Sam did not do his job, especially when my tenant moved out. It cost me money and damage to my property.

First, the tenant had asked to extend his lease by one month when he was moving out. In an attempt to compromise I agreed to half the month. Sam did not collect the extra last month's rent up front. I didn't realize that should have been done (but I'm not the property manager, I'm not experienced in these things which is why I hired someone). He should have known. I realize in hindsight that the tenant's plan had been to extend his stay without paying (and was trying to keep all of his security deposit) while stealing and damaging the property.

Second, and one of the most obvious issues of Sam not doing his job is that Sam did not go to the property in person when the tenant vacated. He did not do a walk through either before or after the move out. The tenant moved out and stole items (like the smoke detectors...all of them!) and damaged things...left the sprinkler box unplugged so the plants would die etc. Luckily I live in the area. I went to the property a week later and discovered the smoke detectors gone and other issues. Sam had no idea and it had been like that for a week! Needless to say I was furious.

The following weeks workers were over to clean and repair the place. I would check up on things as I could no longer trust Sam. The workers left for the day and in the evening I found the thermostat had been set to 50 degrees and the A/C was left blasting with no one there! They did terrible work and didn't clean the place properly.

Sam was just collecting money and doing nothing. I cannot recommend this business if you value your property and want a good property manager!
