Moving in on 02/14. Ms. Sharis made it so easy. She went over all of the information needed in the lease. She went over all the fees that will be included in the monthly ledger. So far no complaints with the experience.

This place had red flags waving before move in.

We were supposed to move in at the beginning of July 2023. I called weeks in advance to check the progress of their ā€œfull renovationā€ because I wanted to actually see the unit before we moved in. They said they still hadn’t had anyone in to work on it up to A WEEK before our original move in date. When I originally asked for an estimate of when it would be ready I kept being told that we would be notified when the unit was done. This was unacceptable as we had already given our previous landlord notice and we even told them as much. Thankfully, our previous leasing office was understanding and let us stay the extra half month we were made to wait for this unit to be ready.

Next, we noticed that the ā€œfull renovationā€ was actually more of just a repaint of everything. The paint on the cabinets in the bathroom started peeling because it wasn’t even sealed, the steam from the shower soaked into it and essentially started stripping it within the first month. The only thing we could really tell was completely redone was the trim and paint on the front door because I actually had to remind them they hadn’t finished it completely after we moved in.

We were also promised a new counter for the kitchen that never arrived. Their website also claims that WiFi is included in the rent. Not once has it ever been listed on our account ledger and we’ve been paying Charter directly this entire time.

We also lived next to neighbors with no regard for the ā€œquiet hoursā€ that we were informed of upon move in. There were nights where there were loud thuds against the walls, music blaring, and kids screaming well past midnight. Management was notified via email multiple times but did not respond once. I had to personally walk into the office to make sure they weren’t ignoring my emails. I was told the main manager would handle it. The neighbors never really quieted down.

There is also the issue that we constantly had random people walking through our FENCED IN back yard. Management’s solution to this was to tell us we could purchase locks with OUR money to put on the gates if we gave them keys. We decided not to because one of the gates was busted and we were informed early on that they didn’t have anyone to work on the fences and gates.

In addition to this, the tub in the full bath upstairs wasn’t calked properly. Management and maintenance were notified multiple times about the water that would leak from the tub into the laundry room below.

The weekend before Memorial Day our downstairs half bathroom flooded multiple times. This company claims to have a 24 hour maintenance team. What they really mean is they have a call center that runs 24 hours and that no one will be out to handle anything until business hours for the office resume the next day. They had to come out multiple times to attempt to fix this over the course of a week.

The maintenance crew didn’t even bother to attempt to do any cleaning other than shop vac and mop the floor even though the water visibly soaked into the closet doors in the hall and the baseboards. They didn’t even attempt to clean under the washer and dryer in the laundry room across the hall where soiled toilet paper was allowed to dry and stick to the floor beneath the machines and mold ended up accumulating on the baseboards behind it.

All of this and they decided to deduct $70 from our $250 deposit for damaged blinds when they were given a total of $600 (250 for security deposit, 350 for a non-refundable pet deposit).

Long story short: these people don’t care about what situation you’re in or take good care of their properties. Don’t expect them to answer your emails because for some reason they always avoid putting anything in writing. Almost every time I’ve needed to get a hold of them, they’re nowhere to be found. You’re better off spending your money elsewhere.

I’ve lived here for 3 years and I have had a great experience. I moved into my unit without viewing it first, as I was moving from out of state. I have had a few maintenance issues since then, which have been repaired in a timely fashion by friendly maintenance guys. Even when my AC went out, they provided a window unit the same day while waiting for a part. I have not seen a roach or mouse since moving into my unit. Crickets do get into the unit on occasion, but nothing to the point of an infestation or a serious problem. The staff has always been kind, even when I needed to make arrangements to pay the rent later than the 5th.

The neighborhood can be busy at times, but I have rarely heard a gunshot or any serious crime concerns since moving here. The neighborhood is patrolled regularly by Shiloh PD. I have never had a concern with a break-in or vandalism. I do get the occasional ā€œding dong ditchā€ from children in the neighborhood, but kids will be kids anywhere you go. I work from home, and have no issues with noise from the neighbors.

I put 4 stars only because they have increased my rent $100 each year, with no renovations or upgrades done to the unit to warrant the increase. Other than that, my experience has been great living here.

If you’re thinking about renting here, I hope you see this review first.
I would be putting zero stars if I could.
From day one I had problems with this place, so much so I only stayed for a week (I left in a week and told them that, but they still charged me for the weekend even though none of my things were there). The first day I was there I noticed loads of trash sitting outside the apartment across from me. Management told me they told them to get rid of it so I didn’t think anything of it, until night came. That’s when I noticed it was absolutely covered in roaches of all sizes and millions of babies coming out from the wood as well as, all over the stair case/ walls/ doors. These apartments are infested with roaches and the most the management would do about it was spray. I’m not an exterminator, but you’re not going to get an entire building full of roaches completely gone by just spraying. Especially considering after talking to neighbors, this has been going on for a long time. I had cameras set up all around my place, for my own safety, and caught on those cameras was their ā€œexterminatorā€ running out from the apartment across from me checking her body for roaches, saying she did all she could do (all they did was spray, they were maybe in there 5/10 mins). As well as my cameras caught the person who was staying there scooping up piles full of roaches and throwing them everywhere, in the grass, on the people below my apartments front door, asking them if they wanted to see her ā€œlittle friendsā€. She also made sure to leave me some on my balcony/porch. I have plenty of videos and photos to prove it, those of which I showed management and they didn’t do anything about. She would also dig through the dumpsters and collect piles of trash in her little basket and leave it right in between our apartments to which created more roaches to come. This is just ONE of the problems that is going on. I’ve also heard some horror stories about the people who had lived there before and about the people who still lived there across from me. They would empty themselves on their porch onto the wood and floor below, so everything was covered in urine (no clue why they did this). Heard they also did it around children and nobody seemed to do anything to stop it. The times I heard people had gone to the police for problematic activities, the police would tell the tenants one thing and write a report for another. Not sure what fishy stuff is going on there, nor will I be diving into it, but this is your warning, I wouldn’t trust the police force to protect you in this area. It’s absolutely astonishing they are asking for $1000 a month for these apartments considering these circumstances. The apartment building should have never passed inspection, because I’ve lived in some horrible places, but never have I seen roaches this bad. It should not have ever been up for lease until they got the apartments under control, and no matter how much they try to gaslight you, they definitely knew the apartments had roaches because they had gutted the roach infested things from the apartment below me and left them on the front porch/ lawn for a couple days, spreading the roaches further through the building. News flash, gutting a few things from only one apartment and then leaving them outside, isn’t going to fix the problem, it makes it worse. The entire place needs redone, or at least, a professional exterminator to take care of it. I even offered to get my own to solve the problem of the entire place, and they refused, I wonder why. It won’t let me add more but I promise there is more to be said. I pray nobody else has to endure the same experience I had here.
