To say that this was the best property manager I have dealt with would be an understatement. My wife and I found a property through Grand Reality just a few days before Christmas. Zach worked with us even from across the country setting up our rental and the best part about this property manager is that they will respond, accommodate, and be of service to you any day of the week. They have their own insurance which was very convenient. We were one of the first tenants to use one of their new softwares and it went very well and was easy and stressless to navigate. The home we rented was immaculate. Towards the end of our stay, we had to make an aggressively fast move across the country and the team at Grand Reality worked with me to make the smoothest transition possible even though I had only 3 days to move. They take pride in their homes and service. You can tell that Grand Reality is managed really well.

If I ever make it back in the area; which is likely, I will be coming back! Thank you so much for everything that you have done to help my family.

Was a tenant for them for 4 years and they did a great job staying on top of everything. Any maintenance requests were usually responded to immediately or scheduled as soon as possible. They also had regular home inspections to make sure there were no leaks, air filters were changed and there were no issues not already reported. These were usually very non-intrusive and quick. If I were ever to rent out a property I would definitely trust them as the property manager to keep both the tenant and the home owner satisfied.

If you are thinking of renting any property with Grand Realty, I strongly recommend finding somewhere else.

To start, you will have to pay for a background check before even viewing the property. They do not offer any breaks for AD military personnel, who make up a majority of their clientele.
Additionally, they will do inspections of your house. Never in my several years of renting have I had to get my house inspected. It gave me college dorm vibes. They’ll either come to your house or make you take pictures and upload them to an app.
When you pay rent, they charge you $1 extra per month for a “convenience” fee from their software platform. Tenants are also subscribed to this bogus management program (piñata) that you have to pay an extra $50 month for services that have no value. For example, the air filters they provide can be purchased at a much lower price at Lowe’s.
When you move out, you have to pay for both a carpet clean and full move out clean.

Bottom line, they treat you like children and have a lot of fees that are hidden until you’re already committed to the place. I’m sure owners love it but as a tenant there are much better places to rent from (especially if your AD, the treatment is astonishing).

If I could give more than 5 stars I would! My experience with Grand Realty started a few years ago when I moved to Florida and they were the Property Management company for the place I rented. I had excellent service during that time. When I decided to purchase a home they were my choice of a real estate company based on my rental experience with them. They patiently worked with me until I found just the house I wanted. They always looked after my interests in the process of acquiring my home. I could not have been with a better real estate company. I highly recommend Grand Realty for anyone looking for a place to call home!
