REFUSED to give proper water shut off notices required by law.
The lack of maintenance and complete disregard for this property was a direct result of the owner of Hoban Management (Tom Hoban) taking out his personal vendettas and issues with his family out on the complex. Because Michelle (my manager) was his sister in law. So every time he wanted to be childish (which, spoiler alert. Happened ALOT) he would stop maintenance from coming to our complex.
I’ve also heard Tom make racist remarks about our complex calling it ā€œLittle Tijuanaā€ as it’s primarily hispanic families in this community.
Tom’s support staff is not much better. Brenda who I’ve had the misfortune of dealing with when calling in after hour emergencies would always decide instead of doing the on-call job she was being paid to do she would ignore calls and not send out maintenance. She was also consistently rude and condescending. Erika another manager at the time wouldn’t answer on-call calls at all.

Anthony, who is a ā€œdirectorā€ whatever that’s supposed to mean, has been completely useless. He has an attitude problem and even made fun of my husband and his disability while walking the property with Tom. Anthony needs to simply be better and do better. He has an overinflated sense of entitlement because he acts like he’s the best thing to happen to property management when his performance and general knowledge is laughable at best.

Naomi was/is the regional manager for the property I lived at and she was the biggest snake in the entire company. She’s a compulsive liar and extremely two faced. She never once did her due diligence on a single thing. I’ve had nothing but problems with her. Our apartment building has structural damage and that went ignored for well over a year. She would look you in the face smile and nod and completely ignore you.

My husband addressed a vendor that was propping open the front gate (which lead directly onto Washington Ave) and my husband asked him not to prop open the gate, especially because the way he was doing it was going to damage the gate and that those costs get passed down to residents in the form of rent increases and when my husband un-propped the gate the vendor assaulted my husband. I contacted Naomi to let her know what was going on and to let her know that he vendor assaulted my husband and my call was never returned but I was served a 3 day notice to vacate the apartment because as is Hoban’s normal process, they didn’t do their due diligence and they didn’t even bother to ask what happened. It wasn’t until we sent the doorbell footage to our lawyer who had to sit down with their lawyer and show them they screwed up that they rescinded the 3-day.

Finally, we found a place 1000x better than Hoban will ever hope to be. However the check that was due back to us from Hoban still hasn’t made it to us and we moved out almost 2 months ago. When my husband contacted the main office he was told that it was kicked back as undeliverable but the address they had on file was correct. But they addressed it missing numbers. So they screwed up YET AGAIN!
I would call Hoban a bunch of slumlords but I feel that gives slumlords a worse name than what is fair.
Hoban is an awful company full of INCOMPETENT, RACIST, EVIL "PEOPLE" if you can even call them that.

Had a previous experience living at Pepper Valley Ln. With no major issues. Eventually moved to Evergreen Villas and my nightmare started. My new "home" was filled with roaches! This was December 2022!
Today March 1st 2024 and there are roaches in my apartment! They are inside the building in the structure! This is beyond unacceptable.
