I cannot say enough wonderful things about Grand Welcome and their above-and-beyond customer service! During my stay, I accidentally left my wallet behind. Not only did Fay quickly find it, but they went out of their way to contact me and ensure it was safely returned. They even mailed it back promptly, with everything intact, including all my cards, cash, and pearl earrings.

This kind of integrity and care is rare and truly speaks to the kind of company grand welcome is. The house had a stunning view and was spotless. If you’re looking for a place to stay in San Diego with spectacular hospitality, look no further. Highly recommend!

I stayed at an VRBO in Solana Beach to celebrate my 40th birthday and it was absolutely amazing! Fay and Thaier amazing team duo by the way, made my stay feel extremely welcoming and were always available if I had any questions/comments/concerns. This condo exceeded my expectations! The view was absolutely beautiful, I felt like I was in heaven! Fay and her team are the most caring and carry the outmost professionalism. Extremely reliable and you can tell they are committed to their mission in providing an exceptional vacation getaway experience. Very compassionate and understanding. I will definitely be contacting them again, and I just feel that I was meant to find the Kinayas for my future vacations adventures! Grand Welcome is a nightmare and does not care about the health and safety of guests.

I rented a property in Oceanside through VRBO for three weeks while my home is undergoing repairs. When I arrived, I told Faye it smelled musty like mildew and mold and that my son was starting to cough. She said no one had complained before and suggested I open the windows. She said the reviews speak for themselves. I told myself we’d be out of there soon and tried to make the best of it.

On the fourth night, I went up to the top floor after hearing noise. It leads to a rooftop patio. When I stepped on top landing, cold water seeped up from the carpet. Then I noticed the black mold on the wall and baseboards. The wall and inside of the door were damp to the touch. My son had a deep cough and congestion by this time. I left the next day.

Despite sending photos, I’ve been told my claims have no merit. Despite VRBO saying this is a health and safety issue covered by their VRBO guarantee, the company refuses to issue a full refund. This is my insurance money for temporary housing. My home is still not ready for me to move back in. What they are doing is inhumane.

This was the third property I stayed at. It was the most expensive and least comfortable, along with being uninhabitable. The drapes and furniture in one bedroom were filthy with dust and cobwebs.

My child got glasses out of the cabinet and filled them with water from the fridge. After we drank out of them, we saw all the dirt and sand in them.

There’s a fire alarm directly outside the bathroom with the bigger shower that goes off due to steam from shower. There’s no fans in either bathroom. The bathroom with larger shower doesn’t have any space for toiletries.

There’s not a lot of room to fully unpack, so you’re just digging through bags and suitcases. Limited functionality.

No garage door opener was provided. Parking directions were not clear. Check-in information was not sent in advance.

No laundry basket provided to take laundry up and down two flights of stairs.

After having clean and comfortable places to stay the last few months, this experience took me by surprise, especially the fact they are calling me a liar about the mold and don’t care that they made my child sick as they hold onto my insurance housing money, putting me at risk of being homeless. I don’t understand how money is more important than the health and safety of people, especially my child who has disabilities. Faye seemed nice, but she went radio silent with the mold and refund issue. I’ve been dealing with three or four people from their office saying there was a thorough investigation done, presumably by Faye since she went to the property immediately after I left. I have to keep calling VRBO. I ask for a copy of the report done by professionals, and I get nothing. This experience has been a complete nightmare.

Fay and her team have been managing my home in Carlsbad for the last two months, and I've been blown away by how well they treat my home. Her care and commitment to quality really shows up in how she set up the listing, how she prepares the listing for every guest, and in the reviews that we get after the guests check out.

One thing that wasn't immediately clear to me is Grand Welcome's role in the partnership. From what I can tell, they are the corporate office, and Fay and team are on the ground actually taking care of the home. Grand Welcome was a little frustrating at onboarding time because of their slow and unhelpful responses, as well as extra fees charged to guests that wasn't immediately made clear to me.

Those are the only minor issues I can think of. Otherwise, it's been a great experience working with this team so far, and I'm excited to continue working with them!

Thaier and Fay manage our property and we are so grateful!! They are exactly what an owner would want and expect out of a management company. Not only are they professional, they communicate very well and update/alert me to any issues with the guests, they know how to handle all situations and approach me with solutions. They really instill confidence in the owner that their property is truly being looked after and cared for. They are not some regular/ordinary management company. The more time we spend with them, we realize how far they go for our guests. We have only 5 star reviews on our property because of the constant dedication to the guest to give them that unique experience they are searching for. The experience where things are hassle free, someone who they can depend/call on if any issues, and communicate in a manner that . Prime example, our entrance lock was having issues initially and they dropped what they were doing and were on site right away to resolve the issue. Our guest view them as family because of their efforts that are beyond what anyone would expect. It has been a true blessing to know Fay and Thaier!
