The owners of theese complexs should be ashamed of there upper management and the people who run them! ( besides three Individuals who care! ) They never respond to anything you have to complain to talk to a supervisor!!! They sent me to collections before my payment arrangement and locked me out of my account! So how could I pay something before the date ? You can't super unacceptable

Buck and Kerry: Colorado Attorney General Phil Weiser has been asked to "root out collusion and price fixing among large landlords" amid national and state scrutiny of software that allegedly is used by property owners, of which Griffis Blessing Inc. is one, to increase rental prices artificially. The request is a result of large leasing companies around the country, including Griffis Blessing, of using RealPage software that uses a pricing algorithm to help users set rents based on certain data, also known as price fixing. In addition, the United States Department of Justice has intensified its own probe of RealPage and property owners, "including at least one with extensive operations in Colorado." RealPage's software collects data that generates suggested rents for property owners' units on a daily basis, according to pending lawsuits filed against the landlords with which it works. One such local lawsuit filed in federal court in Denver accused the company of participating in a "price fixing cartel" to illegally and artificially inflate rents.

The reason you have such a high turnover in residency on all of the properties you manage is because of your huge yearly rent increases, amounting to hundreds of dollars a month. My rent is $600 A MONTH more than when I moved in. My property routinely has 15 vacancies a month. No one stays here for very long. Many new residents are in and out in a year. Why not offer reasonably priced yearly rent increases on a personal case-by-case basis instead of a pricing algorithm, to determine rents in a more practical and financially responsible manner to retain your current residents and reduce turnover? It's called good business.

Retreat at Waters Edge Apartments, the Ghetto!
There are approximately 45 Apartments in each of the 6 Buildings in this Complex, Tons and Tons of Residents living in most of the Apartments which means Tons of Filth. However Griffis Blessing the Property Managment Company has a Cleaning Crew come through 1 time per week. This is not nearly enough! On top of the Once A Week Cleaning Crew they are contracted so they run through each building faster than anyone I've ever seen in the past. They clean NOTHING, the Laundry Rooms are Filthy Dirty, the Washers & Dryers in the Laundry rooms are ANCIENT and Broken Down and So Filthy Residents typically take their laundry to the neighborhood laundromat in fear of putting their laundry in the Disgusting Machines.
They claim this to be a Security Complex with Security Entrance Systems on all the Entrance Doors, however for the past 6 months the Front Entrance Doors have not worked properly and are typically unlocked due to the locks not operational. The New Fancy Phone Intercom System was installed Over 2 Months Ago and has never been operational, Griffis Blessing Managment Claims "It's out of our hands, we've done our part by telling the contractors" This is inexcusable when we pay HUGE Rent to live in a Security Building that this has been happening for the past nearly 3 months. Half the time the Doors to the Entrance are Unlocked, the other half of the time they are Locked yet you have to hope your visitors have a phone with them so they can call you so that you can haul yourself down to the lobby to let them into the building.
The outsides of the Buildings have been Repainted, yet it looks like we live in the Ghetto with Residents Storing Everything from Livingroom Couches, Recliners, Mops, Mop Buckets, and General JUNK Piled High, Enormous Stuffed Animals Hanging from Balcony Railings.
Stairwells are full of Filth, Have Not been swept or mopped in years, yes years!
Garages are Filthy Dirty and not free by any means so they should be kept cleaned and swept and power washed on a regular basis yet they are not. People that rent garage spaces are expected to take brooms out and sweep their own garage spaces if they want them clean. Doors to rental garages are not secured or locked and half the time the doors to the garages do not even shut or latch.
These issues and many more are given to the Griffis Blessing Onsite Management Office over and over and over again and we are told the same thing over and over and over again "It's out of our hands, we're doing the best we can with what we have." This response is Very Old and So Ridiculous to tell residents that are paying huge rent.
There are Section 8 Residents that sub-let their apartments to Drug Dealers and this has been brought to the Griffis Blessing Management Over & Over and they do nothing about it because they are getting guaranteed paid rent by Section 8 for the unit.
Elevators in buildings break down and Stay Broken Down for 21 Days, Griffis Blessing Management blames the Elevator Repair Company yet does not fire them and hire a new Elevator Repair Company, they just leave the Elevator Broken Down Not Operational for 21 Days and there are Residents that are in Wheel Chairs, use Walkers, and are Very Elderly that live on the 2nd & 3rd Floors and again Griffis Blessing Management just blames the elevator repair company yet DOES NOT offer any assistance to those Residents.
Sprinkler Systems on the grounds do not work so the grass IS NOT grass in some areas, it is Straw. Does the Maintenance Team ever walk the property and note these things and repair them? NO, No They Do Not!
Entrance Door Mat's were ripped out 6 Months ago and as you can see we have Simply Gorgeous Entry for our guests to experience.
Griffis Blessing Onsite Managment Team claims they are doing all they can, I must say they are a super nice onsite staff, However NOTHING GETS TAKEN CARE OF LIKE THEY PROMISE IT WILL!
I would Seriously Consider Signing Any Lease At Glenbrook Apartments with Griffis Blessing in charge, it is Simply Ghetto!!

The quality of living provided at the price you charge is ridiculous. You fail to realize that there are companies that set a higher standard and charge less money, leaving no reason for anyone to think highly of your company or any of the services your provide. No one should support this company, to allow better business people to enter the space. See my review on Mesa Ridge Apartments about mold at move in, constantly changing payment portal with new fees, and a failure to maintain home environment by allowing service projects to start first thing at 8:00 am. Gotta get those units flipped for more money ASAP!

My experience at Griffis Blessings has been extremely negative, largely due to the unprofessional behavior of management. Monique, in particular, has been allowed to talk poorly about other residents, creating a hostile environment. She has made serious false accusations about me, even going so far as to claim that I pulled a gun and spreading this misinformation to other residents. Despite multiple attempts to address this with upper management, nothing has been done, and Monique remains employed. It’s shocking that they continue to tolerate this kind of behavior from their staff. I wouldn’t recommend Griffis Blessings to anyone looking for a safe, respectful, and professionally managed community.

Thank you for your timely response, when this issue happened I called corporate to bring it to their attention and still nothing was done about the harrassment from Monique Macfarlane. With that being said, she is still employed with your company and she lied about not having the video of what happened despite me having video of her admitting she has the video which counters her claims of me “ pulling a gun”. She also told other residents that I “pulled a gun” and because I am friends am friends with the other resident, they came and told me. Also there were witnesses to the verbal altercation but she refused to accept any evidence. No resident should have to deal with what I dealt with especially because those accusations could have caused me my career as I major in CJ/Forensics.

This is simply another company that would rather keep old employees happy while disrespecting the new. There is no legitimate consideration for clientele they would rather miss a law suit then evict someone. Fair housing stopped legitimate practice years ago. The only fair in their housing is what lines cooperate pockets.

How is this place still in business? Reading their reviews makes it apparent that they are horrible. I have been living at one of their properties (Shannon Hills) for almost 2 years. In that time I have experienced carpet beetles, mold, and a fire. Yesterday was when the fire happened and my unit had so much smoke (considering it was my neighbor) that I am having terrible headaches. Since I am not staying in the unit while I am waiting for the smoke to clear, I have asked for them to prorate my rent. The leasing manager (Crystal) responded so unprofessionally. She is constantly rude and unprofessional. One time I came into the office to find her extremely intoxicated with cigarette buts and empty bottles laying all over the office. She has terrible review on google and yet she has no repercussions for her actions.
