I signed a lease through Greentree and moved into my unit in Noe Valley in mid-February. Since then, the experience has been underwhelming and frustrating.

About six weeks after I moved in, Greentree notified tenants of a 6-month construction project (at minimum) to redo all the balconies in the building. This has caused near-constant weekday construction noise and a complete loss of airflow and natural light from my primary window, which is now sealed under tarp.

I sent a respectful email to Greentree to raise concerns about not being informed of this major disruption before signing my lease. I never received a reply. The phone number goes to a customer representative who advises you to send an email, and I don't know the phone number or full name of my property manager at all. They do everything they can to keep you in the dark, it seems.

In addition, day-before notices of water shut-offs have happened multiple times since move-in, and the transition to an AI assistant for tenant communication has made it harder to resolve concerns in a timely, human way.

It’s been disappointing to experience this level of disconnection and lack of accountability. I would advise future tenants to consider properties where the management is more considerate to their tenants, and treats them like humans (better yet, consider renting from a human and not a management company).

From other Google reviews here this seems to be how Greentree treats all their properties and all their tenants.

Wanda Brown, the RM at 2128 Van Ness, welcomed me with a generous move-in care package including chairs and a side table to hold me over until I got furniture, tissues, toilet paper, paper towels, and dish washer detergent. Also trash bags. This was super kind and made a world of a difference not having to get all these things immediately after moving in. Wanda is kind and friendly and answered all the questions I had. She also goes above and beyond ensuring our packages make it to our apartments and communicates well. I'm very glad to have had her during my move in and have her as our RM.

I signed a lease with Greentree-managed unit in Noe Valley in February, and it quickly turned into one of the most frustrating rental experiences I’ve had.

Not long after move-in, a major construction project started—something I was never told about beforehand— that is supposed to last the next 6 MONTHS. Since then, my home has been wrapped in tarp, my main back sliding door sealed off, my patio completely inaccessible, and the sound of drilling, hammering, and loud communication from construction workers starts most weekdays by 8 a.m. The noise level makes it nearly impossible to take calls or focus, and I work from home. When I raised this, I was casually told to work from a café—as if that’s a viable solution.

Privacy is also gone. Construction workers are literally feet from my windows all day, able to see into my living space whenever I open the blinds. And to top it off, my back door—an emergency exit—is blocked by plastic, large wooden planks, and scaffolding. I can’t open it at all. This is a huge safety issue, but nothing has been done to address it.

Communication is just as frustrating. There’s no clear contact for a property manager, calls go to a generic line, and emails are routinely ignored. Instead, you’re funneled to an AI assistant that can’t address real problems.

This experience has made it clear how little regard Greentree has for its tenants. I would strongly urge anyone considering one of their properties to think twice—especially if you work from home or expect basic transparency and safety from your landlord.

If you like poorly maintained, poorly managed and downright disgusting buildings to live in, you’ve found the right place! If you also find value in zero follow through with enforcement of complaints on horrible tenants, you’ve found the perfect place.

Next to Greystar, Greentree is one of the biggest slum lords in SF

Oh and the pictures are of a sewage backup Greentree left to sit for days at a time at the 825 Pine apartments. This is a regular occurrence. Health department has them on notice.

I wish I could give Greentree Property Management zero stars. Living here for just over a year has been an exercise in frustration, discomfort, and constant disappointment.

The elevator has been out of service for months. Yes, they send updates—but nothing actually gets fixed. The walls are paper thin. I can hear my neighbors snore, sneeze, and even use the bathroom. It’s like living in a dorm with zero privacy.

They overcharge without explanation and are oddly quick to issue warnings—no investigation, no communication, just assumptions. It honestly feels like they enjoy policing tenants, especially if you’re Black. The treatment isn’t just different—it’s targeted.

I reported persistent, triggering clicking sounds from a neighbor’s unit. They brushed it off and blamed the heater. They “fixed” the heater, but the clicking never stopped. Either they lied or just didn’t care.

And to top it off, there’s been a loud industrial filter running in my unit for four months—and it’s still here. Installed due to flooding they caused, it’s made the space uncomfortable and hard to live in.

Greentree is more than incompetent—they’re deplorable. Stay far, far away.

Horrible experience here. First got flood and mold poisoning in first apartment there. It took days and days for them to help after flood. Next apartment I was in had sewage problems and a heat issue, the heater was always too hot. Other apartments in the building had these issues. I was wrongfully charged late fees on top of this. Tons of checks going missing when I paid rent. This was such a problem I had to send certified mail because they would get checks and act like they didn’t receive them. On top of all this, when I moved out, they over charged me for rent, and all the payments I made the last month do not show up on the move out report so they scammed me and stole my money. They are criminal and slumlords. They said they would give me 90 days to pay the fake balance they made up but actually took me to collections even though I responded within hours to their email. A shady place that takes advantage of veterans and those on section 8. Avoid at all costs!

Greentree alerted us on April 2, after we had paid our April rent, that there would be construction ongoing from April 7 (5 days notice) until OCTOBER 17 (over 6 months). This construction was deemed legally required because the balconies were so structurally damaged that they were extremely unsafe.

Not only did they let the building get to this level of decay (they do not care for their buildings or units), but now we, as the tenants, have to suffer through scaffolding, the complete blockage of our patio and emergency egress while I am recovering from ACL surgery, the complete blockage of natural light to our unit, construction work M-F from 8am-5pm (they said they were being kind for not allowing construction from 7am-7pm but the construction workers I spoke with said they don't even work those hours), and so much debris that we cannot open our windows for our safety. When mentioned that we work from home, they told us the unit is "not an office" (so many renters in SF work from home, so if you work from home, DO NOT RENT FROM THEM).

When petitioned for a rent decrease, they said that we were still responsible for the entirety of the nearly 4k rent. They were unwilling to do anything besides give us a space to put our balcony furniture "free of charge" (note: legally required). This company is unethical, does not care about tenants, and has some of the least compassionate customer service I have ever encountered. Please never rent from this company.

Property management has been pretty on top of things unlike previous buildings I've lived in. I have been living at a GreenTree managed building for a year and was contacted on my anniversary by Lucas who helped renew my lease. He was able to help and secure a new lease
