Over the years I have sent a lot of business to Heritage HOA & Property Management because they always did a really good job for my clients and HOA’s. I am the president of our HOA and they terminated our agreement out of the blue. They gave us a 30 day notice to move to a different HOA company. Over the last few months they have not given us our financial statements on time or taken care of reporting to the drainage district or even returning emails. We did not terminate with them. We were understanding that they were going through some changes. But we were very shocked that they terminated our agreement the way they did. They said that they did not have to give us a reason for terminating. I felt like this was bad business that they didn’t even us a phone call before sending an email terminating our agreement. I don’t like to post bad reviews. I just want you to know what happened to our HOA.

This is the worst Property Management firm that has ever been in business. They do not respond to anyone trying to get hold of them, they are the rudest bunch of people I have ever met. They are totally worthless and should be investigated for fraud. You don't have to be very smart to work for them apparently! They manage our HOA and apparently have forgotten that they work for us and can and should be fired! One star is over-rating them by a bunch.
Their response to this original review was so packed with lies! They have NEVER communicated with me about this and the city of Fruita verified that this is the property belonging to the HOA that they manage. ( Apparently they have no clue as to what HOAs they actually manage). Maybe this is the reason that they get such bad reviews.

I've been using Heritage Property Management as my "landlord" for almost 2 years now and have no complaints what so ever. Everything from the application, move in, and resigning of lease have been easy as pie. I have had to call them for a work order for a plumbing issue, they had someone out the same day, these folks care about the properties they manage and about the people they lease to as well. Highly recommend!

It’s absolutely infuriating the way this company treats people.
Look at the reviews on Yelp, they have 60 (now 61) BBB complaints.
In my case, I can’t get my damage deposit back. We left our rental in immaculate condition yet this company refuses to return phone calls and emails.
If you rent from them they will likely raise your rent as soon as they can (from $1500 to $1850)
We dealt with a broken dishwasher for over 6 months and a drain that didn’t work. The maintenance never put it back together and so we only had one working sink in our bathroom.

I’ll likely have to sue to ever see a dime of my money back.

My husband and I are not from Grand Junction, we don't go to school here or have family here. We were both looking for a chance to start over together in a new town. We could not have been more blessed then to have crossed paths with this amazing property management. It's always scary starting over. You hear stories and people's experiences with renters and property management and sometimes things don't always work out for the best. However, in our case we have been extremely lucky to have rented with Heritage. From Debbie and everyone in the office to the other tenants, everyone has just been nothing but kind. The communication is always clear and they are always there and available when needed. The property is clean and well taken care of. They are just genuine, kind and understanding people. And when it comes to calling a place home they have made it nothing less than that. 👍

I lost a lot of money with this company as an owner. I have owned my rental since 2001. After the new management company owners of took several years ago over I have had declining service. I gave them the benefit of the doubt many times and finally had to switch companies. Two of my four apartments were vacant for almost half a year. I think they just forgot about them. It took a very long time to schedule carpet replacement when I was able to get someone in the next day. It was the same with paint, about two weeks delay when I even had the painters identified and ready to paint that night. Turning over the property from one tenant to the next, I was losing a lot of time getting the apartments ready for the next tenant mostly due to lack of things being scheduled timely. More often than not it took about a week to return my calls. After deciding it just wasn't a good fit, I gave them the 30 days notice to switch companies. They then did not return any of my many calls making it very difficult for me to know what was going on extremely difficult to do my taxes. I'm sure they are doing the best they can and are maybe just too busy to attend to all their responsibilities and take care of clients well. I felt like the owners became very unprofessional once I started to voice my concerns. I unfortunately felt obligated to write this review after my experience was so bad. I have never written a negative review before, but felt it was necessary.

I am incredibly happy with Heratige Property Management. We had a bad situation happen where we were suppose to sign a lease for another place but that fell through 2 days before being out of our current unit. When we told them what happened they contacted the landlord and was able to get us 2 weeks. They also showed us a place that they were in the process of cleaning, the next day. We loved the place and they saved it for us once the cleaned it up. They did a phenomenal job cleaning up the place.

Go up
