I just moved into one of their properties this month and so far this leasing company has been absolutely amazing! I had a few hiccups on my move in day due to some miscommunications, but Jessica Forbus, the community manager came out to the property personally to resolve them and even helped me put in my maintenance requests. Since moving in, I have also had to call them and ask their agents a few questions about this and that, and all of the phone operators have been so incredibly nice!! In particular the two ladies Parker and Danielle, were so sweet and answered all my questions and make sure to follow up on any request I had!
I also wanted to mention the maintenance team separately, because I have seen a few bad reviews about them and I feel like I have had a very different experience. When I first moved in I notice that my flush valve wasn’t working properly so I put in a request for it one morning. I wasn’t expecting them to come that day, because at other properties I’ve stayed at before, I’ve had to wait a day or longer for someone to even come out and look at it. The Bespoke Plumbing Company that h2 works with, were so timely and came out in a matter of a few hours. The guy that came stayed extra time to help me install my shower head, even though it wasn’t in the original request. I also recently had to get my AC looked at and a man named Brandon, came within a few hours of the request being made as well, and he too was so professional, nice, and helpful.
Overall, I don’t understand why H2 has this many bad reviews because my experience with them has been so amazing, and way better than other properties, (properties that are marked as luxury even), that I’ve lived at. I will say that most of H2’s properties that I have seen and got to go tour, are older and more historic, so they all have their own little quirks to them. That is personally why I love my new apartment so much because it has so much historical charm to me, and I hated living in condominium style apartments. Like I said 10/10 experience with my new apartment, and the H2 team as a whole!

I've had an absolutely abysmal experience with this apartment complex. The lack of communication between departments is so horrendous, it makes pulling teeth feel like a blissful escape. Good luck getting anything done here—requests are either ignored or handled so negligently you might as well do it yourself. And that's just for standard requests!
As for emergency maintenance? What a joke! For the amount I pay to live here, I'd honestly prefer they leave bottles of urine at my doorstep like some twisted milkman, because that’s about the level of care they provide. If you think that's disgusting, it would fit right in with the state of this complex. Trash is everywhere, and don’t even get me started on the roaches and pests—they might as well be your new roommates because the staff sure treats them like permanent residents. They do nothing to handle the infestation.
Save your money, time, and sanity by living literally anywhere else, unless of course, you have a fetish for living in a dumpster masquerading as an apartment.

I initially gave a 5-star review (see below). However, it turns out the only thing 5-starred was Jalen.
I lived with H2 for a year, March ’23 to March ’24 at Mesa Verde in Glen Iris.
About a month after I moved in, a leak started in the bedroom and the bathroom (pictures attached). The bedroom leak eventually got fixed. The bathroom leak never did. They came out 4 separate times to “fix” the bathroom leak and it never worked. They require 60 days move out notice. I explained that I was planning on staying but after the last botched fix of the bathroom leak (as well as other factors; see below) I couldn’t live like this anymore. They’re not holding up their end of the deal, why should I? I am currently in collections for almost $2000.
I had plumbing issues for a week or 2. At one point I didn’t have a toilet (my only one) for a weekend. Their solution was I stay in a hotel and get reimbursed by renter’s insurance. I didn’t have enough money to front the hotel. That was their only solution.
Last but certainly not least, beginning in November I realized there were rats in the wall. Rats, not mice. I noticed they were coming into my apartment because rat droppings started to show up, and they chewed through my property (pictures attached). When I moved out I could still hear them in the wall.
I’m leaving the 5-star review of Jalen below because he really was. I moved in here during a very tumultuous period in my life. It turns out he was the first and last good thing about this place.

Jalen was incredibly helpful and responsive! He was informative with every question I had (which was many). If I could work with Jalen through every life transition, I would. Greatly appreciate his care and hard work.

Terrible rental company. Maintenance is slow to fix anything and if they do come, expect to call them again because everything is held together with duct tape. Pest control company that they are partnered with is a joke. Even the bugs aren’t scared of them. The company seem nice at first glance but once you move out, they become quite predatory with fees. Be careful renting. The price seems great in this economy but you always get what you pay for.
Edit: This is in response to H2’s comment. Maintenance took their time when it came to many repairs including fixing out a/c. The outlets in kitchen were very faulty which often lead to the stove and microwave not working. There were water leaks in my bedroom and bathroom. We made several requests to have it fixed and the problem was never resolved just fixed enough to keep us quit for a few weeks. I did not renew my lease with them. Why would I? I gave notice that I would be moving and I was still charged. Regarding the bugs, pest control came repeatedly and nothing worked. If anything, they came back a little stronger and resistant each time after the company sprayed. Pay attention to how they are responding to the legitimate concerns of their customers. Snarky and lacking accountability.

UDPATED FROM 2 TO 3 STARS FOR MANAGEMENT'S EFFORTS TO RESOLVE.
Apartment are a tough business to make people happy in.
We understand that but, we leased an apartment from them and due to an previous unpaid bill our daughters could not get the water turned on for 2 days.
Rough start to a new lease, kids have about 8 hours of their life spent in frustration just trying to get water to their apartments.
While the management company has worked diligently to help, we just don't understand how they could have rented this apartment without knowing this.
For example how did they clean the unit, test the appliances etc.
Fingers crossed that this is the only bump in the road and that we can update the review to 4 or 5 stars in the future.

They are a terrible company to rent from. We were there 4 years and had such a handful of bad experiences it was becoming laughable. We just moved out and received our final statement. We received it late afternoon in the 7th. By the morning of the 9th they sent it to collections. They did not allow us the opportunity to pay it what so ever. They locked us out of the portal so we couldn’t. They are lazy and incompetent. Do yourself a favor and look else where

We had no issues paying a fee after leaving as I told your associate this morning. Money was not an issue of frustration, it was sending us to collections in less than 48 hours after sending a bill. That is ridiculous.
I know how many maintaince orders we had in 4 years, I’m the one who placed them. However, I don’t know how many times I could count that my apartment was entered without permission or for not a work order while I was asleep in my bed or in the shower. Many. And how many times I called. Of which for 2 years, I couldn’t get ANYONE on the phone. 2 years.
And yes, there were damages but as I also told your associate, the place hadn’t been cleaned when we moved in and I had those carpets professionally cleaned twice in the first year. It did nothing.
So yes, we are very unhappy with our experience.

I lived at the Linwood Park location in Avondale for a year. I was charged a monthly pest control service fee, yet received no maintenance help for a cockroach infestation that lasted well over two months. I put in multiple maintenance requests that went unanswered. I advise anyone to consider all other options before subjecting yourself to H2.

I had a really great experience with Logan, she took a somewhat stressful situation and made it go so smooth and easy to navigate. We initially went to see another apartment but once she got to know me she went out of her way to take me to a different location that she knew I would love and now I have my dream apartment. Overall very professional experience and could answer any questions. Would recommend. ?
