Update: Very happy with maintenance staff. They are friendly and follow up on all inquires and just awesome up keep of community grounds. I consistently see Shawn attending to the appearance and cleanliness of the property.

It’s also good to know that there is an active presence from staff on a regular basis.

I’ve been living at Green Villas in Franklin Park for three and a half years, and I truly love the community. Nicole at the office is always professional and available to address any concerns promptly.

Shaw consistently goes above and beyond with maintenance, keeping the development looking its best. Every morning, you can find him around the trash and recycle area, ensuring it’s clean and organized, even when others don’t break down boxes as instructed. At the clubhouse, he’s always checking the gym area, making sure wipes are available for cleaning the machines. He’s always friendly, helpful, and greets everyone with a smile.

When I was pregnant, he would see me walking towards the trash and always stop to offer help, always with a warm smile. His kindness and respect truly stand out. Their dedication enhances the living experience here. Highly recommend Premier Development for their exceptional team and community care.

My fiance and I have lived here for a year now and have loved it! The units are very large and it's overall a very quiet community. It's also dog friendly and you can't beat the location to Princeton.

We had one small issue while here and Marc and Nicole remedied it. You can tell they care about the community and the tenants.

Overall it's a fantastic place to live and we have really enjoyed it!

This place is a great place to live for the price, space, location and amenities. I would recommend anyone to live here if they are ok with the Karens/ Parking police ( as another resident stated). If you do not own an animal be prepared to smell animal in your unit. Also, upon moving in you are given a sheet to fill out to ensure your unit is up to par. Be sure to turn it in. I sent pictures instead and inquired about it a few days later to only be told to see what maintenance can do about it. Unfortunately, those things never got taken care of. Other than that, great place! Also, Carlos explains the tasks do them right and is very nice. He gets 5stars.

I lived at Green Hill Manor for several years, and I’d like to offer an honest perspective before you decide to rent here.

While the rent may initially seem reasonable for the space, expect annual increases. After your initial 12- or 13-month lease, depending on your contract, be aware that if you choose to renew, additional fees may be added and terms altered, despite being a loyal renter. This can feel like an unfair tactic to take advantage of long-term tenants.

The individual responsible for conducting the final inspection appears unfamiliar with the lease terms and may attempt to impose unjustified charges. If you challenge these charges, the situation often turns into a negotiation, which is an unprofessional practice, especially for a company of this size.

Parking is unassigned, which was not an issue for me personally, but there is a resident who has appointed herself as the unofficial “parking police.” This can become quite frustrating, especially when she leaves notes on cars—even those with valid parking stickers. Unfortunately, confronting her is not an option, as the main office fails to address the problem.

Noise is a major issue here. The soundproofing between apartments is inadequate, and you’ll hear everything from neighbors, including conversations and even private activities from upstairs units, which can be extremely disruptive. I often had to resort to wearing noise-cancelling headphones just to block out the constant noise.

The pool also leaves much to be desired, as there are rarely lifeguards on duty. Additionally, the trash situation is poorly managed, with bins frequently overflowing, resulting in litter scattered throughout the complex.

Considering all of these recurring issues, I would recommend exercising caution before committing to rent at Green Hill Manor.
